Lauren made this process an absolute dream! She was excellent about breaking down the complicated ins and outs of purchasing a home into small, easy to consume explanations. Things like this tend to overwhelm me and I was fully prepared to not understand a thing that was going on. We found Bramlett Partners through Yelp ourselves, after we began the process of finding a new construction builder in the Austin area. We had the pleasure of working with Bailey throughout the entire process, and she made everything run so smoothly! She was always available and quick to respond to any questions we had along the way, and she made the process as stress-free as possible!
Eric Bramlett is the bomb. Real Estate dealings are large sums of money. Don't use that relative or friend of a friend who got into real estate as a side job and only sells 1 or 2 houses a year. There is too much money at stake. Go for an agent who has the stats and the reviews to prove their worth (compare to 88 sales!). Otherwise you could leave tens of thousands of dollars on the table. I used Yelp to find this guy. He was rated the best and fortunately the business is not like construction where you have to wait in line behind all the projects that the best companies get. Because of how efficient and accessible Eric Bramlett is, you can have the best right away! I've bought 2 houses and sold one with Eric. Eric found & vetted good tenants for our rental property, and we will do that again soon. He is very smart and useful for financial insight. He brings in experts to help sell your home and maximize your assets. I've turned friends on to using Eric as well. Everyone has been thoroughly satisfied. This is the guy you want!

As a first time home buyer, I consider myself lucky to have come across Kristin and have her guide us through the process of finding and buying a home. Especially given the fact that we weren't local to the Austin area, and needed someone who was knowledgeable of the area, who we could trust, and who could also maintain a high level of communication as we went through the buying process while living out of state. She had us prepared for every step in advance, and made the process seamless and easy. From showing my wife around the area on her first visit to Austin, up to the day we closed, and beyond when we needed recommendations for things to do and see after moving in, she could be counted on for any guidance we needed throughout the process.

We recently worked with Will Mackintosh from Bramlett Partners to sell our home. Will met with us before listing, and laid out a good selling strategy based on compiled selling data over the past year, noting the best time to go on the market. Will was flexible with our time and communicated updates regularly. When it came time for showing the home, we received updates every time someone visited and received feedback from some realtors on what their clients thought of the place. We were only on the market 4 days before we were under contract with an offer at roughly asking price. All things considered, we found the process to be pretty smooth. We would list with Bramlett Partners in the future.
I hope we never have to buy a new house again, but if we do, I would definitely go through these guys. We called on a weekend and Tara McGuire met us at our dream home the next day at like 8AM! After checking it out, we wanted to go for it, so we gave her the green light and she was off! She explained the whole process in easy terms and made sure we kept up with every deadline and response. Incredibly rewarding experience from the moment we met Eric and decided we didn't need to meet another agent, all the way to the closing details, which was regarded by friends as the easiest house sale ever. Data-driven, responsive and knowledgeable are three words to not only describe Eric, but also his team of go-getters in the office. Eric produces genuine facts and notable trends in a selling/buying market which allowed us to make conscious decisions and sell our home for our price. The photographer/videographer David Stewart was incredible to work with and put a lot of creative skills in the ads, approved by Eric. Choosing the right realtor to sell our house was a big decision to make. I did my research and came across this company. The realtor we worked with was Tara McGuire throughout the sell of our house. She made the process easy and straightforward. Our house was on the market for 3 days. The offer we accepted came on the first day and above asking price! Thanks to Tara and her hard work, selling our house was not as difficult as I had imagined.
Amazing agent. Helped me rent my condo several times and he's always on top it. I don't live instate, so I needed someone to rely on. You can completely count on him and know that you will be taken care of. My condo was rented to great tenants in no time. Great agent!!
Eric and his team took care of selling our house during the covid pandemic. We were pretty stressed about selling during this time - whether the market was good, germs from all the traffic in our house, etc. Eric had great info and stats on the current market and advice on how to minimize covid exposure.
We decided to leave town to avoid all the germs, and they handled everything for us- professional photos, initial listing and open house. We ended up with multiple offers over list price and higher than any neighborhood comp. We stayed out of town during the entire contract and Eric and his team handled everything. They kept in constant contact and were very responsive when we had questions. They helped set up a mobile notary in rural Colorado for the closing- was super convenient and easy.
The experience was smooth and seamless. Their know of central Austin / Allandale is top notch and their experience and systems were exceptional. Highly recommend Eric and his team.
Well, this is going to sound like so many of the other Five-Star reviews; they are accurate.
I spoke with Eric over the phone and told him that I wasn't ready to sell but merely wanted to talk to him about possibly selling a year or so from now and if he had some advice, I would appreciate hearing it. I didn't expect him to come to my house, on time, as prepared as he was with current comparables, appraisals, etc. He did all this on his own - and - Eric is a NO PRESSURE kind of guy. I did not feel at all that he was trying to "make a sale" but that he is truly interested in an honest, professional relationship "...whether you (I) sell my home a year from now or five years from now."
Eric was very focused - you could almost hear his brain thinking and evaluating everything. He also offered me some great advice on improving my property for a more profitable, quicker sale. In addition, he recommended a design contractor whom I could contact.
OK...enough. Bottom line....if and when I go to sell my home, Eric is definitely at the top of the list.
We contacted Bramlett Partners Real Estate late in 2016 as we were anticipating moving to Austin however plans changed and we ended up moving to Irving in 2017. We were working with Tara McGuire and even when we told her we would not be moving to Austin but to Irving instead she went above and beyond what was required of her and assisted us in finding a realtor in Irving, Kim Reding, who is wonderful. Afterwards Tara continued to check on us periodically and make sure we were being well taken care of. There are not many people out there who go out of their way to help out someone when there is nothing in it for them. Thank you Tara and rest assured if we ever relocate to the Austin area you will be the first person we call!

