Eric sold my Austin rental home in March 2017. Highly recommended, he knows his business well. I'm an out of state owner from CA who's active in real estate in my home state. I think my real estate experience gives me insight into what most agents are lacking, and I was impressed by Eric.
Eric has strong analytical skills. He can break down issues into the underlying parts and then present you with an menu of recommended actions. I like this approach because it gives you the ability to make an informed decision on your own. There's no high pressure sales tactics; he was very patient in our discussions. He lays out the facts, gives you options with potential pros/cons, and you make your decision.
I needed someone who could handle the sale without my local presence. My sale was challenging because it was a rental with some deferred maintenance. He has a great team of local vendors and is also well versed with repairs, which furthers his understanding and ability to analyze potential situations.
Eric's goal was in line with my goals. We first listed my home in late 2016. The Austin market is very seasonally cyclical and we received several offers, but none that were high enough. Instead of pushing to close on a offer lower than what I felt was acceptable, he suggested we take the house off the market and return the following spring. Several months later we went back of the market and were able to sell my house successfully.
He is very responsive in all communications and paperwork. Typically, I would receive a response within quickly and if he was busy he would let me know when he would be free. Many agents are so busy nowadays that paperwork gets a back seat to closing deals. As the world gets more litigious, the need for complete and timely paperwork only increases. Eric's back office is well organized. His team makes good use of technology to keep everyone abreast of the current situation and make sure no small item gets left undone.

Just recently my wife and I began our search for a new home. Several of my close friends suggested Bramlett Partners so after much research I decided to call. Based on the positive online reviews, I contacted Eric and Meredith when I knew that moving to Austin was a strong possibility. Based on our travel schedule, Meredith referred us to Vicki Duran because she would be out of town. Vicki is an absolute gem. We were relocating from out of state and knew nothing about Austin. Over the course of two, 2.5 day trips, Vicki showed us close to 40 houses. We had to figure out commute, schools and budget. Over the course of a month, we were in pretty much daily contact with Vicki about houses we wanted to see, houses we wanted more info on and once we decided on a house, we were in hourly contact with her over the negotiations. Vicki is super responsive via phone, text and email. She is level-headed and good humored. She listens carefully, without judgment, and works very hard. Buying a home halfway across the country can be a very stressful situation, but we felt we were in very capable hands with Vicki. When our closing happened to fall during her family vacation, she still stayed in very close contact with us and made sure there were no last minute issues. She even brought healthy snacks for my kids to munch on in the car!
Vicki Duran was our realtor. I would like to start off by saying I have never worked with a more knowledgeable and caring person. Vicki has helped us buy a house in the past, has just helped us sell a house, and has been beyond wonderful that we have referred her to very close friends and family members. Vicki went out of her way every time we called to accommodate our needs and requests and has always answered immidiately. She is very familiar with Austin and its surrounding cities, which made the process much easier. I've taken way too long to write this review. I guess after buying a house, the last thing on your mind is writing about the process. I had a tricky home buying experience but Bailey did everything in her power to get me through it. I'm not sure if Eric paired her up with me because I was younger, not in the upper crust of home buyers, or because my area, but Bailey ended up being perfect for me. We meshed well on a personal level and that's really what you need in a realtor. She inderstood what I wanted, helped me when I found something I wanted to check out, and babies me through the paperwork. I'd definitely recommend these guys and Bailey in particular.

