We could not have asked for a better realtor than KASEY GILLIAM!! Kasey was incredibly proactive, knowledgeable, and highly responsive from beginning to end, even as our circumstances changed. We were only in town for a few days, making our house hunt incredibly time sensitive and to be honest, overwhelming. Kasey was able to tailor the search perfectly and her organization helped us to efficaciously make the perfect choice for our needs. One of the things we were most pleased with was her dedication to seeing the process through until the house was completely closed. We were so comfortable with her professionalism and attention to detail we felt completely at ease having her attend our final inspection and Facetime us. She was incredibly accommodating and thoughtful. Kasey even took the initiative to drive by the house on our closing date to make sure everything looked good. I don't think there is anything we could identify that she could have done better. We would recommend her to friends and family, and seek her out again if we were ever back in the market.

We worked with Vicki Duran of Eric Bramlett Partners Real Estate to buy our home in Kyle, TX. I cannot recommend her highly enough. We are new Texans, and she knows the area and its neighborhoods so well, she was able to help us pick a neighborhood that is a great fit for us. We love our house! She worked with us remotely at first, keeping us up to date on what was available and answering our endless questions. Then, when it came time to actually buy our home, she was invaluable. She helped us craft a great, successful offer on a home we love, making on-point suggestions that were greatly to our benefit. She assisted in every step of buying our home, from walkthrough to settlement, and then beyond. Her newsletter keeps us up to date on all aspects of living in the Austin area. Vicki is knowledgable, responsive and proactive, and was really a superb ally for us in our homebuying experience. Our outcome would not have been nearly as great without her. We just moved to Georgetown from DC and a friend referred us to this agency. We worked with Vicki Duran, who helped us throughout the whole process by identifying the best options for our family size, work commutes, and wish list. We had a few hiccups right before closing and Vicki advocated for us until the final signing to ensure everything went smoothly. We absolutely recommend working with Vicki and her team.

I worked with Eric to sell my home in North Central Austin. This deal was especially challenging since the property had a difficult tenant and the whole deal was conducted remotely because I live out of state.

Eric, along with the staging service and photographer, managed to get my home listed quickly - despite the tenant's best efforts - and we received multiple offers (all over asking) within two days of being on the market. We closed on time, but not without a bit of real estate drama on the way.

The drama resulted from the handyman he had hired to patch an exterior hole in the siding (pesky squirrels), and much heartburn resulted from the buyers demand for a new roof.

Be wary of he offers handyman services, hire your own contractor.

The roof-replacement worked out in the end, but I had to file an insurance claim and provide concessions to cover the deductible. Be careful about the amendment verbiage, make sure you CYA so you don't have to sweat thinking about paying for a $17k roof out of pocket!

Overall, I am pleased with Eric's services. He will get you a good price, fight for you when the buyer makes outrageous repair demands and find a solution that works for you.

We worked with Will Mackintosh to sell our home in south Austin 78745 area. Will is a great guy who communicate effectively, knowledgeable about the Austin market, and has the resources to help you in situations. No house transaction is prefect, but Will can make it the best possible, especially if you are out of state seller or buyer, he will be there for you.

Will has great resource to help you in special situation. In our transaction, after the inspection, we were surprised that the buyer claim there is a foundation issue and need a big cut in price. Will quickly connect a foundation engineering firm to verify the claim. Turns out the foundation was perfectly fine, no repair needed. Thankful for Will's fast response navigate the situation and communicate effectively with seller to save us. This is a key differentiator service between an ok realtor to a great realtor like Will.

Will always go above and beyond to do whatever it takes. I have to clear up the house for staging and picture day. My husband already moved out of state, so I cannot move the heavy stuff to our garage. Will emailed me saying- he will move the heavy stuff. There are so many other example like this that Will just so helpful.

Some realtors act like know it alls and treat you like you are some kind of an novice idiot. Not Eric. He is very respectful of your opinions and gives you his professional opinion without making you feel small in any way. Often he is right. You cannot go wrong with him. I had an absolutely wonderful experience working with Bramlett Partners to find my ideal condo. In anticipation of my move to Austin, I felt nervous that I had zero familiarity with the area. Initially thinking I would buy a condo, I reached out to Eric for assistance. Eric immediately returned my phone call and over the next few weeks spent hours breaking down for my family the need-to-know details about the different areas of Austin. Further, he put me in touch with financial experts who explained my mortgage/ financing options. When I told Eric I was better suited to instead lease a condo during my 2-year stay, he promptly connected me with his colleague Bailey Bowden who, too, was a pleasure to work with. Bailey was extremely flexible to accommodate my busy schedule, and she showed many great properties that I would have never found on my own. After I found the condo of my dreams and signed a lease, Bramlett Partners did not fall of the map. Instead, Eric and Bailey followed up to help me sort out the remaining details with my landlord's broker and also ensure my overall satisfaction with my lease. These guys are professionals who take pride in their work and genuinely care about their clients - 10/10.

Me and my wife's interactions and process with Vicki Duran went quite smoothly. This was our first time investing in a property. Vicki was extremely helpful in helping us understand the process and what all we needed to do to prepare for the closing. I guess this is probably part of her job, but it meant a lot to us. Eric defines what a Realtor should be. So much so that I've used him twice.

I first happened upon him by chance when looking to move from Orlando, FL to Austin, TX in January, 2006. He was the listing agent for a place that I was interested in renting. After chatting with him for a bit over the phone about what I was looking for, he offered to drive me around to check out a few other places as well when I arrived in Austin. I arrived and he did so, making time for me after my new job (sometimes into the evening) without hesitation. He was able to tailor our search down to my needs so we didn't waste any time in touring. Even after the first couple contracts fell through because people beat us to it, he continued to help.

