We are a mid-sized brokerage that offers outsized support. At Bramlett Partners, we partner with agents who are smart, motivated, reasonable, and who always put their clients’ best interest first. “Culture” gets thrown around a lot and is a bit of a buzzword. We don’t treat it that way. Our culture is what drives our success. Because we’ve grown so slowly, we’ve been able to nurture and grow a culture that we all absolutely love. Marketing Automation

Marketing is the life blood of real estate. We recognized this early on and have made massive efforts in our own marketing and in automating our agents’ marketing efforts. When you have solid marketing running in the background, business seems to fall from the sky.

Company Lead Opportunities

We generate a very high volume of “warm to hot”, high quality, inbound leads. These come by way of inbound phone calls, webform contact requests, web chats, and property inquiries. These potential clients have generally read about us online, are impressed with our reputation, are pre-sold, and are often pre-qualified. We consider company leads “opportunities” that are available for you if/when you want or need them.

Online Reputation Management

Our agents’ strong online presence isn’t an accident. Our close out process includes updating your Zillow profile for you so that your most recent sales (and your sale count) are always visible online. Review requests to your client are also automated and come from both you and the broker, which gives you the highest likelihood of a 5-star review after closing. The net result is that your social media presence will be much stronger 6 months from now than it is today.

Newsletters

We send Austin real estate focused newsletters on your behalf (from you) to your SOI, current clients, and leads. Most real estate newsletters have lukewarm content and are deleted without being opened. Our custom newsletters are compelling, topical, and extremely well received. New agents almost always comment on new business they’ve received from their current SOI as a result of our newsletters.

Social Media

The easiest way to remind your SOI that you’re great at your job is to share recent sales and reviews on social media. We found that most agents “really need to do this” but never get around to it. So, you guessed it, we automated it! Every time you get a new 5-star review, we’ll email you an image that’s optimized for Instagram & Facebook. We do the same for Just Listed, Under Contract, Sold, and Sold - Buyer Rep events. All you have to do is long press and share!

Sphere Nurture

For years, we heard from agents that they “really should do more with my SOI.” Your Sphere of Influence is the most consistent source of new business, but most agents don’t have a system in place to stay in touch with their SOI. We launched our SOI Nurture Program in 2019, which puts this on auto-pilot for you. It includes neighborhood market updates, newsletters, a home anniversary gift, and a high value birthday gift. It’s effective on its own, and even more effective when you sprinkle in personal emails and phone calls.

Graphic Design

You probably have your own great marketing ideas and we’re here to help with that! Our in house graphic design team is available to put together custom web images, mailers, yard signs, and more. We take a pretty laid back approach to this asset and just ask that everyone respect each others’ time and requests. (There’s not any corporate red tape here!)

Transaction Support Services

Our transaction support services were created out of necessity. Top-producing agents can’t produce at a high volume unless they have help with listing coordination tasks, courier services, and contract to close. We solve these problems for you.

Listing Coordination ($350)

It’s incredibly satisfying to win a listing, turn in your listing agreement, and watch everything run on auto-pilot while you manage the client relationship and provide strategic advice. Our listing coordinator takes care of everything from scheduling photos to taking the listing live, and everything in between. Because the service is used on every “house listing”, we’re constantly innovating and improving the process, which is automatically rolled out to every agent.

Contract to Close ($150)

Contract to Close should run in the background and make sure that everything is humming, which is exactly what we do. Our CTC services run a very detailed checklist to make sure that every “i” is dotted and “t” is crossed. Compliance is a breeze because you’re just providing documents when CTC can’t find them on their own. One of the most important jobs of CTC is “smoke spotting” to notify you of any potential fires.

Courier Services by SignOtter

Our Listing Coordination and CTC work together seamlessly with Sign Otter to manage your sign and lockbox inventory and make sure everything gets to and from your listings when it needs to. Your time is incredibly valuable and low level runner tasks should be offloaded so that you can win more business or spend more time recharging.

Customer Relationship Management (CRM)

FollowUpBoss.com is the best real estate specific CRM in the world. We were one of the earliest paying customers at FUB in 2012 and are currently a “super user”. At its most basic level, FollowUpBoss helps you make sure that you, well, follow up with everyone. As you dig in, you’ll find that it has every feature you could possibly imagine in a CRM: Lead monitoring, categorization, tagging, batch mailing, auto-emails, texting, call tagging, & more. FUB comes with world class support & training.

