My wife and I signed on with Sally Pierce at Bramlett Partners, and she was so patient with us (and a big encouragement) as we looked at more than 25 houses over the course of a couple months before we landed on the one. Then she walked us through every step of the process toward closing (which at first was an intimidating process). Everything went fine as she smoothed out all the bumps along the way. We would definitely recommend Sally to others who are looking for a home in the greater Austin area.
We had the privilege of working with Libby, and she was truly amazing throughout the entire process! Her expertise, approachability, and excellent communication skills made the entire process smooth and stress-free. As first-time home buyers, we had numerous questions, and Libby was always there to patiently guide us through each one. Her friendly and accommodating nature made working with her a breeze. Thank you, Libby, for your outstanding service!
After falling in love with Austin and making the goal to make it our permanent home, my Fiancé and I figured we needed some help navigating this crazy market, especially as first time home buyers. We began our search on the various websites (Zillow, Redfin, Realty Austin, etc., etc.). Since we liked the interface and listings on Libby’s website, we eventually signed up for the newsletter and began getting emails from Libby. We decided to ask if she could help and that was the best decision we could have made. Over the course of almost an entire calendar year, Libby provided us with expertise, patience, and exemplary customer service. She completely understands the first time home buyer and always had an answer for our 101 questions. Below is a (non-exhaustive) list of how Libby was such a help to us: • Strong listener, remembers what we say and applies it to her searches • Very Responsive and Flexible - spent an entire day taking us to 8 properties and made sure her availability matched ours since we lived out of town (this is just one example, her communication was always responsive as well) • Patient - never tried to "steer" us in a specific direction • Respected our opinion while also politely giving her own - her actions made it clear she was more interested in finding us our dream home, than cashing a commission check • Expertise on the Austin market - gave good guidance on when to consider pulling the trigger and when to maybe wait for another opportunity. Also had knowledge of what a home should go for in a given Austin neighborhood ○ This was extremely useful during the Spring of 2022 when buyers were going 50k over list and foregoing inspections • Had our back when our builder was not meeting expectations In the end, we put offers in on 3 homes with Libby before landing our dream home. When the house we eventually closed on appeared on market, she made accommodations for her team to meet us at the house same day. In such a competitive field and market, we never once doubted Libby and trusted her as if she were family and we became friends throughout the process. If you are looking for help navigation the craziness of Austin real estate, we could not recommend Libby enough! Thank you so much!!
Teresa and I were very impressed with Libby and the entire team helping her. Even while Libby was on vacation, she kept helping us get things done in our home search and was always cheerful about doing it. She was in constant communication with us during the entire process. Lastly, even though our deal fell through in Lago Vista, Libby still helped us get in touch with a San Antonio agent, when we decided to buy in Canyon Lake. So kudos to Libby and her team!
Libby was great. The sale of my house had many difficult turns. I am so happy she stuck with us from start to finish. She went over and above to help us to the finish line. I was ready to give up, but she wasn't. She made me feel this was more than just selling a house but a relationship of trust. I so trust her. She felt my pain and my joy. I believe she was meant to be my Realtor. I loved when she asked what do you need and how can I help. She did an amazing job.
Libby was amazing. She did everything to help us sell our house quickly and move. You could not find a better realtor.
It was a pleasure working with the Libby. I have already referred her to one of my friends. I would work with her again if I plan to buy another property around the Austin area.
I’m so glad I found Libby (through a random ad I saw on google): when I got in touch with her, never in my wildest dreams did I think I would be making this journey with her guidance. After that first phone call, Libby quickly gained our trust and was never pushy. She only asked me when I would like to see myself as a homeowner in Austin, to which I said the end of the year - and so here we are! Libby has been my eyes, brains, and heart in this transaction. Libby is giving me the full service that I need to get my investment property in the best shape possible for a quick rental (without having to make a trip from California to Texas). Libby, thank you so much for all that you have done and continue to do for us. As we grow our investment portfolio (fingers crossed), we are going to only want to work with this team in Austin.
Libby was absolutely fantastic. Very professional, extremely helpful, very knowledgeable when it came to anything having to do with the Real estate market. With her knowledge and expertise, our house was only on the market for 3 days before we accepted an offer. If you're looking into buying or selling a house, I would highly highly recommend her.