Six months after selling my house with him, I couldn't be happier. His team was amazing. He had two photographers come out and two staggers come out. The house sold in less than two weeks. Here is our story, we were out of state home buyers and were house hunting an investment home in Austin TX. It is a very challenging task to find a good property without having any prior knowledge about the market conditions, city, neighborhoods and schools. But Vicki made it so incredibly easy for my wife and I to find a suitable property.
She is very warm, calm and patient and really listens and understands your view points and priorities. She is extremely efficient, knowledgeable about the market, and very honest with her advice. You can trust her on the feedback she gives about each property.
We shared countless emails and phone conversations prior traveling to Austin and later spend a total three full days with her, visiting 20 to 25 different properties all around Austin. She planned our schedule to visit each property, lining up a precise list of properties. She even handed us printed pics and details about each property we visited beforehand. She scouted every property and provided correct property details and information about the neighborhood, schools and surrounding areas. This helped us a lot to filter out properties, as she provided feedback on each property along with their pros n cons, taking away all our stress and making it a very easy decision for us at the end.
We were very impressed by the way she handled each appointment to all the properties on the list. She also recommended us a great lender and a terrific property manager to manage the property for us.
Since we closed the house remotely, Vicki took care of a number of significant tasks on our behalf, we would have otherwise had to fly out to Austin again to do those.

Eric and I have known each other for about 9 years now as he has helped me find tenants for my investment home in Austin, TX. I was finally ready to sell the house this past year and I knew he was the right person for the job. He literally found me a buyer and we opened escrow within a week. The whole paperwork was seamless as everything is done on a portal with virtual signatures and I received a direct deposit with my proceeds within 30 days. Eric has helped me with my rental property in Austin for a little over 3 years now. When I called him, I had an uncooperative tenant who claimed there were a number of necessary repairs. Eric helped get her out, brought in some trustworthy vendors, and got it in shape to list for sale or lease. Unfortunately, we've not been able to sell during this time because there are a number of foreclosures in the neighborhood, but Eric has helped me find good tenants both times we've listed for sale and then realized we can't get the price we need. Eric is always extremely responsive & professional. I can't even count all the numerous texts, emails and phone calls we've exchanged. I can't recommend Eric enough. My wife and I recently sold our house under time constraints, to move to a new city. Not an easy task. Eric and his team had our house on the market and sold in weeks. Will has helped my family purchase two homes (as well as selling one) over the course of three years. We worked with Tara McGuire at Eric Bramlett to sell our home in Travis Heights. Tara has a very honest and direct approach both with her clients and with other agents. She has a great sense of what improvements need to be made to make a home appeal to buyers. Her expertise about what are normal expectations when negotiating with buyers was pivotal in our sale, as well.

I reached out to several real estate companies when I was considering buying a house in Austin. Bailey was the one that responded to my email to Bramlett Partners and from the get-go she was awesome: warm, attentive and helpful. The response was very different from the generic replies I got from other RE companies.
My husband and I are from out of town so all of the initial search was done online. Bailey asked questions to try and tailor the search to what we were looking for and helped us narrow down some areas/neighborhoods to focus on.
When we finally got to visit Austin for an exploratory trip, Bailey drove us all around town while giving us an introduction and the low-down of each neighborhood. We viewed a couple houses, and through this entire process she pointed out details we would have normally missed (e.g. how to tell if the foundation was recently redone) and information that only locals would know. She was super patient with us, and her local knowledge and insight is invaluable. On top of that, she is just super sweet and fun to hang out with.

My husband and I used Will Mackintosh for both selling our home when we moved out of state and then purchasing a new home when we decided to move back. We have had bad experiences in the past with realtors, however, Will helped restore our faith. He was personable, knowledgeable and went above and beyond so many times I lost count. Eric has been a great help for me with my central Austin property for a number of years. His expert knowledge of the area has been extremely helpful for me in evaluating the best use of the house, including whether to rent it, how much to rent it for, whether to develop it into multi-family condos, etc. The property is in Barton Hills, so finding its highest & best use wasn't cut & dry. I've been approached by developers who want to build condos & I have a tenant who wants to stay in the property. Without Eric, I wouldn't know what either scenario would really look like, but through his guidance I've been able to develop a long term strategy that best fits my goals. I've turned to Eric to help determine the fair market value of the property in its current condition, what it would be as developed, and what its fair market rental value is. Eric has helped me put together a lease for the property and gives his honest advice on my best options. Eric is unique in that he really and truly gives you his honest opinion and good advice. I find that many people in the real estate business are out for themselves, and I don't feel that way with Eric at all. As a result, I've been able to maximize the profitability of the property. Eric sold our house in Austin this year and was a very big help. The property had been a rental for a few years so he helped us get contractors in to change out the floors, paint the house, make the yard look nice, and fix a roof leak. Eric and his team worked really efficiently and were able to get everything done in about 3 weeks. He did a great job marketing the house and helped us negotiate a good deal on the house when the market was slowing down. Kasey Gilliam is not only a great agent, she is an outstanding person. I spent three days with Kasey looking at homes all over the Austin area. She drove our family around to all of our appointments allowing us plenty of time to get to know each other and discuss the properties and areas. There was never a silent moment.

