Eric recently helped my husband and I find our new house in Austin. It was a daunting task since we were not familiar with the neighborhoods or the market, and therefore plunking down a significant chunk of our savings made us very uneasy. Luckily Eric was very knowledgeable and completely understanding of all our needs and concerns. We loved his easygoing style but also had complete confidence and trust in his ability to negotiate and get the deal done. Eric was very professional throughout the entire process-he explained every step of the way, educated us on the different parts of town, and answered questions/addressed concerns in a prompt and comprehensive manner. Eric also got to know what we liked. He encouraged us to see as many houses as we wanted in order to ensure we felt confident about our purchase. After many months when we finally viewed the house we ended up buying, we knew it was the one for us. Cliché perhaps, but accurate. In a nutshell, Eric will give you his opinions (and sound advice) but allow you make the decision for yourself. Along the way he will be your strongest advocate and work hard to get the deal done. We have had wonderful experiences working with Eric, both as the buyers and the sellers. After helping us sell our last property (at a very fair price) in Hyde Park, we signed a lease to rent while we decided on the neighborhood we ultimately wanted to end up in. Eric was so patient with us, and we never felt any pressure to hurry up and decide. I felt like we were constantly changing our minds, and had him showing us (and our small child) houses all over Austin! We finally decided to buy an old house in Tarry Town and tear it down to build new. We knew we had to be quick when anything came up. Eric was so brilliant with the terms of the contract he suggested we put together. We ended up beating over 10 other offers (some of them were all cash, but we were not) and we got the house! He was always available to answer any questions, and ease our concerns when we had any doubt. My wife and I relocated to Austin from the east coast and didn't know a realtor in town, so looked online. We called a few different people and really seemed to click with Eric. He knows Austin very well, which is what we really cared about, since we knew little about the various Austin neighborhoods. Our search took us from Tarrytown, to Barton Hills, to Highland Park, to NW Hills, and we finally settled on Westlake. Well, we didn't really settle on Westlake before deciding on the house, but we found the house that fit us the best in Westlake.
We didn't move to Austin before buying, so it should have been a stressful process, but it wasn't. Eric was a big part of this. He always returned calls and emails promptly, and he never seemed put out when we had any long distance requests (going by the house to see if a certain size couch would fit comes to mind). He was great helping us negotiate the purchase price, attended the inspection for us, helped us with repairs, and met with us all morning for the walk through and closing.
I will definitely use Eric again for any real estate services in Austin. I highly recommend him to any buyer or seller.
Eric worked with my parents who are from Bolivia and it was their first time buying an investment property in the U.S. He was EXTREMELY helpful as he suggested different options available for them and took them to many parts of Austin so that they could see the different areas (being new to the city this really helped.) Him and Bailey were very professional throughout the process and ensured that all the documents were taken care off and they could go back to Bolivia without any preoccupations. Eric just helped us buy a house in Austin. If I had to describe him in a single word it would be: efficient. Eric is simply excellent at his craft. We were first-time home buyers and my fiancé and I found Eric extremely responsive (an incredibly important trait when house hunting) and 100% honest throughout the entire process. He never pushed us in one direction and took into account the feedback we had on each house. Those notes paid off on just our second trip out with him when we found the perfect house for us. Eric was our second realtor and was recommended to us. The difference between our first realtor and Eric was night and day. His knowledge of the local area was off the charts and we felt confident in his advice. Once we were under contract, there were some bumps in the road caused by the builder, but Eric fought for us the entire time and got the builder to give some concessions.
Eric also sold our condo in South Austin. He helped with the staging and photography and was able to get us a cash offer well-above asking price in under one week. Eric is very hardworking and we would recommend him to anyone.
We were first time homebuyers from out of state in a HOT HOT real estate market here in Austin. Determined to find the perfect house in just a 5 day visit to Austin and Eric made it happen! He considered our preferences and lifestyle and communicated with us long distance, keeping us abreast of what was available. Once he got to know us, he was able to encourage us to consider a little wider market (geographically) than we originally planned. We fell in LOVE with Brentwood and found the perfect location. I've hired Eric to sell 2 properties in Austin. I first hired him in 2010 to sell an investment condo in Travis Heights and again to sell my own home in Travis Heights in 2012. In both transactions, Eric was an absolute pleasure to deal with. He is extremely professional and efficient. He has a lot of experience in real estate and it shows. While there were the inevitable bumps in the road in each listing, Eric dealt with everything for me, so both transactions were extremely smooth from my perspective. Eric Bramlett is an incredible broker. I purchased a vacation home from him in 2012. It was very important to me to be as close to downtown as possible, but I didn't want a condo. I didn't know it at the time, but central Austin neighborhoods are very different, in a very short space. You can go a mile or two in any direction, and the prices & neighborhood feel change dramatically. Eric is well versed in central Austin and helped me learn the neighborhoods and understand the pros and cons of what I could afford in each neighborhood. After we found the right house, he was integral in the smooth transaction. I'm now the proud owner of an awesome bungalow in east Austin and it's truly my home away from home.
I used Eric to sell my first property and the process went as well as I could've hoped for. I chose him based on his awesome Yelp score and he and his team lived up to it. He made the whole process as simple as possible and was easy to get a hold of if I had a quick question. He was a good combination of professional, but relaxed and easy to talk to. Unfortunately I had to move away from Austin, but I'd definitely call him up if I was looking in the area and won't hesitate to tell my friends if and when they are looking.
