I reached out to several real estate companies when I was considering buying a house in Austin. Bailey was the one that responded to my email to Bramlett Partners and from the get-go she was awesome: warm, attentive and helpful. The response was very different from the generic replies I got from other RE companies.

My husband and I are from out of town so all of the initial search was done online. Bailey asked questions to try and tailor the search to what we were looking for and helped us narrow down some areas/neighborhoods to focus on.

When we finally got to visit Austin for an exploratory trip, Bailey drove us all around town while giving us an introduction and the low-down of each neighborhood. We viewed a couple houses, and through this entire process she pointed out details we would have normally missed (e.g. how to tell if the foundation was recently redone) and information that only locals would know. She was super patient with us, and her local knowledge and insight is invaluable. On top of that, she is just super sweet and fun to hang out with.

Eric has been a great help for me with my central Austin property for a number of years. His expert knowledge of the area has been extremely helpful for me in evaluating the best use of the house, including whether to rent it, how much to rent it for, whether to develop it into multi-family condos, etc. The property is in Barton Hills, so finding its highest & best use wasn't cut & dry. I've been approached by developers who want to build condos & I have a tenant who wants to stay in the property. Without Eric, I wouldn't know what either scenario would really look like, but through his guidance I've been able to develop a long term strategy that best fits my goals. I've turned to Eric to help determine the fair market value of the property in its current condition, what it would be as developed, and what its fair market rental value is. Eric has helped me put together a lease for the property and gives his honest advice on my best options. Eric is unique in that he really and truly gives you his honest opinion and good advice. I find that many people in the real estate business are out for themselves, and I don't feel that way with Eric at all. As a result, I've been able to maximize the profitability of the property. Eric sold our house in Austin this year and was a very big help. The property had been a rental for a few years so he helped us get contractors in to change out the floors, paint the house, make the yard look nice, and fix a roof leak. Eric and his team worked really efficiently and were able to get everything done in about 3 weeks. He did a great job marketing the house and helped us negotiate a good deal on the house when the market was slowing down. Eric really cares about his clients and you can tell that he has a lot of experience. I would not hesitate to work with Eric again and I think that he's a great agent for anyone in the Austin area.

My boyfriend and I were first time home buyers, and new to the Austin area so we were a bit hesitant starting our home buying. We were set up with Tara and Andrew, and the experience was awesome! I really couldn't imagine us getting through the home buying so quickly and (relatively) stress free without them.

Both Tara and Andrew were very responsive and available whenever we had questions or wanted to check out a property. We super appreciated Tara's honesty when it came to home values. She steered us from an initial perspective house that we loved, but wasn't a great value and ultimately, we're sooo thankful that she did. We ended up finding a house a few weeks later that was better for our budget, and that we loved even more! We never felt pressured, and both Andrew and Tara were proactive and very communicative through the whole purchase process.

My husband and I had the pleasure of working with Will Mackintosh late 2017-early 2018. We wanted to buy some investment property and he came highly recommend. It was the best decision we made, he is superbly knowledgeable about what areas are good for investment and more importantly guided us towards the correct price range so that the investment would make sense. He made the whole process easy and enjoyable for first time investors like us who are understandably stressed about everything. He also recommended a fantastic property management company to take care of our property. All in all, we would absolutely recommend him!

We were considering moving from San Francisco to Austin so we took a trip out to Austin to check out the neighborhoods. Before we went, we did a bunch of research to find a good real estate agent that could show us around. We ended up with Kasey Gilliam from Bramlett Partners and she was amazing! Kasey drove us around the neighborhoods for two days straight, showed us a bunch of properties, gave us an overview of the pros and cons of different neighborhoods in Austin, and also gave us her opinion on each of the properties we saw. I've worked with real estate agents that just go with you, open the door, and then don't give you any advice on the property. In my opinion that's not helpful at all, and Kasey certainly added a lot of value in our decision-making process! I would highly recommend Kasey to anyone who's considering buying in Austin.

Eric and his colleagues and staff were super helpful and extremely knowledgeable during the sale of my mother's house. I couldn't have asked for a better experience during this stressful, uncertain process. I received answers to all my questions, never felt foolish for asking anything, and felt extremely confident in their abilities.
The professional photos were an asset to the listing. The software application that his company uses enables both the client and staff to remain on the same page throughout the entire process. I felt that at all times they had my best interests at heart and they were open and honest about everything.

We just closed on our first house and we are grateful to have worked with the firm, specifically with Kasey Gilliam whose service was absolutely top-notch. My wife and I give her our absolute highest endorsement.

The overall transaction went very smoothly and Kasey was in full control throughout. My wife and I are first time home buyers, which comes with a lot of anxiety, yet Kasey kept us calm and confident. Kasey showed she was an excellent listener by showing us highly relevant properties at the beginning. We found one that was pre-market that we loved and Kasey crafted an excellent strategy that worked out perfectly.

