Tara McGuire of Bramlett Realty handled the sale of my father's house after his passing. She endured a six months wait while the garage and storeroom were emptied out. Due to the nature of the property (old house - prime location) she advised we not spend on any updates and just clean up. She had a plan and carried it through. When the property was ready and before going to MLS she was already getting offers. She listed on MLS for about 5 days and received 30 offers. She presented a list of carefully evaluated offers and we chose the one $165K over the asking price. Closing was in a few days and totally painless. Thank you, Tara.
We worked with Tara McGuire who has been by far the best realtor we've ever worked with. We recently moved to Austin and had zero idea of where we should buy. Tara was incredibly patient and organized putting together a list of pros and cons on where to live based on where my husband and I were working. She is comfortable with all budget levels and goes to bat to get you the best deal. We ended up deciding to go with a new build and she went above and beyond giving us decorating advice when we went to our design appointments as well as exterior and interior add on advice. She has been a critical part to the process throughout all of the ups and downs of building a home; getting involved when things didn't go the right way. Talk about a great experience!! We were looking for a buyer's agent to help us in our UT Austin campus area condo search (we are from WA so we had one weekend to cram it all in). We checked out several realtors online reviews and decided to go with Eric Bramlett Partners Real Estate. We were connected with WILL MACKINTOSH - who is terrific to work with. He really listened to what our needs/wish list were. He forwarded us listings before we arrived in town so we could set up a "tour of listings". He knows the area/surrounding areas in depth. He gave us great unbiased input. We ended up purchasing a great Hyde Park condo at a price we were comfortable with. It went super smooth since we had to close the deal long distance. There were a few minor repairs/handyman type work that we totally knew about and Will assisted us and made sure himself that it got done professionally and promptly.

It was fantastic to work with Eric. He did a great job when we bought our house in 2009 and he did not disappoint this time around. We had several challenges with the sale of our house and he was always quick to respond and troubleshoot with us. I always felt like we were a priority and Eric was very forthcoming with his opinions, which was very helpful to us as first time sellers.

Buying a house in Austin can be be extremely difficult, and frustrating as my wife and I learned. Offers are put in, and houses are sold in a couple of days. I takes a realtor that is very patient and has a has a positive attitude to find you a house that meets your criteria in these market conditions. Will Mackintosh is that type of agent, who will stay on top of all of these things and won't give up. Will was always quick to respond to our questions and made us feel comfortable in the buying process. We would recommend Will to any of our friends that need an agent in the Austin area.

Best experience ever selling our home with Eric!!! After 3 months with another realtor during peak season with little traffic, mediocre pictures, and much frustration. We contacted Eric, after reading his high recommendations online. We liked him immediately as he is sincere, a good listener, and answered our questions honestly, with abundant knowledge. Eric is not slick, but professional and knows real estate from every angle! After listing our home with him we had more traffic during a slow season in the first month than we had in three months with our other realtor during peak time! We were lucky enough to stumble across Bramlett real estate when looking for our next home. Our home search began in late 2014 when Tara McGuire responded to an inquiry we had on a listing. She was immediately responsive, informative and really invested in helping us with the process. We were selling our first home and it was quite an emotional process that I don't think we were really ready for. She was not only insanely patient with us while we looked at home after home, but she was also very supportive in helping us get our home ready for sale so we could get the best price the market had to offer. By 2016 we were finally emotionally ready to sell and our home was on the market for only 3 days. She and her team basically had the house sold before it went on the market. The home had good bones, but was old and not updated. We had three offers the first weekend and sold the home for our dream net price. Before the house went on the market, Tara used a personalized and private website with all forms, actions needed by her team and us, and checklists to assess what had been completed and what still needed to be accomplished. Her skills are the best I have seen, and my husband and I have moved and sold several homes in our lifetime. She guided us through the process of finding a home in the area we wanted and negotiated a good price within our budget. The house needed some updating and remodeling and Lauren recommended a contractor and designer we really liked working with. She was a good source for roofer and window company as well. Lauren is results oriented and is great at keeping all the details of a real estate transaction organized and the process moving forward. In preparing our old house to sell she judiciously focused on updating and painting areas of the house that would most increase appeal and implemented well thought out landscaping ideas. The house sold readily for a good price. In the last couple of years Lauren has helped several family members buy and sell homes and we have all been very happy with the the results. Lauren Yoder is an excellent real estate agent.

I've had experience with a few different realtors over the last 10 years and have purchased both rental properties as well as my primary home. Eric helped our family with our last home and primary residence as we were looking for a new realtor at the time. We found him after reading reviews on Yelp and decided to take the chance and give him a ring.
Me and my wife liked him immediately. The thing we immediately noticed was that he didn't make assumptions or project his own biases on us. We've worked with other realtors in the past that seemed to make way too many assumptions or judgements instead of trying to understand what we were looking for. Eric was extremely patient, receptive, and down to earth without being presumptuous or pushy.
He's one of the most knowledgable people in the Austin market and that became clear pretty quickly. He's very humble, but we later found out that he's not only a realtor, but a property manager and investor in Austin. This gives Eric a ton of perspective on what makes a good investment and how to get a good deal done.

I don't have enough great things to say about Lauren Yoder as my agent. I had been searching for a house for 3 months with other agents/Zillow/RedFin/etc before I finally connected with Lauren. It was a world of difference when I started working with her. I had a very specific location, pricing, and home condition for my search, and Lauren continuously spent a ton of time and effort looking for properties that fit my criteria that were both on and off market. Her knowledge of the east side is unmatched and ultimately led to me finding my ideal home! We spent many days looking at properties, on the phone, and texting, and Lauren was very patient with me and available to answer questions and concerns at every step in the process. Her attention to detail and transparency made this a seamless process for me, which is crucial as a first time single homebuyer. She always made me feel like a priority, even though I know she's balancing many clients at a time. I don't plan to buy another home for a while, but would highly recommend Lauren to anyone I know who is!
The 3 of us bought a house in Leander TX, which Craig McGuire found for us; he was very helpful and patient with us, this was our first time buying a house as investment property, and he helped us navigate the extra challenges of getting an LLC setup while going through the whole process of bidding on and buying the house. I just want to say that it was an absolute pleasure to work with Kristin while purchasing our first home. She was especially great with her communication and her availability was outstanding. Anytime we needed help with something or had questions, she was very prompt in following up and made sure we understood what was going on every step of the way.
As we were set to close on July 10th, there was an unfortunate mis-hap and a leak during repairs. Therefore, our closing date was pushed back to July 27th. Yet, even through that very stressful time period, Kristin was there to help us keep everything on track.

I just worked with Eric to buy my first house. I interviewed a few brokers before deciding to go with Eric. Kristin was amazing throughout the entire process. We are recommending Kristin to all of our friends and family and will be calling her when we sell our home down the road. She was patient, knowledgeable, responsive, both kind and aggressive when necessary, and easy to work with. I was taking 14 hours of grad school classes and working full time and my husband works 7-7 Monday through Saturday. Kristin was very flexible and understanding of our work schedule. We were also first-time homebuyers. She took the time to define all of the lingo, answer any questions we had, and made us feel comfortable throughout the process. She never made us feel bad for not knowing things and never made us feel pressured to do anything.