I don't write reviews ever, but Bramlett Realty is worth an exception. I found them on yelp after being very frustrated with my husband's buddy who is a part time realtor / musician. Great guy, but... When picking a realtor, suddenly everyone you know has a friend or family member who does real estate or even better just got their license. JUST SAY NO! This is the most important investment your family will make. We met with 4 agents after we broke up with our first and found Eric. The reviews were right - there is no comparison. He truly is in a league of his own and the absolute most important decision we made during the entire process of buying and selling a home. I was skeptical at first after having been burned so I didn't put all my eggs in one basket right away. It took about a week of working with Eric to see the difference bw him and the others. I was also skeptical bc Eric told me in April that he had closed 80 houses so far this year (the average is 6). I didn't think there was any way he would have time to answer my questions (I had a lot ) or give us the attention we wanted during the process of selling and buying. I have no idea how he does it, but Eric makes you feel like you are his only and most important client. If you text him, you'll hear back in 5 min. If you email him, within 30min and often times he'll call to go through the email with you and make sure all questions are answered. He will remember what you spoke about last week and the week before that. Eric never made me feel dumb for asking even the most minor questions and he never made me feel like he was put out at having to answer them. If it was important to me, it was important to him. I seriously have no idea how he manages to do this for all his clients but I promise you - most agents do not make this time. I worked with several "top agents" who passed me off to their assistants and didn't return a single phone call or email past the initial visit. Beyond his availability and personal attention lies Eric's greatest asset as a realtor: you build people and people build a business. He is not out to get what he can (get you in a house way over max budget for max commission and sell yours for cheap so he can get it sold in 1 day). He worked with us as if we were family. If you want a realtor who is going to be a yes man and tell you exactly what you want to hear then Eric isn't the one for you. He will give you the truth even when it's ugly and I value that greatly. It saved us many times! Again, most agents won't. Eric is extremely knowledgeable about all Austin neighborhoods and schools. It's nuts. I was shocked when I asked him about a very specific neighborhood in Round Rock and he was able to tell me the elementary school by name and which high schools were rated the best in the area and then do it again for 5 other neighborhoods I was considering. Most agents know the area they live in and have to research others on the internet and get back to you. He is a plethora of information and not just about real estate. He "has a guy" for everything. Need a window fixed? Eric knows the cheapest and best. Need a new air conditioner? Eric has a guy from San Marcos that can get you the same unit installed for 2k less. Seriously, anything you need done, he can point you in the right direction and follow through with you to make sure you we're able to get an appt etc. Actually, he set up most of the appointments himself even. He went above and beyond over and over again.
This man negotiates the bejesus out of a contract. It's such an important part of the process! We negotiated the sale of our new house to the bone and when it came time to negotiate repairs etc on our old house, Eric somehow got a $40,000 list of repairs down to $500. I'm serious. Most of it was pointing out an inspectors mistakes, but Eric took the time to send the buyers source after source via good old google proving their inspector was in the wrong again and again. Most agents would not take the time to do that, nor would they have the knowledge. He has a way of making the other party (buyers or sellers) feel like he is being fair, equitable and reasonable - mostly because he is. Eric was also able to talk my husband and I down from a ledge many, many times when we were anxious, ready to walk or in a rush to hurry things along.
Lastly, Eric's team is stellar. His Assistant, Bailey, took me to see a dozen houses or more with a smile on her face, at the drop of a hat and on my schedule! She brought me furniture to stage my house to sell, flyers etc. She is extremely efficient, knowledgable and if that weren't enough - a super kind and caring person who my toddler fell in love with instantly. Eric also has a stager (invaluable) and a professional photographer whom he pays for when he sells your home. It makes a huge difference. Again, Bramlett Realty is the most important and best decision we made in the whole process.
Eric and Bailey are amazingly helpful! We both sold our condo and bought our new home through EBRRE.
First, Eric made sure we received all the help and information on how to best present our condo before putting it on the market. Ours was a difficult sell, as it was in a high-priced market and only a one bedroom. He kept us in the loop about potential buyers' opinions after viewing the property, and we were able to make adjustments quickly. The pictures of our condo made us wonder why we were selling in the first place.
Even when we hit a snag with a loopy "potential buyer", he worked quickly and professionally to disengage and get my house back on the hot list.
It only took a couple of months and we had a buyer and received just a little below asking and above our final goal.
Second, we had a very specific "forever home" in mind that was really what we thought would be a pipe dream.
He sent me homes that fit the bill on a very regular basis and immediately sent me homes that came almost exactly to what we wanted. Bailey would make sure I could see the house as soon as possible (to fit my schedule) and at times we would be in the house within the hour. The market is tight and we actually had several homes bought out from under us within hours, but they did an amazing job of keeping us focused on "the perfect home."
When we found "the one" it was on a Friday afternoon in which Eric was out of town for the day and Bailey had the afternoon off. Not only did she make arrangements to see the home immediately (30 minutes!!), she met me and helped keep me grounded to make sure this truly was it. We actually found a home with all the weird quirks we wanted and would never have dreamed to find something like this in the neighborhood we hoped at the price we could afford (they never pushed us or introduced homes "just a little over" as most agents we have found do).
EBRRE made sure we got our bid in in such a way as to entice the buyer without going into a bidding war (there were other offers). We were in contract within just a couple of weeks and had the home by the end of the month.
They also escorted us through the legal release and purchase and made sure our new home would be everything we hoped.
I couldn't be happier with EBRRE and the wonderful people who made my forever home happen so smoothly.