Proprietary Client Portal

In 2021, we tackled the impossible: We rebuilt Matrix and heavily integrated our system with our CRM. Our agents have the same powerful search tools that Matrix provides that allow them to create defined and accurate searches for their clients. The client experience is vastly superior to Matrix and clients prefer our Client Portal to Matrix, Zillow, and Redfin. By tightly integrating it all with FollowUpBoss, we get powerful insights into every client’s activity so that we know exactly who to follow up with.

Sphere Nurture

Your Sphere of Influence (SOI) is your best and most reliable source of business. Our proprietary Sphere Nurture app tracks and reminds you of important events for your SOI. Birthdays, closing anniversaries, kids’ names / ages / birthdays, and even pets’ info! You receive monthly, weekly, and daily email alerts for upcoming events, gifts, and social media links. Automate gifting with our tagging system or personalize gifts through batching and reports. Show your clients love and watch your business grow!

Cross Platform Behavior Tracking

Your clients and leads interact with your emails, property searches, CMAs, and text messages. Our system tracks their behavior and consolidates it in our CRM so that you can efficiently prioritize your follow up. You’ll always know who’s opening, clicking, favoriting, and viewing anything you send, which allows you to contact them at just the right time and provide superior service.

Internal Company Guide

It probably comes as no surprise that we’ve built up a great knowledge base over the years. When someone asks a great question, we document the question & the answer so that others can benefit. This has turned into a fantastic, searchable wiki & knowledge base. 2012 - Founding Year

Bramlett Residential was founded with Eric as the sole producing associate. Stated a goal of “massive  individual  production” with a second associate  joining later that year.

2013 - First Staff Hire

2014 - Recognition

Eric wins the Austin Business Journal RRE for the first time.  Third associate joins.

2017 - Top Honors

Bramlett Residential wins #1 in ABJ RRE for mid-sized teams. The stated goal shifts to “increase team/brokerage production.” 7 total producing associates.

2018 - Cultural Milestones

Bramlett Residential wins #1 in the ABJ RRE for large teams. Most importantly, we publish our Culture  Code and establish our goal of,  “Happy agents. Happy staff. Happy clients.”

2019 - Strategic Focus

Bramlett Residential stops submitting for any awards as a team. Brokerage growth comes into focus.

2020 - Expansion Goals

Brokerage growth becomes a stated goal.  18 total agents.

2021 - Leadership Expansion

The first manager is hired.  28 agents by year end.

2023 - Growth & Refinement

74 agents by year end.  “Hire the top 10% and coach up to the top 1%.”

2024 - Current Success

100+ agents is achieved while maintaining strict standards.  Re-branded to Bramlett Partners.

KISS Commission Structure

No Monthly Fees

(Seriously)

Monthly fees are a money grab and allow brokerages to profit from low producing agents. We don’t work with low producers, so we don’t need to charge monthly fees. This generally saves agents $4,000 to $6,000 per year in junk fees.

50% Commission on Company Leads

($0 Fees)

We produce great leads and could certainly try to take more than 50% on company deals. We’ve found that great agents don’t want to work for less than 50%. Since we only work with great agents, we keep a fair 50/50 split on our great leads.

Personal Production

Graduated Commission Structure

As agents become top producers, they naturally begin looking for better splits. We want to retain our top producers and encourage our up-and-comers to become top producers. We accomplish this by offering a 3-tier graduated commission structure that rewards agents as they produce more. The best part? You can graduate to a higher tier, but you can’t be demoted.

Tier I: Under $10M in Annual Production

If you produced less than $10M in personal production in the previous calendar year, then your split is 80/20 on the first $5M in personal production and 95/5 on everything $5M and beyond.

Tier II: $10M+ in Annual Production

If you produced more than $10M in personal production in the previous calendar year, then your split is 90/10 on the first $10M in personal production and 95/5 on everything $10M and beyond.

*All production is based on GCI. The examples above are on a 3% sales commission.

Team Production

No Monthly Fees

For the same reasons that we don't charge individual agents monthly fees, we have also eliminated monthly fees for teams. All of our services, tech, and support are included in your team's split.

Commission Split & Cap

Your team will graduate to a 95% commission split with no fees after certain levels of production. Your team split starts at 90/10 (with no fees) every year on January 1 and graduates to 95/5. If you're a team of 2, you graduate to 95/5 at $15M in production. A team of 3 graduates to 95/5 at $20M production. Every additional team member adds an additional $5M in production to reach the 95/5 threshold.

Personal Transactions

We recognize and encourage agents to personally buy and sell real estate. We also recognize that sales with immediate family are special. Every agent at Bramlett is allowed up to 5 personal transactions per year with only a $250 admin fee.