Libby went the extra mile BUT also the extra 10 miles. I’m a businessman and I feel good because I made the correct decision to hire her. My wife and I are very satisfied and thankful to Libby.
In all honesty, we started our home search with Redfin, and after a couple of months, we weren't pleased with a few things we experienced. We then started working with Libby, and she did an amazing job. She made recommendations and answered the various questions we had.
I couldn’t thank Libby enough for all the help she provided during our home buy. Any question I had was responded to in a timely manner, and she was very knowledgeable, friendly, kind, and overall just great. I will definitely recommend Libby to my friends and family! And you who reads this review trust me, Libby will make buying a home a BREEZE!
I am so glad I found Libby. My son in Texas friend had a wonderful experience getting a house from her. Through her, we had messages from Alfredo, who was always on top of things. Libby was always helpful and available to help. I had a great experience.
Libby did an amazing job for us in our home purchase. She came highly recommended by Josh Hanly, our lender. When I first reached out to Libby, she was quick to respond to me over the phone the same day and proactively scheduled a one-hour video meeting that weekend. Even though we are not first-time home buyers, we are new to Texas and relied on her to explain the nuances of Texas real estate. She has a lot of experience being a seller/listing agent and explained what sellers might find attractive in an offer and ultimately what it might take for us to get an offer accepted in the competitive Austin real estate market. Since we were not local, she took time to take videos of the properties we were interested in and share her opinion. It was really critical for us to understand how much it might take to get an offer accepted, but at the same time understand how much the property might appraise so that we don't have an appraisal shortfall. Libby helped us a lot with her deep expertise in the Austin market. With her help, we were able to get our offer accepted in this competitive market, and her estimate of what the property might appraise for was spot on. We were glad to have her as our realtor. I would highly recommend Libby to anyone looking to purchase a home in Austin.
Sherry and I consider Libby a dear friend now. Consistently went above and beyond and really helped us keep an even keel during the stressful and trying times while always being available to answer our many questions. Libby offered tremendous support whenever needed. In our opinion, she is huge asset to your business. Sherry and I would not hesitate to recommend her to someone looking to purchase real estate.
I just want to give a huge shout-out to my Realtor! I have bought and sold two homes, and she is the third Realtor that I have used. By FAR the best! She has gone above and beyond for me, and the house doesn't even hit the market until tomorrow. If you want real answers (even the ones that you don't want to hear like waiting until the 2-year mark), to be communicated with, prompt responses, level-headedness (yes, I need someone more mellow than my high strung self), and someone willing to do what it takes to sell your house, contact her!
I want to take this time to thank you for connecting me and my wife with Libby. She is truly amazing and has been providing a true white glove service to us. It’s not only because we got our offer accepted in one house but everything she’s done since day 1. To name a few things, she is truly above and beyond: exceptional communication, truly representing us remotely as it feels we are there with her, educating us all along the way, spending numerous hours with us on the phone or via video conference, really solid partner in shaping the right strategy to move forward. I believe things happen for a reason and, in my case, was to be able to get connected with her and experience what truly exceptional service is. Thank you Libby!
We are thankful for the awesome job Libby did in helping us sell our home of 23 years and find a new one that we absolutely love. Having bought and sold 5 homes over the years, we have never had such a positive experience as we did working with you. We were astounded by the time and energy put into the preparation and sale of our house and the process of finding a new one (way beyond what we had experienced working with other Realtors through the years). Anytime something needed to happen, or there was a home to see, Libby was all over it. As a result, we found our new home much sooner than we expected, and we absolutely love it. When we called to see a home or ask a question, Libby got back to us really quickly (something we had not experienced with realtors in the past). When we found what we wanted, there were creative solutions to help us make the purchase and sell our home for way more than we expected. We also appreciated the expert advice and time that Libby gave to help us get our house ready to sell. The guidance she gave, and the time she put in to help us make appropriate decisions for the the market really paid off. We couldn't believe how good it all looked when it came time to list it, and of course, we're delighted that we had so many offers and got such a good price for our home (way more than we expected). We honestly can't thank Libby enough for all she did for us. Her time, energy, professionalism, and of course, the results. We'll eagerly recommend any friends who are buying or selling a home to her.
