Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular.
And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely.
This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier.
Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena.
There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.
Thanks to our agent Lauren the whole process of buying a home felt much easier than expected. She did a great job relaying information and breaking down the process so that we didn't feel overwhelmed. We had a few setbacks with repair items before closing but Lauren handled it in a way that didn't add stress to our lives. She is highly competent and also a really kind and caring person. I have full confidence in her and have recommended her to friends.
Professional and efficient ! This year we bought our first house with the help of Eric. It is very stressful because we never went through the process before but Eric was amazing and explained us everything. He really made everything go easy ! I especially liked working with him because he has been very honest the all way, telling us when he thought something was wrong rather than just pushing us to buy ! We had to go through the all paper process from New Hampshire and Eric has been amazingly available. I would highly recommend him to anyone !
I chose Eric because of his ratings on yelp, and boy, are they right! I have bought and sold several houses over the past few years, and Eric is by far the best realtor I have worked with. He went above and beyond to make everything so simple for us. Our house sold in just 1 week! I have already recommended him to others, and I will certainly continue to do so!
Eric sold my mother's house in late 2014 and I dealt with him through the whole transaction. Her house wasn't in very good shape, but he helped us find a price that made it sell quickly while we were still able to get a good price. The buyer wanted a bunch of repairs, but Eric explained that we'd already accounted for that in the price, and we didn't have to fix anything or pay for any repairs.
Eric knows central Austin very well and is pleasant to work with . He and his assistant Bailey were always available by phone or text. They are very good at communicating and answering all questions and concerns. I gave Eric 5 stars because he's good at what he does and cares about his clients.

Eric is the best! He sold me my first house in 2005 and we've stayed in touch ever since. Any time I have a question about home repair, home improvements, or anything to do with real estate, I talk with him and he gives me great advice. I took a job in 2012 in Houston and talked with Eric about keeping the house as an investment or selling it and decided to hold onto it as an investment. Eric is great because he gave me honest advice, rather than trying to get me to sell the house since he would get a bigger commission. He helped me rent my house out and we had a tenant in less than a week. I manage the property myself and call Eric when I have questions about how to handle the tenant or anything else. I wanted to sell the house this summer but after some more great advice from Eric we decided to lease it again and to keep it as an investment. He again helped me rent the house out and was able to do it within 3 days and for 2 years! I'm buying a house in Houston and he's been giving me good advice for that purchase, even though he's not making any money on the deal. He's the best realtor I've ever met and would and have recommended him to everyone I know.

The thought of selling my home really had me stressed, but right away Eric reassured me that the market in my area was very strong and selling would be relatively easy.
During his initial consultation, he laid out suggestions for a higher return on investment and all the things I could / should do to prepare for listing. This included referrals to reputable remodeling contractors and a staging professional.
It was a lot of work to do, to prep the house, but in the end it was totally worth it and I'm glad I did it all.

My dad was looking to purchase a house so that my brother and I could rent from him - splitting a mortgage is cheaper than two one bedrooms in Austin- so I googled best realtor in Austin. Eric Bramlett came up, and I was not disappointed! Jennifer Bailey was the realtor we were matched with, and she walked me through 40 different houses without complaint. We looked at houses for around 3 weeks, and closed within three weeks of putting in an offer. This was personally my first time looking at houses as an adult, and Jennifer was ready and available whenever we needed her to answer whatever questions we had. I appreciated that I was not looked down on due to being young and it not being me who had the money. She was very knowledgeable about everything from the area, to resale value, to the builders of the homes we were touring. Excellent service!

I moved here with my family 10 years ago from Ireland, I am so grateful I met Eric. I bought two investment property with Eric's help. Eric was invaluable to me helping get tenants and vetting them to make sure I got the right ones. He is a wealth of knowledge not only with real estate but his list of "fix it" guys for any problem that might occur in renal properties. This was a huge bonus to me, especially since I moved from over seas and were not familiar with the area.