There were four attributes in particular that stood out:

1. analytical nature - Kasey mentioned she was previously a CPA and it showed. We absolutely loved how analytical she was which was incredibly effective for us, since we're of the same mindset. She did great navigating us through so much uncertainty carefully measuring expected risks & rewards.
2. reliability - she always responded very quickly who was extremely knowledgeable and genuine (e.g. she was unafraid to say she didn't know instead of trying to fake it like I have encountered in the past). No calls or texts were ignored.
3. reassuring - as first time home buyers she gave us a lot of good and salient information without overwhelming us. She always made sure we understood something before going further. She was calm throughout which gave us incredibly high confidence in her ability.
4. outcome - most importantly, she delivered the outcome that we desired drove the process with few frictions making it much smoother than anticipated.

This is our first purchase so admittedly I don't have much basis for a comparison. But after reading numerous books and speaking with so many who went through this same process, it's clear Kasey provides a level of service that is among the very best.

My wife and I worked with Tara McGuire to buy our first home together. We started the search back in December 2018 and took six months to find the right home. During that six month period Tara never pressured us to pick a home. Best of all she is great negotiator when it comes to the contract. We definitely recommend Tara specifically and Eric Bramlett Partners generally.

Eric was an absolute pleasure to work with. He's very knowledgeable, which I suppose you would expect for Austin's number one realtor. And he's also super friendly. I was contacted by the realtors that promise they'll buy your home if they can't sell it. Of course they will! But at what price? Heck, I'll buy your home if it doesn't sell. You get the point. Eric puts a ton of work into selling a home. Professional photos really make a big difference. Postings on all the real estate websites, etc. And the list goes on and on. I'm not being compensated in any way for this review. I just appreciate it when service exceeds my expectations and want to give back in the only way I can.

Tara McGuire helped us with the sale of our home in Austin, that just sold recently. I am very pleased with her work.

The sale was a very challenging one, solely because a co-owner of the property made it difficult. Despite this, Tara stayed by our side and worked with us to get the house in top shape and prepare everything necessary to sell our house at a reasonable price. She worked with us for months and never gave up. We ended up selling the house for a great price because of all the hard work and persistence that Tara provided.

She really knows her stuff - she was able to give accurate prices for what the house was worth based on its condition. She made on-point predictions about how the sale would go based on the house's properties. She also helped us determine exactly what needed to be done to increase the value of our home. Her husband Craig is also a fantastic contractor who helped us make ideal repairs on our home.

Vicki Duran was referred to me by a friend a mine who had previously used her services. Right from the first time I connected with Vicki, she has always been well-prepared, action-oriented and knowledgeable not only about the housing market but all the peripheral services as well. Vicki is extremely detail oriented and took every single one of my requirements very seriously. Because of my busy schedule, I was not able to go and see the property myself, but could trust her to close on the property remotely. She was able to close the property my choice in just 3 weeks, negotiated major fixes, connected me to a good mortgage company (I did my own research but this was the best), arranged for a painter, and provided reco for property mgmt services! Ever since, I have already referred her to multiple friends and families who are also planning to purchase property in Austin area. Vicki is awesome!

My husband and I worked with Will Mackintosh. From the first time I reached out through the closing process I couldn't have imagined it going any better or smoother. My husband and I were what I thought was a tricky situation. Due to work we were each coming from a different state and only had a full weekend to look at houses on both sides of town. I know Will is a busy man but he made us feel like we were his number one priority. We were happily surprised we found a house that weekend and Will made all the E-paper work extremely easy for us, even attended walk throughs we couldn't be there for, and referred us to an amazing mortgage broker. I was so happy we found Bramlett Partners and Will. Without a doubt I couldn't imagine using anyone else in the future and definitely would refer them to any family and friends needing a realtor.

Kasey Gilliam was AMAZING!! As a first home buyer I had little knowledge about the process or what it looked like (and was SUPER nervous) -- Kasey made this super easy and helped me understand everything that was happening along the way. Kasey clued me in on a ton of stuff that she didn't necessarily need to and I truly felt that she had my best interest in mind from start to finish. She answered every question I had right away and was super flexible and quick to get me in to see properties at times that worked with my schedule. She took the time to go over all the documentation with me to ensure I understood what I was signing and agreeing to, she showed up to every inspection and helped research some issues and reached out to her contacts so we could get an estimate of possible repairs. By the time this process was over I felt like an experienced home buyer due to her knowledge and everything she shared with me and made sure I knew.

I feel truly blessed to have been a client of Kasey's --I've spoke to many others who have gone through the processes and often times heard horror stories of their experiences due to their realtor. I still can't believe I got so lucky to work with Kasey! I have recommended her to every person I talk to! She is experienced, professional and very personable. I love my new house and don't plan on every leaving -- but if I am every in the market for another purchase I can only hope that Kasey would take me on again!

