Our Reviews
Hesper was very professional and had our best interests at heart more than just her commission. She spent time reviewing listings my daughter found on Zillow and came up with a condensed list of great possibilities. In the end, I changed my mind about a house I thought was prettier and newer than the place I had originally wanted. She recommended a super inspector, IJack. He was very thorough and with his information and Hesper's guidance we as a family will be very happy here.
I’ve worked with JC for years, he’s the best realtor I’ve ever worked with. His attention to detail, genuine concern for his clients, and his ability to stand beside you if issues arise is incomparable. We moved out of the Austin area and have yet to find a man like him! Thank you JC for the ease of working with you and the genuine friendship you’ve given me! I will recommend him to anyone!!
JC Adams was an invaluable partner in the purchase of my new home in Sun City, Texas. From construction and design negotiations to inspections, vendor coordination, and working with designers, JC was by my side every step of the way. He also played a key role in helping me secure a rental home during the construction period.
JC is professional, responsive, knowledgeable, and consistently exceeds expectations to assist his clients. At 67 years old, I have bought and sold many homes, and I can confidently say that JC is the best real estate professional with whom I have worked. He is the only realtor I would recommend to family and friends.
Anyone who chooses to work with JC Adams can expect a smooth, well-managed experience—even when challenges arise. He handles everything with expertise and care. Simply put, he is exceptional.
Will was truly wonderful in showing us homes. Over a period of three days we saw at least 10 homes which led us to finding the one house we decided we could raise a family in. We’re very grateful to Will for his knowledge and experience in the area.
Yolanda Johnson was an excellent realtor, as a first time home buyer she really helped me understand what all goes into the process of buying a home and find the right home for me. She answered all my questions and showed me several houses in an efficient and timely manner, I will be recommending her to anyone who is looking for a home and would definitely reach out to her again in the future.
We’ve had the pleasure of working with J.C. to both buy and sell two homes, and we truly can’t imagine going through the process with anyone else.
He brought not only deep knowledge of the market, but also incredible negotiation skills, thoughtful advice, and unwavering emotional support during what can be a very stressful time. Whether we were preparing to sell or searching for the right home, J.C. was always one step ahead—anticipating our needs, advocating for our best interests, and making sure we felt confident in every decision.
We always felt like a priority, never rushed or pressured—just genuinely supported by someone who cared as much as we did about the outcome.
It’s rare to find a realtor who combines professionalism, strategy, and heart so seamlessly. We’re endlessly grateful for his guidance through two major transitions—and even more grateful to call him a friend.
Thank you, J.C., for everything!
Highly recommend working with JC! I’ve worked with him three times—twice to buy a house and once to find great renters—and all 3 experiences were great. He’s thorough, knowledgeable, and generous with his time. I really appreciated that he was willing to view a ton of different options and always offered honest, practical advice. Plus, he’s got a great sense of humor, which made the process much more enjoyable!
We have partnered with Bramlett for many years, and can’t speak highly enough about the agents at Bramlett. Extremely professional, excellent communication, and unmatched market knowledge. We trust Bramlett completely with our real estate deals!!
Great atmosphere, ensured our home buying experience went smoothly and enjoyable. Always helpful and there to answer questions we had and even answered questions we hadn't reached yet.
Dina took the time to find us the right house in the location we wanted and in our budget. We highly recommend her if you are looking for an agent that will work hard to find you the right property.
I recently sold a property, and Robin Deshotel made it happen and made it happen fast! If you're looking for a real pro who gets the job done, give her a call.
Becky was AMAZING! She got our home SOLD and truly went above and beyond from start to finish. We would HIGHLY recommend her and would work with her again if we had to get another home bought or sold. I have already recommended her to a friend and will continue to do so! Get this woman a raise!!! She DESERVES it! You're the best Becky! Forever thankful for everything you have done and for the amazing human you are!
Yolanda created a great atmosphere, ensured our home buying experience went smoothly and enjoyable. Always helpful and there to answer questions we had and even answered questions we hadn't reach yet.