If you are considering selling your home or would like to know what it is worth, call Libby Arnold. Seriously! Call her! She was amazing! My house sold for over the asking price in less than one week (it wasn’t even listed yet). She took care of me through every step of the process, and she REALLY knows this market and REALLY knows Brookfield. She’s a wonderful person you can truly trust. And now I am honored to call her my friend.
We had a phenomenal experience working with Libby in our recent search for our first home. Libby took what could have been an overwhelming process and clarified every step for us along the way. She was very supportive and offered constant guidance in a warm and professional manner - and she just had a way of knowing when we had a question. She literally found us our first home, celebrated with us throughout the process, and we 100% recommend her to anyone currently searching. Thank you so much, Libby!
I recently worked with Libby Arnold to close on an apartment in Austin remotely in these very unique circumstances. From the moment I happened to reach out via the website to closing last week, she has been absolutely fabulous and has completely exceeded my demanding expectations. Given these unusual times, my requests were different, I could not see the place remotely, and Libby was proactive, thoughtful, and timely. She was also super responsive. I cannot say enough nice things about her and have enjoyed working with her. I wouldn't hesitate to recommend her to anyone!
Libby was awesome. My husband and I were beyond discouraged with our choices within our budget. The best advice we were given was to switch to her as our Realtors-so thankful we listened. Libby hung on our every word on feedback as we viewed homes. She made us feel as if we mattered, not the sale or commission on a home.
Within a month, she knocked our socks off with what she found for us-literally everything we wanted all brand new for the same mortgage if we had bought used. The house is truly a dream. Our first meeting took two and a half hours to help us start a new trusting relationship; our first experience with a different Realtor wasn’t what we expected. That’s what sold us on her. She was truly invested in us, our needs, and beyond honest and humble. This is who you want to buy or sell a home with. I know all too well that everyone has an opinion and tells you that you should use their Realtor, but seriously trust me here. She really is the real deal. She fought hard for us, and that’s who you want representing you in the biggest investment you’ll ever make.
Libby Arnold was our Realtors, and she is amazing! If you are looking for a Realtor, Libby is definitely the best. I highly recommend her! My boyfriend and I were looking for our first house and were very stressed because we hadn't had any previous experience, but only before we met Libby. Since we've met her, the process has changed positively, she was very helpful, with many years of experience and much knowledge. This was so impressive, and we had an amazing home buying experience! The communication was amazing. We highly recommend Libby!
I worked with Libby to find our first home. If you are a first time home buyer, I highly recommend her. She is patient, informative, and honest. I can't say enough good things about our experience with her. Your first home buying experience can be really scary, but Libby will help you every step of the way.
Outstanding! Sold our home in Thrall. House was listed ONE Day! She helped us with a very difficult purchase on a subdivided property here in Elgin. Libby was informative, patient, and professional. We were informed during every part of the process, and she kept our best interest in mind throughout. I would highly recommend her as she is a part of the family! Great job!
Huge shout out to Libby Arnold for helping us sell and close on our Brookfield home! We called in January about the possibility of selling our Brookfield home and finding our forever home. From the beginning, I felt comfortable and ZERO pressure. With her guidance, we came up with a schedule on when/how to obtain financing, when to sell, and when to buy. We listed our Brookfield home, received an offer in less than 24 hours, then multiple offers shortly after, AND sold above $$$ asking! She is extremely knowledgeable, patient, and ALWAYS available (text-call-email)! If you have a general housing market question or planning to make a move now or in the future, contact her. You will NOT be disappointed! Brookfield is an amazing community! Thanks again to Libby for helping us sell our FIRST LOVE and find our FOREVER LOVE!
Should the time come that you wish to sell your house or are looking to buy a new one, I highly recommend working with Libby. I called him on a whim back in August asking about a new development and well, here we are today. My house was under contract in 4 days, had multiple offers and was sold for above asking price. I should mention that the day I listed, 12 houses in Brookfield were on the market that day. I got the most for my money and in the end, the house sold exactly like every owner would want.
