We bought our first house with Bramlett and then when it was time to sell it we decided to go with them again. We weren't able to be in Austin while our home was on the market and Will was awesome in making sure things went as smoothly as possible. We didn't have to do much, they took care of everything. We received constant updates and when it came time to finally sign the papers they scheduled a notary to come to our new home in Florida. I met Ryan Spencer through a friend. From the beginning of the process of looking to rent a house, Ryan was such a help. I had my real estate license for many years before I let it go because it just wasn't for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I've dealt with a lot of them.
Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn't a salesman in the least. He's an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. So, he chose to give me solid advice rather than try to earn a $19k higher paycheck. That says a lot about him, and that's why I trust him.
Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I've seen Eric in action on property sales, and he's just as organized and efficient on sale transactions.
Eric is the cream of the crop. If you already have someone you like, do yourself a favor and call Eric to see how he compares. If you don't have someone in the industry that you like, you won't go wrong just calling him and going with him.
I worked with Craig McGuire and couldn't have been happier with the experience. It took around 4 months from when I first got in touch with Craig until I was serious about making an offer and he was patient and not at all pushy. He was always prompt in answering my questions via email or text, even when asking during evening hours and on weekends. Craig offered sound advice on strategies for making offers and what to ask for during the negotiations. When I reached out to Bramlett via the online contact tool, I had already spoken with several realtors in the Austin area. My inquiries were met with lackluster responses, likely because my husband and I didn't plan to purchase for several months. But when I contacted Bramlett Partners at 10pm on a weeknight, Tara called me first thing the next morning. She encouraged us to visit Austin soon, since we are relocating from Dallas, to get an idea of the neighborhoods and market.
During this exploratory trip, we felt no pressure to buy ahead of our schedule. She gave us a great overview of central Austin neighborhoods and helped us narrow down the best areas for us.
As we watched desirable properties sell in 1-2 days in our ideal neighborhood, my husband and I decided to offer on properties earlier than we planned. Tara helped us construct desirable offers that won the deal two-out-of-three times in multiple offer situations.
We offered and were accepted on a property that we expected to have some foundation problems. Tara arranged for multiple foundation repair experts to evaluate the property before the inspection and send estimates. When it turned out that the foundation was very severely damaged, we were able to walk away before the inspection, saving us the additional expense. I never felt pressured to continue with a purchase that turned out to require more than I felt comfortable taking on; in fact, Tara made sure that I knew exactly how much of a project it would be.
We are now under contract for our second property, past the option period, and closing is right around the corner. We are very pleased that we are ending up in our ideal neighborhood and in a house we love.

They are super organized, efficient and very knowledgable about the hose buying/selling process. Eric had all the answers to all of our questions. At times we were SHOCKED at the PROMPTNESS of his responses. Eric is also more than willing to answer the 100+ questions that you may have and never seems annoyed. Will Mackintosh at Bramlett Partners helped my wife and I sell our first home in April, and we were completely clueless to begin with. We met him the first time in our home, and he immediately put us at ease. Any questions/concerns that we had during the process were immediately answered, and all issues that arrived were solved by Will in prompt fashion. There was not a single thing I would have changed. I had the pleasure of working again with Eric directly to sell my condo in December 2019, and I'm pleased to report that Eric did a phenomenal job in making sure that my condo sold quickly and above list--in one of the slowest months of the year.

- He's built a customized software setup to stay proactive and ensure that no detail is missed in the complex staging process
- He isn't helping you by himself; he has a small army of assistants that make sure every logistical detail happens with minimal effort.
To give you an idea of how easy he made things, I was on a cruise right before my house listed, and he was even able to help arrange a make ready service and cleaning service in my absence. You might even say I felt I could put things on cruise control with him in charge.