Will Mackintosh was exceptional to work with and he smoothened my entire selling process. He has a great team who are courteous, responsive and methodical throughout the process. I am glad that after interviewing close to half a dozen realtors, Will / Bramlett turned out to be the best! They ensured that I maximize my net proceeds whilst setting the right expectations on the market trends. Will Mac took exceptional care to keep me calm & composed through this nerve recking process, negotiated hard and was available after hours / weekends to clarify all questions. Overall Amazing experience, and will recommend Will & Bramlett Partners to anyone looking for a realtor.
We had an incredible experience selling our home in Austin with the help of Crystal Hirst. She is so detail-oriented and prompt, and communication with her is so easy. She kept us in the loop and we liked her strategies. She also made it easy for us even though we had already moved to a different city -- she set up lawn care and appliance appointments for us. We would highly recommend working with Crystal!
I worked with Trey at Bramlett Partners to sell my home and had an outstanding experience. As a first-time home seller, I really appreciated his expertise and consistent communication throughout the entire process. I would gladly work with him again and highly recommend Bramlett Partners for all your real estate needs!
I can’t recommend Simon Vand with Bramlett enough. He helped me find a rental six years ago, and when I was ready to buy my first home, I didn’t even consider working with anyone else.
Simon made the entire home-buying experience smooth and stress-free. He was always quick to respond, patient with all my questions, and incredibly flexible with my schedule—even if that meant late-night showings and text messages. What really impressed me was how well he got to know my preferences. After just a few viewings, he started noticing things I liked or disliked before I even mentioned them.
When it came time to make an offer, Simon guided me through the strategy with confidence. He negotiated an excellent deal—under asking price and with seller credits—which I wouldn’t have gone for on my own. I trusted his experience, and it absolutely paid off.
As a first-time buyer, I felt supported and informed every step of the way. Simon truly looks out for his clients, and I’m so grateful to have had him in my corner.
JC has always been phenomenal to work with and has been one of the best real estate professionals I have ever dealt with. He is effective as well as efficient in everything he does, he will not waste a moment of your time.
We have partnered with JC for multiple transactions over the last 13 years and are never disappointed. He is always in constant communication both day or night.
We have not found a better agent to work with in the Greater Austin/SA area.
Kevin McCord was excellent to work with. We had a unique situation where a house that checked all of our boxes came up on Zillow. I wasn't working with a realtor and got Kevin's name as a referral from a co-worker. I was in Minnesota at the time and couldn't view the house - Kevin went over immediately and created a video walk-through of the house. His expertise and willingness to work outside the norms allowed us to confidently put an offer in on a home we didn't even look at in person! He helped all the way through closing on the home. Thank you, Kevin!
Bramlett is more than just real estate home sales. We had a family member recommend Yolanda Johnson and we could not have been happier with our experience.
Yolanda was a true professional and she took pride in her work. I think most people think of real estate agents as professionals selling homes. We specifically needed helping buy unimproved-ish land and we had no idea what we were doing.
As we progressed through the land buying process, we had a lot of questions for Yolanda. She took on every question as if it were an opportunity to invest her time and give a thoughtful response. I think most people expect the basic response of, "this is usually what this means" when real estate agents explain a difficult or complex topic that a buyer may be concerned about. In reality, every situation has a unique set of details influencing and altering the outcome of a topic. Sometimes there may be an easy explanation or conclusion to your concern, and sometimes it may be more complicated depending on the scenario. Yolanda's approach is simple, invest time in the client for the best possible outcome and everyone benefits.
Truly, she was a delight to work with. There was no pushing or Jedi mind tricks when it came to negotiating. We always spoke openly and directly about offer expectations during sales.
Best of luck to all of you, but my advice is to stack the cards in your favor. Avoid luck and go with a sure thing.
Annette was a great help in selling my condo. I lived in another city, and she was able to help me find tradespeople for a few renovations that helped the condo sell quick.
Kevin Wilhelm is the BEST agent in Austin! Kevin always goes above and beyond for his clients! If your not represented by Kevin, you don't have the BEST! He not only helped me locate and buy a house, but sell one, as well. Both experiences were amazing!
THANKS KEVIN!