Eric Bramlett is an incredible realtor. When my wife and I were looking for a realtor to help us relocate from California to Austin, Texas, we were impressed by the quantity and quality of the online reviews for Eric... and let me tell you, they were not incorrect. Eric is very knowledgeable of the entire Austin area, but he was also very accommodating of our timeline and our need to work feverishly to find a home quickly (as it's not easy to go back and forth from CA to Austin multiple homes).
So, the result was that within 3 days we viewed at least 30 homes - and then made an offer. Eric navigated the offer and closing process like a true veteran, foreseeing (and avoiding) multiple pitfalls while negotiating very favorably on our behalf with the seller in a pretty strong seller's market. Most importantly, he's a great guy with excellent family values. I could not recommend Eric any higher or with any more enthusiasm.
Eric represented me when I bought my house in Clarksville in the summer of 2012. I met him through friends quite awhile ago and we looked for awhile. Well, we looked for a really long time. We started looking in 2007 and I wasn't sure that the market was the best time to buy. I turned out to be right and am happy that I waited to buy. We looked a little in 2008 but started really looking again in 2010. We put in probably 5 offers and contracted one other house, which I backed out of because it was going to be way more work than I wanted to put into a house. The house I ended up buying is great for me. There's some improvements I can make, but I don't really have to do anything. It's on one of the best streets in the neighborhood.
I can't rate Eric's performance highly enough. He's obviously very patient and is absolutely not pushy at all. He knows central Austin extremely well, as we were looking in Clarksville, Tarrytown, Barton Hills, Travis Heights, & Bouldin Creek. When it was time to negotiate, he let me know what to expect & what was reasonable. He helped me through the inspection and through the loan process. Very recently, he's recommended a good a/c guy when my heater went out. I'm more than satisfied with his services. He doesn't really seem like a salesperson at all, but more like he's just helping me through the transaction.
I worked with Vicki Duran from Bramlett Partners during my search for a property in Austin. The thing that I liked the most about working with her was her promptness at responding to my emails, calls, messages. She was genuine and made this process seamless. Eric sold my house in west Austin and performed as well as I expected after my last great experience. We had an acceptable offer within two weeks. Things got a little shaky during the inspection period because the property needed a new roof. Eric helped get me through the negotiations and then introduced me to a vendor who did a great job, and who was cheaper than the 3 other vendors I received quotes from. It's not always easy to find a realtor with the experience and knowledge that Tara McQuire has. I have had the good fortune to have her assist me on both selling and buying properties. This last purchase of a house in North Austin came with so many hiccups. Tara was excellent in handling of showing properties within the COVID guidelines, working with realtors, lenders, title company, City of Austin and the demands of the Seller. Tara has reached that point of excellence that you can only get with experience. There is nothing that could have been done better or more efficiently than what she did to make the sale go through. I cannot recommend her enough for all your real estate needs.

Eric has represented me as both a buyer & seller. He sold me an investment property in Austin in 2007. He was awesome to work with throughout the transaction, knows a ton about Austin, and just real estate in general. In January 2014, I decided I wanted to sell the property to free up some cash. Since Eric was great to work with on the purchase, there wasn't any question I'd use him to sell the house. We went over pricing for a bit, looked at the market, etc and then came up with price. Eric spent a week or so getting everything ready and we had it on the market. Long story short, we had a cash offer in less than a week. After the property was under contract, the Seahawks beat the Saints and were headed to Jersey for the Super Bowl (I'm from Seattle and live in Seattle.) Eric was able to get the property to close a week ahead of time, so that I had great seats for the game.