When it came time to buy a home, we called Eric up again. He spent the better part of 3 months driving my then pregnant wife around to look at our personalized list of homes, including new developments that had plans that met our needs.

This was my second home I bought with Eric. Eric is someone I trust in the real estate industry, always provides me with a good understanding of the process and is straight with me about how it will work. My expectations are always met and exceeded. I find the RE business to be unstable and makes one nervous, having an amazing agent like Eric will help overcome all the concerns. We recently move to Austin from another state and came here knowing practically nothing about the area. Eric was very knowledgable in the different suburbs available and the pros and cons of each. He helped us select a neighborhood very suitable for the needs of our family. He was professional, courteous, punctual and always made himself available for phone calls and meetings. During the sale he was extremely helpful in offering advice and dealing with the negotiations that occur between buyer and seller.

Eric Bramlett helped me purchase a new construction property and was able to be very effective although I work in the oil & gas industry with limited access to personal correspondence while away for work weeks at a time. I was interested in central Austin and his insight into the different neighborhoods was invaluable. There are a lot of smaller central Austin builders and Eric knew most, if not all of them. I ended up purchasing from one of the larger builders who specialize in the area and Eric already had a relationship with them, which made the process go very smoothly.

Eric is very experienced and knowledgeable. I especially appreciated his no pressure approach. I never felt like he wanted to just "get a sale." I really trust his expertise and anyone would be very lucky to work with him.

Eric is a great realtor. He has done a terrific job in helping us find and buy our new home. He has a great network of contractors & inspectors that have made the buying process easy for us. Additionally, Eric understands the market dynamics really well and provides recommendation with both near and long term in mind, his insights make the decision making process very easy. He has been available and very responsive at all times when we needed him! We will absolutely work with him again and are huge advocates of his work.

She is a lovely human being as well which is helpful when you are dealing with stressful situations :) My husband and I loved working with her. I can't say that enough!

I had my real estate license for many years before I let it go because it just wasn't for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I've dealt with a lot of them.

Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn't a salesman in the least. He's an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. So, he chose to give me solid advice rather than try to earn a $19k higher paycheck. That says a lot about him, and that's why I trust him.

Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I've seen Eric in action on property sales, and he's just as organized and efficient on sale transactions.

Eric is the cream of the crop. If you already have someone you like, do yourself a favor and call Eric to see how he compares. If you don't have someone in the industry that you like, you won't go wrong just calling him and going with him.

Our agent Bailey Moran was an absolute godsend throughout the home buying process. With her expertise and guidance, we were able to view, offer, and win a multiple-offer listing that was on the market for only 2 days. Her area knowledge was consistently impressive throughout the process - from local schools and amenities to commuting times, she always had an answer ready. She provided invaluable guidance at every step of the way. We were first time home buyers and a little nervous throughout, and Bailey really provided the experience we depended on. She provided referrals for local lenders and home inspectors too that were invaluable. We couldn't be happier!

When I reached out to Bramlett via the online contact tool, I had already spoken with several realtors in the Austin area. My inquiries were met with lackluster responses, likely because my husband and I didn't plan to purchase for several months. But when I contacted Bramlett Partners at 10pm on a weeknight, Tara called me first thing the next morning. She encouraged us to visit Austin soon, since we are relocating from Dallas, to get an idea of the neighborhoods and market.

During this exploratory trip, we felt no pressure to buy ahead of our schedule. She gave us a great overview of central Austin neighborhoods and helped us narrow down the best areas for us.

Tara arranged for multiple foundation repair experts to evaluate the property before the inspection and send estimates. When it turned out that the foundation was very severely damaged, we were able to walk away before the inspection, saving us the additional expense. I never felt pressured to continue with a purchase that turned out to require more than I felt comfortable taking on; in fact, Tara made sure that I knew exactly how much of a project it would be.

We are now under contract for our second property, past the option period, and closing is right around the corner. We are very pleased that we are ending up in our ideal neighborhood and in a house we love.

Tara is very prompt with email and texts, and she's enthusiastic at every step. Be sure to ask her for vendor recommendations as well! She seems to know all of the best people for mortgages, insurance, and more-with the most competitive pricing.

I hope we stay in our new home for a long time, but we will definitely be using Tara for all of our real estate needs, as well as recommending her to everyone we know.

Best.Realtor.Ever. The reviews are spot on. We have had other realtors and were therefore able to quickly tell how and why Eric and his team stand out. They are super organized, efficient and very knowledgable about the hose buying/selling process. Eric had all the answers to all of our questions. At times we were SHOCKED at the PROMPTNESS of his responses. Eric is also more than willing to answer the 100+ questions that you may have and never seems annoyed. Eric was recommended to us by a friend and we would definitely like to "pay it forward" by recommending him to anyone looking for the best.

I had the pleasure of working again with Eric directly to sell my condo in December 2019, and I'm pleased to report that Eric did a phenomenal job in making sure that my condo sold quickly and above list--in one of the slowest months of the year.

Eric and his team helped set the stage for success in a number of ways, so let me list them.

• He covered a staging consultation where I was told what I needed to hear - I had way too much stuff in my place. I followed the resulting staging checklist, and I couldn't believe how much better my place looked (I intend on hiring his stager to do some consultation at my new place!)
• He hired an amazing photographer to ensure my home was framed in the best possible way
• He's built a customized software setup to stay proactive and ensure that no detail is missed in the complex staging process
• He isn't helping you by himself; he has a small army of assistants that make sure every logistical detail happens with minimal effort.

To give you an idea of how easy he made things, I was on a cruise right before my house listed, and he was even able to help arrange a make ready service and cleaning service in my absence. You might even say I felt I could put things on cruise control with him in charge.