So thankful I met Jesse Schaeffer! He was very thorough, precise, and patient. From the start, he sat down with us and walked us through market results so we had an idea of what to expect in the areas we were interested in purchasing; Information I'd never received from a realtor before. He sent organized, detailed homes listing each specification that we were undecided on, in each area we were interested in. Made it so much easier to narrow down exactly what where we wanted to purchase. To add to it, he drove more than an hour each way to help us. Once we decided on a home, he was a strong, competent negotiator. I firmly believe we ended up with a great value on our new home! My Wife and I are beyond happy with our new home. Not a single regret. Thanks Jesse.
Nancy Winston with Bramlett was such a joy to work with! Nancy helped us both buy and sell in a really tough market. We didn't make it easy with a very limited timeline and small geographic preference for buying, but her knowledge, experience, and calming demeanor made it a smooth process. She helped keep me calm, helped us to set realistic expectations, and everything worked out smoothly and efficiently for both our sale and purchase. I am so grateful for her professionalism through the entire process. I would work with her again in a heartbeat (though no desire to move again anytime soon--haha!) and highly recommend her!
Becky Welch was an incredible real estate agent who made buying my first home in Austin a smooth and stress-free experience. She was responsive, honest, and deeply knowledgeable about the local market, guiding me every step of the way. I couldn’t have asked for a better advocate—highly recommend working with her.
We had a fantastic experience working with Nancy Guilloteau and can’t recommend her highly enough! From start to finish, she was incredibly sweet, patient, and always available—whether it was late at night, early in the morning, or even on weekends. Her dedication and responsiveness made the whole process so much smoother and less stressful for us.
She connected us with excellent vendors to help get the house ready for the market, and the staging team she brought in did an absolutely amazing job—our home looked beautiful, and we truly believe that helped us stand out. Thanks to all her efforts, we received a great offer in just 5 days, at a time when the average home was sitting on the market for over 60 days!
Even after the sale, I still call her whenever I have questions, and she’s always more than willing to help.
And something that meant a lot to us—our kids absolutely loved her, and she loved them right back. She made our whole family feel seen, supported, and cared for throughout the process.
If you’re looking for someone who truly goes above and beyond, makes the entire experience easier, and gets real results, she’s the one. We’re so grateful for everything she did to help us sell our home quickly and successfully.
Hesper helped my husband and I sell our existing house and buy a new one. She did a great job for us and I would highly recommend her. She is highly prepared and did a great job negotiating for our new home.
Hesper does her homework! Advance listings and schedules that made our trip into Waco from California like a well oiled machine! The attention to detail and her ability to zero in on our needs garnered us a wonderful house at an amazing price. My first buying experience and her first sale in Waco. Couldn't have gone smoother!
I highly recommend Hesper Cordero. She is just AMAIZING! She always was on the top of things doing everything she could to make our sale very smooth and easy. She is very professional and her responsiveness is incredible. We had our house on the market for only a week and she presented three offers to us in a very short period of time. If I move back to Waco, I would definitely contact her.
Kiel was amazing to work with! He walked us through everything, explained anything we didn't understand, and he is is just a great guy to work with. As a first time home buyer, his knowledge was invaluable. 10/10 would recommend!
It was great working with Kiel. He understood what we really wanted in a home. When it came to the process of the contract, it was obvious how knowledgeable he was. He did exactly what we wanted while giving great advice.
Kiel was referred to me by a friend, and we were so pleased with his services. He jumped in and guided us through the entire process, made himself readily available for us during the whole process, checked in with us via text every step of the way, and provided any and all information we requested. As a first time home buyer, I was not totally familiar with the process. Kiel helped me through the lending process, walk through inspection and closing procedures. It was such a pleasure to work with him, and we look forward to hiring him again when we purchase our next property.
Carson did a phenomenal job with the sell of our previous home and purchase of our new home. We had the old house sold with plenty of time and Carson helped us work out a lease back with the new buyers as we transitioned to the new home. Everything went very smooth. Highly recommend!
My wife and I cannot say enough good things about our realtor, Barrett Sandefur. It was our first time selling a home and Barrett walked us through it, making it completely painless. Barrett was exceptionally good at keeping us informed of what was happening, what are options were, and really anticipating any questions we might have. Without a doubt we have found our realtor and realty company for our next move.
Carson helped my fiancé and I buy our first home and went above and beyond with his service. From the beginning of the process, he explained everything that was going on and was always sharing updates and info with us. He was able to talk our builder into adding a few more amenities to close the sale and they agreed! Overall, Carson was great to work with and we would highly recommend him anytime!