I'd send everyone to Libby if I could! She was attentive, listened, supportive, knowledgeable, patient, and most of all, determined to help me find my perfect home for myself and my disabled adult son!! There was ZERO pressure to buy. But she went out of her way to make sure I had an honest and thorough understanding of what was available. She understood my budget and strove to understand our special needs. It was like having a trusted sibling help!
Taylor Goodman is great and amazing to work with. He answered all of my questions and is one of the most responsive people I’ve met. I was able to find the perfect house for me and my husband with his help. Taylor is always on top of things making sure everything was on track. Thank your for all of your hard work, Taylor!
Hesper helped my husband and I sell our existing house and buy a new one. She did a great job for us and I would highly recommend her. She is highly prepared and did a great job negotiating for our new home.
Hesper does her homework! Advance listings and schedules that made our trip into Waco from California like a well oiled machine! The attention to detail and her ability to zero in on our needs garnered us a wonderful house at an amazing price. My first buying experience and her first sale in Waco. Couldn't have gone smoother!
I highly recommend Hesper Cordero. She is just AMAIZING! She always was on the top of things doing everything she could to make our sale very smooth and easy. She is very professional and her responsiveness is incredible. We had our house on the market for only a week and she presented three offers to us in a very short period of time. If I move back to Waco, I would definitely contact her.
Kiel was amazing to work with! He walked us through everything, explained anything we didn't understand, and he is is just a great guy to work with. As a first time home buyer, his knowledge was invaluable. 10/10 would recommend!
It was great working with Kiel. He understood what we really wanted in a home. When it came to the process of the contract, it was obvious how knowledgeable he was. He did exactly what we wanted while giving great advice.
Kiel was referred to me by a friend, and we were so pleased with his services. He jumped in and guided us through the entire process, made himself readily available for us during the whole process, checked in with us via text every step of the way, and provided any and all information we requested. As a first time home buyer, I was not totally familiar with the process. Kiel helped me through the lending process, walk through inspection and closing procedures. It was such a pleasure to work with him, and we look forward to hiring him again when we purchase our next property.
Carson did a phenomenal job with the sell of our previous home and purchase of our new home. We had the old house sold with plenty of time and Carson helped us work out a lease back with the new buyers as we transitioned to the new home. Everything went very smooth. Highly recommend!
My wife and I cannot say enough good things about our realtor, Barrett Sandefur. It was our first time selling a home and Barrett walked us through it, making it completely painless. Barrett was exceptionally good at keeping us informed of what was happening, what are options were, and really anticipating any questions we might have. Without a doubt we have found our realtor and realty company for our next move.
Carson helped my fiancé and I buy our first home and went above and beyond with his service. From the beginning of the process, he explained everything that was going on and was always sharing updates and info with us. He was able to talk our builder into adding a few more amenities to close the sale and they agreed! Overall, Carson was great to work with and we would highly recommend him anytime!
We just purchased our first home, and Eric made the whole process extremely easy. We had a pretty definite idea of the location and style that we wanted. After our first day looking at houses with him, Eric seemed to really understand our tastes and was able to significantly narrow the field for us and help us find the perfect house.
Despite being a busy season for him, he typically responded to emails and phone calls within an hour, often within minutes. (And, trust us, we had a lot of questions being first time home buyers.)
Since we were looking at mostly older homes that required fundamental repairs, Eric was also tremendously helpful in helping us gauge the additional money that we would need after closing (and thus how to negotiate a purchase price). To that end, he plugged us into a seemingly neverending network of electricians, plumbers, foundation repair people, general contractors, etc., which made getting started on the "fixing upping" relatively painless. He even personally called some contractors on our behalf when we had a mortgage insurance glitch and got someone out to do the work on short notice on the Saturday afternoon before Easter!
So if you're in the market for a real estate agent, we think you can't go wrong by giving Eric a call!
Eric worked with my us for over a year before we found our home. I guess we were a little on the picky side, not sure how many houses Eric showed us over the course of the year but it was quite a few! Eric had us set up to get notices every morning based on our neighborhood preferences, price ranges, etc., and whenever we saw something pop up that we liked we called or emailed him and he would get it set up right away. Overall we found him extremely accessible, friendly, professional, and patient.