I was very lucky to work with Tara McGuire.
This was my first time buying a property in the U.S. Tara was fantastic! She is super professional and she cares. We would visit properties and she would give me the pros/cons of each place like if she were going to live there. Her feedback was very honest and on point. Also, I asked her for recommendations (insurance broker, mortgage broker, etc) and everyone she suggested was a good referral. Tara knows the Austin market very very well, that helped because I knew what I wanted but didn't have the market knowledge.
Months after my closing, the developer hadn't complied with everything they offered. I reached out to Tara and she helped me solved the problem with the developer. So she will go the extra mile for you.
Now, I am working with her to buy my second property. The amount of value she brings is huge so I would only work with Tara while I live in Austin.
I just want to reiterate what an excellent job Eric did selling our house. I've sold houses in the past and the agents have always just given blanket advice, snapped some pics, listed the house, and waited. My experience with Eric was so much better. You can tell he knows what he's doing and has listed and sold a lot of houses. His stager gave us a very thorough consultation, we spent a week or so preparing the house, and he sent in an awesome photographer. The listing looked phenomenal. We had an offer within a couple of days, but it wasn't full price. Eric helped us negotiate it up to full price (only a few thousand up, but it mattered to us!) He was always there to answer our calls. We couldn't have asked for more.
We engaged Eric Bramlett to sell our Austin property after a previous agent not only failed to sell the property for more than a year but also made a huge mess of everything (including the property). Eric sold the property in less than 3 months.
Being out of the state ourselves, we relied on Eric heavily in overseeing the property as well as the sale process. Eric was consistently responsive to our every request, including some that aren't strictly his responsibilities as our realtor. For example, he found a contractor to do repairs on the house, coordinated with our landscaper on taking care of the lawn, and sent people to check on the house when the neighborhood was flooded. Eric handled every problem and crisis promptly and competently.
I've known Eric for a number of years. When I moved to San Diego, I decided it was time to sell my house in Lake Pointe. Since I wasn't in Austin, Eric was instrumental in preparing the property for market. He did a great job with that, and a phenomenal job marketing it. Eric and team helped us purchase our home in Austin while we were living across the country. The 4 days we flew in (with 3 kids) to look at homes, he went above and beyond educating us on the area and showing us almost 20 different homes. Never losing patience with us...or our children! We found our home and put in an offer while waiting in the Austin airport for our flight back east! A friend of mine who had a successful experience with Eric recommended him to me. I had no experience in real estate as I was about to buy my first home. So I was very unsure about the right direction but with Eric's help, I soon began to learn about my options. I found Eric when I was relocating from San Francisco to Austin. I knew I wanted to live really central, but I wasn't sure which neighborhood I would like the most or what I could afford, as it seems like things can vary quite a bit within a few miles. He has a strong knowledge of the real estate market and its trends. We spoke to several realtors before we hired him. However, it was clear that he knew exactly how to price and present our house to get the best possible price without unnecessary updates and modifications. The house has been very well maintained, and he knew exactly how to showcase its value, rather than relying on superficial staging.
Second, Eric is very efficient without being at all pushy. When issues arise, he promptly gives a thorough explanation of all of the options, and offers a clear recommendation. He also did a very good job of protecting our interest while being fair to the buyer throughout the process even though they were represented by another realtor. This was important to us because we wanted to buyer to feel good about their purchase long after the closing.
Third, Eric is always available. On the rare occasion that he was not immediately available, is not available in matter of hours at most. He regularly offered to be available at nights, weekends, and during the holidays. This was very helpful in making us feel comfortable throughout the entire process.
Overall we could not have had a better experience in selling our home.

Not to mention, he's just a really cool guy. House hunting can get draining but it helps when your agent is down to earth and can crack a joke or two :)
I would say the 3 most important qualities in your realtor is that they are honest, knowledgeable and engaged. Eric and his team hit the mark on all points and we'll be using them again for any future purchases/sales.
I hired Eric because he is a straight up professional and clearly better than the three other agents I interviewed.
Eric uses data. He has a project plan. He works with good people. Every contact was professional and a pleasure and NEVER a waste of time.
If you expect people to do their jobs well, you won't be disappointed.