We just purchased our first home, and Eric made the whole process extremely easy. We had a pretty definite idea of the location and style that we wanted. After our first day looking at houses with him, Eric seemed to really understand our tastes and was able to significantly narrow the field for us and help us find the perfect house.
Despite being a busy season for him, he typically responded to emails and phone calls within an hour, often within minutes. (And, trust us, we had a lot of questions being first time home buyers.)
Since we were looking at mostly older homes that required fundamental repairs, Eric was also tremendously helpful in helping us gauge the additional money that we would need after closing (and thus how to negotiate a purchase price). To that end, he plugged us into a seemingly neverending network of electricians, plumbers, foundation repair people, general contractors, etc., which made getting started on the "fixing upping" relatively painless. He even personally called some contractors on our behalf when we had a mortgage insurance glitch and got someone out to do the work on short notice on the Saturday afternoon before Easter!
So if you're in the market for a real estate agent, we think you can't go wrong by giving Eric a call!
Eric worked with my us for over a year before we found our home. I guess we were a little on the picky side, not sure how many houses Eric showed us over the course of the year but it was quite a few! Eric had us set up to get notices every morning based on our neighborhood preferences, price ranges, etc., and whenever we saw something pop up that we liked we called or emailed him and he would get it set up right away. Overall we found him extremely accessible, friendly, professional, and patient.
On a random Friday night in Feb, 2012 at about 11 PM we were going through our email for the day and we found it. The house had just been listed and given the state of the Central Austin market we knew it would not last long. We emailed Eric and crossed our fingers that we could get in that Saturday. The next morning Eric had the appointment set up. Although we loved the house we had several questions. Eric did an excellent job working with the other agent, getting our questions answered so we could put an offer in that day, and helping us structure our offer so we could make it as attractive as possible. Long story short the offer went in that day, and the sellers accepted the following day. Eric also helped us negotiate a quick closing and was very helpful between offer and closing with getting us access to the house for measurements, appointments, inspections, etc. We closed in March, 2012!
My wife and I have been working with Eric for over a year (yes, a year)...he's THAT patient. Our previous realtor was more like a pushy car salesman, which adds an additional layer of stress to such an important decision. Eric has patiently shown us multiple houses and understands what we're looking for. We still have yet to buy one, but I guarantee you when we do, it'll be with Eric. Would highly recommend him to anyone, especially first-time buyers.
Eric helped me purchase a house in Allandale in 2006 and sell the same property in 2009, which was a tough market. He advised me on which improvements to make to the property prior to selling, and referred his contractors to me to help make the improvements, who were all great to work. He did a great job helping me buy the property, a great job helping me sell the property, and I would recommend him to anyone interested in buying or selling in Austin.
I moved to Austin from Salt Lake City in late 2011 for a new job. I knew I wanted to purchase, but didn't want to buy until I felt comfortable with the city. Being close to restaurants, concerts, etc was important to me, and central Austin is a lot to wrap your head around, if you're not familiar with it. Eric did a great job explaining the different neighborhoods, and showing me properties in pretty much every central neighborhood that fit my price range. He was patient, available, and professional. I settled on East Austin and found a place I wanted in June. At this point, there were a lot of properties with multiple offers going under contract in the first couple of days. The house I wanted was only 1 day on the market, and there were other agents showing it when we viewed it first. Eric helped me put together an offer that the seller accepted without offering over asking price, and without waiting to see if other offers would come in. We offered them extremely attractive terms (they were pregnant and we gave them a seller lease back to help with the move) and they accepted immediately, and even threw in the fridge! When we had the property inspected, there were minor issues to be expected, and we were able to negotiate a credit for a couple of items that I wanted fixed. At the end of the day, I couldn't be happier with my house, and with Eric's performance. I will happily recommend him to anyone I know searching for a home.