Couldn't be more thankful to have Eric Bramlett as my broker especially for my 1st ever home purchase! He was personally recommended to me by the builder I work for and as soon as I engaged him with interest he went to work. Being in the construction industry I was mindful of ideal locations to invest in and didn't need to bother with numbers. Eric though took the initiative to provide evaluations anyway which is one of the many examples of the sort of consideration he puts into working with you. My interest was mostly with affordable new construction which he provided options to weigh out. Eric is a fantastic real estate broker. He's extremely knowledgeable of the market, and very patient. Eric has been helping me with an Austin purchase for over two years now. I'm making the purchase from DC, so it can be stressful, especially in a fast market like Austin's. We had a property under contract about 6 months ago, but it didn't work out, as there were just too many items that came up on the inspection. The whole time, Eric was very supportive, and didn't pressure me to go through with the deal. Since I've been looking for so long, I've gotten to know the different neighborhoods in central and east Austin very well, and Eric was the primary reason why that's happened. another review for extraordinary services from Bailey! this time I got the opportunity to work very closely with Bailey Moran for my home purchase. We started looking at properties right in the midst of the crazy time (Jan-Mar, 2020) when home sale prices were record high at Austin. Though we missed out on some of the homes we liked, (even after offering more than the asking price) Bailey always reminded me to be patient. As soon as the COVID pandemic spread in April, Bailey was so quick to react; she shared her knowledge and her prior experiences on how the market would react. She advised me to wait for a month to fend off competition. We played the waiting game and finally bought our favorite home in the end of May, (right when the lock down ended) for less than the sellers asking price, saving grands that we would have lost overpaying. I'm proud to say that we timed it right and it was only possible due to Bailey's in-depth knowledge of the housing market, ability to smartly correlate events in the past with the present and advise decisively; again, like I mentioned before, she has the attitude to do the extra mile all the time, no sense of hesitancy whatsoever and always prompt. Glad I have a great real estate partner!
We are from CA, worried a bit to invest in Austin, relatively unknown territory; but Bailey made the difference; she guided us right from the start to the end (helping me even now 40 days after closing); She has the willingness to do the extra mile to delight customers. 6 words to describe her: She is smart and focused, honest and trustworthy, patient and responsive.

Eric was great to work with. He helped us buy and sell our home. While selling the home, we had to move and sell it vacant from over 1000 miles away. Eric not only helped us sell it, but helped us coordinate and contact good people to knock out any problems that might've prevented the home from getting sold. Overall, we couldn't have sold our home or even gotten into it without his help. He was straight forward with us every step of the way and made sure we only did work to the home that was needed to make it stand out on the market. Ultimately he helped us keep costs down and helped us ensure the property was in great shape for showings.

Great experience overall. I sold a rental property from out of state, and they took care of everything. Tara was very communicative, always quick to respond to texts/calls/emails when I had questions/concerns, and she always was very transparent and honest. I felt very comfortable with the entire process, and I also felt that with every decision and price during negotiations, I was given informed advice but I still had opportunity for my input in our decisions during the negotiating. Basically, the company and Tara made my entire sale-process pretty painless. I even went on vacation for a few days during the beginning of closing! Absolute 5-stars.
I contacted Eric to help find me a home in the central Austin area during a very hot housing market. Although the market was very competitive I trusted that Eric could help give me the edge on my competition because I knew he had a very good knowledge of the Austin market and that he had a reputation of working hard for his clients. I got introduced to Eric when he helped us find our rental apartment a couple years ago. And the experience was so pleasant, that when we were looking to buy a house, we went straight to him. And boy am I glad we did. As a first time home buyer it was important we had a realtor who was both knowledgeable and patient with the several questions we had. Eric gets high points on both. Plus he is not pushy. When we went under contract for a property where the seller was not willing to pay for the repairs, instead of pushing us to pay the extra few thousand for repairs, and be done with his job, Eric recommended that we continue searching for the right property!
Initially we had ruled out fixer uppers because of our inexperience. But Eric guided us through that process like the expert he is - I have learned a LOT from him. And its only because of his guidance, that we felt comfortable going ahead with a property that had everything we needed, except it needed a lot of work. He went above and beyond, by helping us make smart/cost effective renovation decisions to ensure we get our money's worth. And I still call him to get his advice - you can clearly see that he genuinely cares about it.
He is not afraid of answering specific questions you might have, and won't hide behind "Oh, that's a personal decision you need to make" or "I am not sure how much that would cost". He will tell you his opinion if you ask him nicely :) and that was a HUGE thing for us as first time buyers. The house we liked received 7 offers, and one of the reasons we got the house was because we had Eric on our side. Here is a direct quote from the listing agent's email informing Eric we got the house: "The seller has decided to go with your buyers because ..... we liked your professionalism in winning this contract for your buyers".
He is bloody good at what he does! Goes without saying that I will be looking to him for help with any future real estate transactions.

Well, I'll try to add more color just so this doesn't seem absurdly short. He knows the Austin real estate market essentially intuitively. He has "a guy", or gal, for anything that needs fixing or remodeling. His staging lady is an ace. He's professional in a line of work that attracts a lot of halfwits and flakes. If you've ever sold or purchased a home before, you unfortunately know what I mean.