We were new to Austin, new to Texas and having lived abroad for two decades, new to the process of buying a home in the USA. We found Eric through Yelp after an exhaustive search for a property management company in Austin. After speaking to a few different companies we decided to go with Eric and his team. From the outset we felt very comfortable with Eric - he was very responsive, knowledgeable and patient with us. Within a few days of contacting him we had a full analysis of our properties, work needed to be done, and listing examples. Once we signed on with him we felt very relieved that we had an experienced and very approachable team on our side. Since then we have purchased additional property through Eric. The buying experience met our expectations. He had properties lined up based on our criteria and helped us make informed decisions. Eric and his team go the extra distance. There was a property on the market and we could not visit it. Eric offered to make a short video tour and sent it to us. BTW we had previously interviewed many other realtors and Eric was hands down one of the best.

My husband wanted to move to Austin to have more job opportunities. We lived in oregon and I had to find a realtor in the Austin area to help us. Vicki Duran was one of the best agents I have ever worked with. She spent all day with me showing me the area, stores, and I believe we looked at over 12 houses in one day. We then took my husband by the top 3 houses. It was a late night.

She helped me make an offer on a house the following day. She helped us through the walk-through for the punch list. We had to return back to Oregon to finish packing and move.

Vicki did our final walk through for us and was also available to let the pest control company in for the initial spray. She then dropped off the keys to our new home at our hotel so we would have them when we got here.

In my opinion, Vicki went above and beyond her realtor duties. I really like her and highly recommend her.

When our friends heard that we were planning to buy a house, they warned us that it was a long, arduous process. With Eric, the process was the exact opposite. With his help we were able to find a great house in much less time than we expected. Eric gave us solid advice throughout the process and helped us get a good deal. Everything went very smoothly and we're excited to move in to our new home!

It was our first time buying a house, and we had lots of questions. Eric was very patient, informative, and friendly. He was never hard to get a hold of, and responded very quickly to our messages. He has a lot of experience with the Austin housing market and suggested several neighborhoods that we hadn't been considering. He gave us good advice about renovation possibilities and talked us through which houses we could improve the resale value of.

We worked with Kasey Gilliam to find our new home in Georgetown and she was amazing to work with. We were new to the area and Kasey was very patient letting us explore different parts of Austin and knowledgeable of the real estate market here. Kasey made what is normally a very stressful time go smooth and easy. She kept on top of communications with everyone involved including our realtor in Colorado concerning the home we were selling. I would definitely recommend Kasey if you are looking to buy or sell a home!

My husband and I were moving back to Austin from Seattle and contacted Eric after reading his numerous Yelp reviews and experiencing slow communications with the realtor we originally intended to use. We made the right decision to work with Eric! He listened intently to our requirements over the phone and quickly had a list of houses that actually met our criteria. We worked with him to plan a last-minute 4 day trip to Austin, where he and Bailey spent 4 days taking us through over 35 houses before we had to fly back to Seattle. He and Bailey were both super-responsive to all our emails/texts/phone calls before, during, and after our 4 day trip. Both Eric and Bailey were relaxed, helpful, and candid throughout the process. Eric is super-knowledgable about the neighborhoods we were considering, which really helped us better understand what to expect with each home we saw.

Eric allowed us to walk through each home at our own pace, hanging back to answer questions if we had them, but letting us experience the home for ourselves. He was upfront about potential issues in any home we looked at, rather than blindly encouraging us to just purchase a home already. By the time we flew home from our trip, Eric had prepared our offer and sent everything we needed over to us to sign. He helped us through the process and recommended an excellent lender who was able to offer us great rates and patiently listen to all of our first-time home buyer questions. When we panicked over not understanding something in the contract at the last minute when we were supposed to be signing all the papers, Eric quickly responded to our text (after hours in Austin) and called us to explain what we were confused about.

Buying a home from another state is difficult, and Eric was a great realtor throughout the process. He and his team even arranged for flooring companies to access the house so we could arrange to have floors installed before our move from Seattle. Once we moved into the house, I had trouble operating the jacuzzi in the Master bath, and Eric was quick to respond. He not only re-sent the inspection report, but called me and patiently walked me through trouble-shooting the tub until I got it to work.

We are very happy with our experience working with Eric and Bailey and would highly recommend them without reservation to anyone looking to purchase a home in Austin.

We worked with Katie as our agent for our home purchase. She was very friendly and very easy to work with. We were concerned about the price we were paying for a resale home and she did a thorough market analysis to ensure it would be appraised for that. She helped us throughout the process with all our questions and concerns patiently even though the sellers were not the easiest to work with. I recommend working with this firm.