Austin is a tough market with houses moving in a matter of hours in some cases, and as a first time home buyer I had no idea what I was doing. I had the of working with Mia Roldan as my buyer's agent. Mia was fantastic! She guided me through the process with ease and experience and was very responsive to all of my questions. She focused entirely on finding the right house fit for me, and never tried to push me into a higher price range. Additionally, her recommendations of lenders, inspectors, and contractors were excellent and helped keep the process moving along quickly. Eric Bramlett's company came to my rescue 2 years ago. I had recently purchased a very nice condo on south Lamar in a prime location. I was assured I would have no problem renting it. The first realtor told me she would not be available to show on weekends because of her busy social life. The second realtor after finding someone who moved out after the first month suggested that I 1) drastically lower the rent and 2) suggested I sell it for less than I paid for it 2 months earlier.
I contacted Bramlett and knew immediately that his company represented a different and much higher level of professionalism. They assured me that my investment was a good one and then proceeded to screen tenant's and find someone suitable at my original asking price. I have stayed with Bramlett's company through 2 other tenancies, and my husband and I have our other properties with him as well.
His company is solution oriented and his representatives can be counted on to give practical and realistic advice. The level of service is outstanding compared to my previous experiences. I can always either reach my representative or be assured of a timely return call. I can give the Bramlett company the highest recommendation to anyone who is considering it.

Yesterday I closed on the sale of my home in Allandale. This is the third time I have used Eric and Bramlett Real Estate and could not have been happier.
Eric's team is top notch and very thorough. From staging direction and execution, to high end photos and video, and a robust social media presence, Eric and his team made the sale very seamless.
Furthermore, Eric was great to work with as he watches the economic indicators very closely, and as the COVID pandemic started setting in days after we listed the house, Eric and his teams knowledge of what was happening made the process easier and more predictable about what we should expect. They were more focused on me as a customer and not on " getting the sale". Many times they would advise if it doesn't move, we should wait until the market is better for you. They cared about the relationship.
As I look to buy, Kasey on his team has been amazing with her knowledge of the market and I look forward to working with her and Eric.

Eric was great to deal with and was very willing to work with my demanding nature. Eric's knowledge of the negotiations involved was extremely useful to closing on our home sale and purchase during a time when the market was slowing down. We had multiple negotiations on an old House that needed some work, and Eric was great and relaying to potential buyers our stance and what we would and would not accept in an inviting manner that led to us receiving our desired price. We worked with Tara McQuire. We enjoyed the experience and thought she was top-notch as far as knowledge of Circle C and the process of house hunting and buying. We threw her a curveball when suggesting a buy-lease since we were ready to move in immediately and the house was also ready. Tara handled this complexity well. The sell was executed quickly and without issues.
One concern with Tara is on two different occasions she was sure about an amenity and we asked her to verify. It turned out she was not correct about the amenities which led us to doubt her authenticity. This is not a good position to be in when looking for houses. For example, she mentioned we can build in back of a house on the greenbelt and this later was proving to be incorrect.
Nevertheless she provided a wealth of useful and correct information and while she wanted the sell, she likely did not intentionally misinform us in those two instances.
The other concern we had was a mix-up when the buy-lease ran out and keys were not available for us. We had to drive to seller's house to pick-up the keys ourselves. This was partly the selling realtor's fault. A little foresight however could have prevented the problem.
Tara and Bramlett Partners earn 5-stars because in all we had a wonderful experience.
Eric assisted me in getting my house sold and throughout the entire process Eric was available and responsive to all of my questions and needs. Tara McGuire was responsive, incredibly easy to work with, and really listened to me and my preferences. She found a plethora of houses within the area I was initially searching in AND found homes in areas that I had not considered but were very comparable to what I was looking for. She found our ideal home! My communication with her occurred through several outlets: phone, text, video, and Google Hangouts. She replied to my questions or concerns promptly and well after hours.
Having never met Tara and building our relationship out of state (California), I am extremely grateful that our experience was such a success. Everything went smoother than I had anticipated being that we were so far away and never physically saw the home we purchased.
Tara represented us for the initial walk-through as well as the final walk-through. While I listened in on both, she communicated to the builder the way I would have and made sure the home was ready for us when we arrived. She held the builder accountable and with reasonable expectations.
She also provided me with referrals for: financing, homeowners' insurance, window coverings, garage door openers, and home inspectors. It was incredibly helpful especially since we are not from the area.

I was taking a new job here in Austin and needed a house quickly so that my wife and son could move here. I called Bramlett and spoke to Vicki Duran and asked Vicki to take us around Austin for a two day period to find a house. Eric was fantastic in helping us sell our home in South Austin! Can't say enough. He was very business savvy in regard to negotiating with a quirky buyer, and his guidance to us was very pragmatic and honest. When we thought we weren't going to reach a deal with the buyer, he took the initiative to cut us out of the loop for a couple of days and work with the buyer/buyer's agent independently so that he could bring us an offer that we could work with.
Additionally, the process that he has built with his team (also amazing, btw) is very thorough and makes everything move along smoothly and quickly. It is very transparent, so you see everything that goes on in regard to your listing.