Bramlett Partners helped us sell our home and buy our next one over the last few months and the experience was terrific. This was our first time selling a house and we needed a lot of expert help to determine how to best position our property for sale. Our house sold in a day for about 5% more than we listed for. On the buying side, he knew how to make our offer competitive and how to best negotiate during the option period, saving us a bunch of money. Eric is a mastermind. He also uses resources most others don't, like staging and professional photos, both of which he pays for.
Throughout the process, Eric and Bailey and team were always available and responded quickly to our million questions and met us basically whenever we needed them. Never pretentious, never made us feel like they were too busy. Great people.

We were planning to relocate to Austin Texas this summer and started our search for a good realtor last year as my husband planned to fly out and just check out Austin and some neighborhoods. As there are many realtors with stellar reviews it was hard to chose and actually just because it's 5 stars yelp review sometimes you don't get 5 star customer service when they get busy. Actually I had to look for a new realtor this spring as our other realtor never really got back with us when we tried to email or call him.
Nevertheless when I contacted Eric over yelp he responded to me within an hour and connected me with Meredith who is a relocation specialist. She was amazing!! Really listened to all our wish list items and set us up with a great selection of homes in great neighborhoods. Unfortunately due to family emergency she was not able to meet up with us when it was time for my husband to fly out to Austin and check those homes or but she connected us with Vicki. This was the smoothest transition ever within a team. Vicki was updated about our situation, she knew exactly what kind of homes were looking for. She even picked my husband up from his hotel and showed him all the homes within a day.

When we started looking for our next home, we wanted a team committed

realtor , and just wanted to cash the 3% of the transaction of
selling/buying your home. We had two previous experiences, in both cases
the realtor, just built expectations to convince us to buy/sell
the property, and then crushed us with a depressing reality to force
us to sell/buy under unfavorable circumstances, cashing their
commission and walking away.
Eric in other hand, explained us the current circumstance in Austin
Texas. Set up the expectations to a reasonable level. Pointed all
the flaws in our home and explain the best way to fix them. He
adapted to our needs and worked around them. He is very professional,
and he has a team to support his clients. He offers a professional
stagger and a professional photographer, (compared with the previous
experience where the realtor just used her daughter to take the
pictures or used her cell phone to take the photos). Eric always has
more than one possible alternative for any issues that pops up in the
process of selling/buying a home.
Eric makes an effort to offer all possible paths/option in the process
to do a real estate deal and he takes the time to ensure his customers
understand the most probable outcomes of their decision . At no point
in the process we fell any kind of pressure or frustration from him or

I was a realtor in the mid 80s. Time have changed a ton since then, and realtors have the opportunity to use technology to improve the home buying/selling experience. However, we've bought and or sold 6 times just since moving to Austin in 2006 (over 10 times before that, but also before the internet), and Eric Bramlett and his workers have really made the most of all that modern technology has to offer. Not only are they well connected with information, statistics, and feedback, but they PERSONALLY respond with lightening speed to all our questions and needs.
I expected to deal mostly with assistants, but from day one... Literally, my FIRST CALL to his office... Eric has gotten back to me within minutes (typically, less than 5 minutes), whenever I've contacted him! He really gives the personal touch and has brilliant advice. That said, his assistants are also top notch. I was especially floored to find that he stages a house as part of his fee.... and with lovely touches!!!

