First Time Home Buyer

My wife and I relocated to Austin from the east coast and didn't know a realtor in town, so looked online. We called a few different people and really seemed to click with Eric. He knows Austin very well, which is what we really cared about, since we knew little about the various Austin neighborhoods. Our search took us from Tarrytown, to Barton Hills, to Highland Park, to NW Hills, and we finally settled on Westlake. Well, we didn't really settle on Westlake before deciding on the house, but we found the house that fit us the best in Westlake.

We didn't move to Austin before buying, so it should have been a stressful process, but it wasn't. Eric was a big part of this. He always returned calls and emails promptly, and he never seemed put out when we had any long distance requests (going by the house to see if a certain size couch would fit comes to mind). He was great helping us negotiate the purchase price, attended the inspection for us, helped us with repairs, and met with us all morning for the walk through and closing.

I will definitely use Eric again for any real estate services in Austin. I highly recommend him to any buyer or seller.

Eric is simply excellent at his craft. We were first-time home buyers and my fiancé and I found Eric extremely responsive (an incredibly important trait when house hunting) and 100% honest throughout the entire process. He never pushed us in one direction and took into account the feedback we had on each house. Those notes paid off on just our second trip out with him when we found the perfect house for us. Eric was our second realtor and was recommended to us. The difference between our first realtor and Eric was night and day. His knowledge of the local area was off the charts and we felt confident in his advice. Once we were under contract, there were some bumps in the road caused by the builder, but Eric fought for us the entire time and got the builder to give some concessions.

Eric also sold our condo in South Austin. He helped with the staging and photography and was able to get us a cash offer well-above asking price in under one week. Eric is very hardworking and we would recommend him to anyone.

Eric worked with my girlfriend and I to purchase our first home in Austin, TX in March 2014. We found Eric based on his outstanding online reviews and after being less than satisfied with our first realtor. After speaking with Eric via phone and seeing the quality and detail of follow-up he provided, we knew he was the Realtor for us. We were first time homebuyers, trying to find the perfect home in a terrible buyer's market (very high demand and very low inventory). From day 1, Eric listened to what we wanted, explained to us what we could reasonably expect and why, was very patient as we narrowed down what we wanted and went out of his way to help us find the perfect home.

Eric or his assistant Bailey were always available to show us homes within 1 day of us requesting to see a home (often same-day!) which was necessary due to the current Austin market where most of the homes we were interested in were being listed and sold within 1-3 days. Because this was our first home and represented such a huge purchase for us, we were very picky and Eric and Bailey showed us a lot of homes before we found the perfect one. Eric helped us successfully navigate through (and avoid) a number of over-priced homes and other bad situations that we would have likely fallen victim to without Eric's guidance. Eric was all that we could have asked for in a Realtor and a whole lot more. He was always eager and able to educate us on topics from expected home appraisal values to financing options/lenders to quality contractors and advice on structuring our offers to be competitive in multiple-offer situations and through the entire process, never once made us feel rushed or pressured us to make a decision. He constantly reminded us that despite all of the metrics, we ultimately had to buy a home that 'felt right' to us.

We will definitely be using Eric and Bramlett Realty to prepare and sell our town-home and while we have already successfully referred some of our friends to Eric, we will certainly refer additional friends to Eric over the coming months and years. Thank you Eric and Bailey!!!

My girlfriend and I worked with Eric to find our first house. Eric was able to position our offer correctly and we won out over other competing offers. Our lender turned out to be a nightmare, but Eric was able to keep the seller engaged through multiple extensions to our close. Couldn't have been more impressed and happy with Eric's professionalism and empathy throughout what turned out to be a pretty stressful process due to our lender. I'd recommend Eric to anyone.

Our experience with Eric and Bailey was fantastic! This was our first home purchase and we were buying from out of state. We had tons of questions and a lot of items to juggle with the relocation. I just want to say that it was an absolute pleasure to work with Kristin while purchasing our first home. She was especially great with her communication and her availability was outstanding. Anytime we needed help with something or had questions, she was very prompt in following up and made sure we understood what was going on every step of the way.
As we were set to close on July 10th, there was an unfortunate mis-hap and a leak during repairs. Therefore, our closing date was pushed back to July 27th. Yet, even through that very stressful time period, Kristin was there to help us keep everything on track.
She was able to help organize repairs, stay in touch with the agent and seller, and follow up with us constantly as well. Talk about multi-tasking! Not to mention, we obviously aren't her only clients, so that really shows how dedicated she is to everyone.
I can't wait to get the word out, refer as many people as possible, and hopefully work with her again in the future on our next home search!

I just worked with Eric to buy my first house. I interviewed a few brokers before deciding to go with Eric. I decided to go with Eric because he didnt waste time trying to sell himself but instead demonstrated his expertise by clearly articulating the pros and cons of properties/ neighborhoods i was considering and directly answering the many questions I had. Eric's expertise in remodeling homes was also handy because he was able to give me estimates on what it would cost to change specific features on the properties we looked at. All in all I am very happy with my desicion to work with Eric because he consistently delivered great customer service and acted with integrity.

Kristin was amazing throughout the entire process. We are recommending Kristin to all of our friends and family and will be calling her when we sell our home down the road. She was patient, knowledgeable, responsive, both kind and aggressive when necessary, and easy to work with. I was taking 14 hours of grad school classes and working full time and my husband works 7-7 Monday through Saturday. Kristin was very flexible and understanding of our work schedule. We were also first-time homebuyers. She took the time to define all of the lingo, answer any questions we had, and made us feel comfortable throughout the process. She never made us feel bad for not knowing things and never made us feel pressured to do anything. She took a lot of stress off our shoulders and helped us understand all aspects of the process, whether it was the loan or the home inspection report. We had the pleasure of working with Bailey throughout the entire process, and she made everything run so smoothly!