On a random Friday night in Feb, 2012 at about 11 PM we were going through our email for the day and we found it. The house had just been listed and given the state of the Central Austin market we knew it would not last long. We emailed Eric and crossed our fingers that we could get in that Saturday. The next morning Eric had the appointment set up. Although we loved the house we had several questions. Eric did an excellent job working with the other agent, getting our questions answered so we could put an offer in that day, and helping us structure our offer so we could make it as attractive as possible. Long story short the offer went in that day, and the sellers accepted the following day. Eric also helped us negotiate a quick closing and was very helpful between offer and closing with getting us access to the house for measurements, appointments, inspections, etc. We closed in March, 2012!
My wife and I have been working with Eric for over a year (yes, a year)...he's THAT patient. Our previous realtor was more like a pushy car salesman, which adds an additional layer of stress to such an important decision. Eric has patiently shown us multiple houses and understands what we're looking for. We still have yet to buy one, but I guarantee you when we do, it'll be with Eric. Would highly recommend him to anyone, especially first-time buyers.
Eric helped me purchase a house in Allandale in 2006 and sell the same property in 2009, which was a tough market. He advised me on which improvements to make to the property prior to selling, and referred his contractors to me to help make the improvements, who were all great to work. He did a great job helping me buy the property, a great job helping me sell the property, and I would recommend him to anyone interested in buying or selling in Austin.
I moved to Austin from Salt Lake City in late 2011 for a new job. I knew I wanted to purchase, but didn't want to buy until I felt comfortable with the city. Being close to restaurants, concerts, etc was important to me, and central Austin is a lot to wrap your head around, if you're not familiar with it. Eric did a great job explaining the different neighborhoods, and showing me properties in pretty much every central neighborhood that fit my price range. He was patient, available, and professional. I settled on East Austin and found a place I wanted in June. At this point, there were a lot of properties with multiple offers going under contract in the first couple of days. The house I wanted was only 1 day on the market, and there were other agents showing it when we viewed it first. Eric helped me put together an offer that the seller accepted without offering over asking price, and without waiting to see if other offers would come in. We offered them extremely attractive terms (they were pregnant and we gave them a seller lease back to help with the move) and they accepted immediately, and even threw in the fridge! When we had the property inspected, there were minor issues to be expected, and we were able to negotiate a credit for a couple of items that I wanted fixed. At the end of the day, I couldn't be happier with my house, and with Eric's performance. I will happily recommend him to anyone I know searching for a home.
I met Eric in 2006 when I helped him publish a real estate magazine he used to advertise listings. We became friends after that and hit the lake pretty regularly. I referred friends and family to him and he always did a great job. So, when it was time for me to finally buy, it was an easy decision to ask him to help me out. I've always lived downtown, but wanted a place with a yard, so we looked in 78704 and East Austin. At the end of the day, I really liked how East Austin felt, and what I could buy over there. We looked for about 6 months and made offers on a couple of places I wasn't that excited about, but I finally found "the one" and we contracted it. The transaction wasn't very tricky - there weren't any "gotchas" that people always talk about. Eric was probably a big part of that, but I guess I wouldn't know. At the end of the day, I couldn't be happier with his performance. There's not much more you can ask for in an agent.
The Good:
:: he's a local who knows the neighborhoods. he's lived here for some time and knows what will best fit your needs and preferences!
:: he is super nice, friendly, patient, and knowledgeable
:: he will be honest with you about listings. we came to eric with some listings we found independently that we wanted to look at or that we found from our automated MLS listings he set up for us, and he would indulge us but most importantly, he told us his opinions about the house and our preferences and how they might not be a match
:: he isn't out about just selling you a house. he wants to make sure you get into a house you really like that is in your budget. that's terrific! lots of other realtors are focused on the commission only. eric is focused on making everyone happy on their big purchase.
:: he's very informative and knowledgeable. we came out of looking at houses with him with a lot more knowledge and insight than when we started the whole process. we learned about a plethora of things and also picked up some inside tips along the way!
:: he answered all of our correspondence in a timely fashion
:: he kept us in the loop throughout the process of closing on our house
The Bad:
:: none
The Ugly:
:: none
Would I use Eric again? Absolutely. Hopefully I'm not moving anytime soon, but if I have to, I know who I'll be calling to help me get on my way to a new house.
This guy is IN.