I reached out to Eric because of his strong reviews on Yelp and he did not disappoint. He helped me purchase a house in the campus area for my son to live in while he attended school at the University of Texas. Eric has an extremely strong understanding of the central Austin market. As an out-of-towner, the price differences within a few blocks were perplexing. Eric explained to me not only what the price differences were, but also why they were priced that way. Eric is intelligent, patient, and never condescending.
Equally impressive is Eric's understanding of construction and what to expect in an older property. The property we purchased is on pier & beam construction and was built in the 1940s. Eric helped us avoid potential pitfalls (cast iron plumbing,) and explained what to expect in central Texas pier & beam construction (it will move over time.) He set our expectations prior to the inspection and helped us prioritize what needed repair and what could be safely "lived with."
All in all, Eric is a 5 star agent. I couldn't have asked for a better experience and couldn't recommend him any higher.
Eric Bramlett was a rare and valuable find when it came to me looking for a real estate agent - I'd consider anyone reading this very fortunate in fact. Eric had the unique ability to put himself squarely in my position, while superimposing the years of experience that a first-time buyer like me was lacking. Added to that was his no-sales-pressure approach, warm personality, promptness in replies, and a no-nonsense approach to doing business. When we would walk into a place, I had complete confidence that he would know if it was a place I should be considering, or just a waste of my time.
Just for some more background: I'm someone with extensive experience in investments outside of housing, and for a long time had thought "I can buy a house without an agent". But after the time I spent with Eric, I've changed my opinion quite a bit. While I still think I could buy a house without the help of the average real estate agent out there, I would never, ever buy a house in Austin without using Eric. It's too big a decision, there are too many pitfalls, and he's just too valuable a resource.

Eric is the best! Whether you are buying or selling a home, if you want an expert realtor who will work for you, put your interest first, and whom you can trust completely, hire Eric. He came to our rescue and navigated us through the crazy terrain of the Austin real estate market.
The last time we sold a home was 23 years ago; and we had no idea how much different it is today to do so. As a result we initially hired a realtor who did not arrive with comps and a suggested price for our house and who gave us a price only the day before listing it. And then she had no strategy when the house was not immediately snapped up. It quickly became apparent her strength was as a buyer's representative. We ended our contract, took the house off the market for one precious week, and sought out someone else.

He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #'s and that's the most important thing when considering a purchase.
Will was friendly and kept me realistic when it came to what I could find with in my budget parameters. He even put me in contact with a local lender who I connected with to answer my questions in regards to loan approval and interest rates for investment or secondary properties. Having fast and good client service is important when you are making a buying decision. Will was quick, responsive and very helpful for someone looking to re-locate.

We ended up purchasing a great Hyde Park condo at a price we were comfortable with. It went super smooth since we had to close the deal long distance.

We worked with Tara McGuire to sell our rental house in Austin after we moved to Seattle. I expected it to be a difficult process since our tenants left the house in poor condition and we were 2500 miles away. Well, it actually ended up being a very pleasant experience. We met with Tara a couple of months in advance to formulate a plan and then her team began working immediately after our tenants moved out. They had the house ready within a couple of weeks and then it sold a few days later. I couldn't be more pleased with the level of service!

We are first-time home buyers, and were looking for a knowledgeable and reliable realtor to help us with our search. And I'm petty sure we couldn't have found a realtor better than Eric! He was very accessible over the phone from Day 1 all the way till closing. In our first meeting which lasted about 30 minutes, he very quickly understood what we were looking for and what factors would work as positives (or negatives) for us in the home search (even including criteria that we hadn't explicitly told him!). Eric promptly got in touch with a bunch of builders the same evening and made a schedule for us for the next few days. He was patient and worked with our schedules. Eric drove us by various neighborhoods he had shortlisted for us to help us get a feel for what we would like in a community. He would readily pitch in with his thoughts when we had questions about either the construction or the neighborhoods or anything else.
What we liked most about Eric was that he was never pushy during the whole process, never in a hurry to get us to close on a property, yet gave us valuable advice on the homes. He or Bailey were always available to view any property within 24 hours, usually just a few hours and they helped me look at the pros and cons of each property. I wasn't rushed in any way, and again I was comfortable looking at enough homes to make sure I got exactly what I wanted each time. Eric provided honest opinions of each neighborhood and the market value of each property. In short, he didn't just try to get a quick sale, but really helped me through the process (This proved it's value as my first purchase through eric we sold under a year for a substantial increase in price)

I worked with Vicki Duran to buy a house in Austin. I was hoping to close on a house on a short timeline and she provided me with honest guidance throughout the whole process.