My boyfriend and I were first time home buyers, and new to the Austin area so we were a bit hesitant starting our home buying. We were set up with Tara and Andrew, and the experience was awesome! I really couldn't imagine us getting through the home buying so quickly and (relatively) stress free without them.
Both Tara and Andrew were very responsive and available whenever we had questions or wanted to check out a property. We super appreciated Tara's honesty when it came to home values. She steered us from an initial perspective house that we loved, but wasn't a great value and ultimately, we're sooo thankful that she did. We ended up finding a house a few weeks later that was better for our budget, and that we loved even more! We were considering moving from San Francisco to Austin so we took a trip out to Austin to check out the neighborhoods. Before we went, we did a bunch of research to find a good real estate agent that could show us around. We ended up with Kasey Gilliam from Bramlett Partners and she was amazing! Kasey drove us around the neighborhoods for two days straight, showed us a bunch of properties, gave us an overview of the pros and cons of different neighborhoods in Austin, and also gave us her opinion on each of the properties we saw. I was purchasing my first home and relocating to Austin from Japan. Not only did I not know the city landscape, I was really unfamiliar with real estate terms and the entire process plus I'd never had a loan in my life. This was a milestone and unchartered territory for me.
Due to a heavy travel schedule, I needed to see as many properties as possible in just two days. I briefed Vicki on my lifestyle preferences and she recommended two areas of town, then sent me listings over a two week period which we shortlisted to 31 for viewing. I thought that would be totally impossible...and I think she did too but we were up for it! Having moved 55 times, I'm lucky to know what I want and could reject places in minutes of entering the properties. We just kept going until my DREAM HOME appeared. It did on day two!!!
Vicki guided me in the negotiations, helped me understand the lending process when I just didn't know what I was doing, and followed up with the process so I wouldn't miss anything. I didn't realize everything an agent has to do. Thank goodness I was blessed with such an angel! When I say the entire process went off without a hitch, that is an understatement! It was JOYFUL and the closing was effortless. I'm so grateful to Vicki for making my homeowner dream come true!

The overall transaction went very smoothly and Kasey was in full control throughout. My wife and I are first time home buyers, which comes with a lot of anxiety, yet Kasey kept us calm and confident. - reliability - she always responded very quickly who was extremely knowledgeable and genuine (e.g. she was unafraid to say she didn't know instead of trying to fake it like I have encountered in the past). No calls or texts were ignored.
- reassuring - as first time home buyers she gave us a lot of good and salient information without overwhelming us. She always made sure we understood something before going further. She was calm throughout which gave us incredibly high confidence in her ability.
- outcome - most importantly, she delivered the outcome that we desired drove the process with few frictions making it much smoother than anticipated.
This is our first purchase so admittedly I don't have much basis for a comparison. But after reading numerous books and speaking with so many who went through this same process, it's clear Kasey provides a level of service that is among the very best.
Eric is the best Realtor in Austin! He is a really patient person because he has helped me look off and on for the past 3 years. I'm looking in different parts of central Austin and the market changes a lot and has changed a lot over time. Eric has sent over countless emails about price, condition, and neighborhood of every area I can think of because I've changed my mind so much. I can't thank him enough for sticking with me while I pick out my forever home. He has never pressured me or made me feel like I'm taking too long. Eric is a great guy and he'll work really hard for you.
My wife and I worked with Tara McGuire to buy our first home together. We started the search back in December 2018 and took six months to find the right home.