I met Eric in 2006 when I helped him publish a real estate magazine he used to advertise listings. We became friends after that and hit the lake pretty regularly. I referred friends and family to him and he always did a great job. So, when it was time for me to finally buy, it was an easy decision to ask him to help me out. I've always lived downtown, but wanted a place with a yard, so we looked in 78704 and East Austin. At the end of the day, I really liked how East Austin felt, and what I could buy over there. We looked for about 6 months and made offers on a couple of places I wasn't that excited about, but I finally found "the one" and we contracted it. The transaction wasn't very tricky - there weren't any "gotchas" that people always talk about. Eric was probably a big part of that, but I guess I wouldn't know. At the end of the day, I couldn't be happier with his performance. There's not much more you can ask for in an agent.
The Good:
:: he's a local who knows the neighborhoods. he's lived here for some time and knows what will best fit your needs and preferences!
:: he is super nice, friendly, patient, and knowledgeable
:: he will be honest with you about listings. we came to eric with some listings we found independently that we wanted to look at or that we found from our automated MLS listings he set up for us, and he would indulge us but most importantly, he told us his opinions about the house and our preferences and how they might not be a match
:: he isn't out about just selling you a house. he wants to make sure you get into a house you really like that is in your budget. that's terrific! lots of other realtors are focused on the commission only. eric is focused on making everyone happy on their big purchase.
:: he's very informative and knowledgeable. we came out of looking at houses with him with a lot more knowledge and insight than when we started the whole process. we learned about a plethora of things and also picked up some inside tips along the way!
:: he answered all of our correspondence in a timely fashion
:: he kept us in the loop throughout the process of closing on our house
The Bad:
:: none
The Ugly:
:: none
Would I use Eric again? Absolutely. Hopefully I'm not moving anytime soon, but if I have to, I know who I'll be calling to help me get on my way to a new house.
This guy is IN.
Eric recently helped my husband and I find our new house in Austin. It was a daunting task since we were not familiar with the neighborhoods or the market, and therefore plunking down a significant chunk of our savings made us very uneasy. Luckily Eric was very knowledgeable and completely understanding of all our needs and concerns. We loved his easygoing style but also had complete confidence and trust in his ability to negotiate and get the deal done. Eric was very professional throughout the entire process-he explained every step of the way, educated us on the different parts of town, and answered questions/addressed concerns in a prompt and comprehensive manner. Eric also got to know what we liked. He encouraged us to see as many houses as we wanted in order to ensure we felt confident about our purchase. After many months when we finally viewed the house we ended up buying, we knew it was the one for us. Cliché perhaps, but accurate. In a nutshell, Eric will give you his opinions (and sound advice) but allow you make the decision for yourself. Along the way he will be your strongest advocate and work hard to get the deal done. Eric was a pleasure to work with and I highly recommend him.
We have had wonderful experiences working with Eric, both as the buyers and the sellers. After helping us sell our last property (at a very fair price) in Hyde Park, we signed a lease to rent while we decided on the neighborhood we ultimately wanted to end up in. Eric was so patient with us, and we never felt any pressure to hurry up and decide. I felt like we were constantly changing our minds, and had him showing us (and our small child) houses all over Austin! We finally decided to buy an old house in Tarry Town and tear it down to build new. We knew we had to be quick when anything came up. Eric was so brilliant with the terms of the contract he suggested we put together. We ended up beating over 10 other offers (some of them were all cash, but we were not) and we got the house! He was always available to answer any questions, and ease our concerns when we had any doubt. I especially appreciate his quick responses to call/emails and his professionalism when dealing with the other agents. He is great!
My wife and I relocated to Austin from the east coast and didn't know a realtor in town, so looked online. We called a few different people and really seemed to click with Eric. He knows Austin very well, which is what we really cared about, since we knew little about the various Austin neighborhoods. Our search took us from Tarrytown, to Barton Hills, to Highland Park, to NW Hills, and we finally settled on Westlake. Well, we didn't really settle on Westlake before deciding on the house, but we found the house that fit us the best in Westlake.
We didn't move to Austin before buying, so it should have been a stressful process, but it wasn't. Eric was a big part of this. He always returned calls and emails promptly, and he never seemed put out when we had any long distance requests (going by the house to see if a certain size couch would fit comes to mind). He was great helping us negotiate the purchase price, attended the inspection for us, helped us with repairs, and met with us all morning for the walk through and closing.
I will definitely use Eric again for any real estate services in Austin. I highly recommend him to any buyer or seller.
