Nancy Guilloteau, PhD

With a distinguished career as a professor and researcher at the University of Texas spanning over 26 years, Nancy brings unparalleled expertise, care, and analytical insight to her work in real estate. Originally from Baton Rouge, Louisiana, Nancy came to Austin in 1986 to attend UT and fell in love with the city’s vibrant energy and outdoor lifestyle. She stayed to earn her MA and PhD in French Linguistics, and ultimately became the French Language Program Director at UT in 2006. Today, she balances her full-time role at the university with her thriving career in real estate.

Nancy’s passion for real estate began early, inspired by the architecture of her Louisiana roots and the experience of renovating four homes in central Austin with her husband of 29 years, Franck. When she became an empty nester, she embraced the opportunity to pursue real estate and hasn’t looked back. Known for her client-centered approach, Nancy combines her academic background with her love of people, offering a unique ability to educate her clients, analyze market data, and guide them through the buying or selling process with care and precision. For Nancy, real estate is about more than transactions—it’s about building trust and meaningful connections.

Outside of work, Nancy enjoys spending time with Franck and their two daughters, Audrey and Camille. Whether rowing with her competitive team at Texas Rowing Center, walking the Town Lake Trail with their sassy Havanese, Beauregard, or sharing a table of amazing food with family and friends, she loves the sense of community that defines Austin.

Why is it important to you to partner with a local brokerage?

I appreciate that a local brokerage offers direct access to my broker, who is always available and open to communication. At Bramlett Partners, my opinion matters, and the leadership fosters an environment of collaboration and flexibility. The hands-on support, one-on-one coaching, and data-driven marketing tailored to the Austin market ensure that I can provide the best possible service to my clients.

What is your favorite local spot and why?

Town Lake is by far my favorite local spot. Since my days as a UT undergrad, it has been my go-to destination for fresh air, serene views, and tailored workouts. Whether power walking with friends or rowing with my competitive team at Texas Rowing Center, Town Lake offers an unbeatable combination of tranquility and activity.

Is there a local cause that is important to you?

Malachi’s Message Foundation is close to my heart, as my family has faced the challenges of mold illness firsthand due to my daughters’ extreme environmental sensitivities. This organization raises awareness about mold illness and provides resources to families navigating the complexities of recovery. Their mission of rebuilding health and hope for those affected is one I deeply support.
