We have used Bailey on multiple home purchases and she is very knowledgable and pleasant to work with. I highly recommend her when purchasing a new home. She seems to be well versed in the home buying/selling process.
I am relatively new to Austin and needed to find a realtor that knows the area fairly well as I was looking for a good investment. I decided to go to Yelp and look for someone knowledgeable there. I cam across Eric Bramlett and gave him a call. I had hesitations at first because he seemed like he might be a busy real estate agent but i called anyway and he answered the phone right away and spent about 30 minutes on the phone with me discussing different areas. In all we probably only went to see 3 houses. Eric happened to be with other clients on 2 off those, but part of that was just the short notice that we gave. Both of those times, his assistant was able to show us the houses promptly. This didn't bother me thought because he was always very accessible on the phone and through email. We saw a few other houses on our own, but thats because we were just looking all over the place and didn't want to bother him if we were just feeling places out. A lot of phone calls and email later, we ended up finding a house that we love and its in a great area. I gave him 5 stars because he is extremely knowledgable, understanding, and helpful. Not once did he ask me to sign anything or pressure me into using him as my realtor. Highly recommend!
Eric Bramlett of Bramlett Partners has probably ruined any future experience I may have selling or buying a piece of real estate with any other agent. I honestly don't see how any agent will be able to compare with the service I received from Eric during my transaction. As the property involved in this sale is part of an estate that is in dependent administration, the sale required court approval at many steps during the process. Eric handled the additional headaches and holdups with professionalism and grace. He even went so far as to cover an unexpected cost out of his own pocket to keep the process moving along. In my little over half a century on this planet, seldom has any chore that I thought would be so bad turned out to be so pleasant and I honestly can say that it was mostly because of Eric's performance. I would highly recommend Eric to anyone looking for assistance buying or sell a piece of real estate.
Eric Bramlett is not like any other realtor I've worked with. Aside from him doing the job of what you expect a realtor to do, he helps his clients to realistically set goals for their home seller experience that is specific to their individual needs. My personal experience having Eric as my realtor was extremely positive and exceeded my expectations. He's patient, smart and incredibly savvy about the market. He answered my questions in a timely manner, and was supportive around issues I had no control over such as agents scheduling a showing and not cancelling if they weren't able to make it, and providing me with a referral to a good lawyer to help me deal with a contractor problem. My situation was not the norm since I was doing a lease back on the property I was selling. I was somewhat anxious about preparing my place in advance for showings. Eric made himself available to offer grounding advice. The icing on the cake was that my place sold at the listing price. He has a highly professional and talented team to assist him. I'm incredibly grateful to Eric on many fronts.

We worked with Ryan Spencer to find a rental property in Austin, Texas. Lauren Yoder helped me buy my first home. The transaction went incredibly smooth. Lauren was proactive about getting me to address things on my end before they became hiccups, and I have the strong impression she was working the other side just as much to make sure that even if there were issues, I'd never know it on my end.
Lauren took the time to explain every part of the process to me. Her initial offer of a consultation - essentially an educational session about real estate - was unique; I haven't had another realtor do that, and I didn't realize how much I wanted it until she offered. She has infinite patience for questions. I also admire her loyalty to her network, her transparency, and her obvious commitment to ethics.

We have worked with Eric over the last several years as home buyers first, and then sellers. He is the real deal.
Real estate market is competitive with a lot of agents and the noise is too high. To win clients, agents try to provide discount on commission, etc. While their focus is on winning clients, they don't think as much about the quality of service. The customer mindset usually is lacking.
Working with Eric is very different. He thinks like a product manager and how his service can benefit his clients' specific need. Home buying and selling can get emotional and there is no one template for all. I believe that Eric gets it. I have referred several friends to Eric and they all have come out happier. And, these people are different with different needs.
Eric has built a system around efficiency. He leverages technology really well and understands how to best sell a house in a digital world. His mastery over analytics around foot traffic, ad campaigns, search keywords is real. He continues to learn and educate himself to apply new ideas, thereby keeps increasing the repertoire of techniques he uses to sell a property.
The best thing about Eric is he leans in completely. We recently moved out of Austin and had to sell our home. It was an old house that needed a lot of work. From exterior painting and siding work, HVAC servicing, plumbing fixes, etc. As you can imagine, it is extremely hard for me to talk to contractors and check their work remotely. Eric and his team took it upon themselves to offer this as a service at no additional cost to us. They scheduled all the contractors, checked their work, and we were able to sell the house without any other issues. This shows tremendous customer mindset.
I know that Eric is rated as one of the top agents in the area, but what makes him top ranked is his unique and fresh approach to real estate. His command over customer service and technology puts him leaps ahead of anyone else in the real estate market in Austin today. He is the only one I would work with despite having other friends who are certified agents. If you need to buy/sell your house, consider Eric. You won't be disappointed with your choice.
There are A-players. There are players who can put these A-players to shame. Eric falls in the second category. Eric was referred to us by a good friend and it is one of the best referrals I could have gotten. I have worked with other real estate agents before (in Austin) and there is a chasm between him the others I have worked with in terms of the quality of work he does, the detailed follow ups, the no BS feedback on a property, his knowledge on almost every neighborhood in Austin, and more importantly discretion on when to show patience vs when to hustle. When he (and Bailey) was showing us homes, they were patient as we moved from one home to another. Most times we were not excited and at times when we overlooked something, he would make sure we were aware of it (even though this created more work for him). This way, we kept shopping around for "some" time. I learned a lot on what to look for in homes, what things can be overlooked, how much would it cost to fix something, etc. He is like a human version of 'real estate google' when it comes to expertise and readiness on sharing his years of knowledge. When we put the offer finally, he was super determined to make sure that we got the best deal. Another great quality I admired was the richness of his connections from contractors to inspectors. These guys are A-players too, thorough professionals both in terms of work and money. Eric worked to help us understand how much we would be spending on this home to get it in shape based on inspection reports. His common sense helped a lot in our decision making. We obviously had our own lens and perspectives and he challenged few of those without being condescending. This helped us with our blind spots as we worked with our counter offers, leading to a successful purchase. Where it got really interesting to me was his admirable ability to hustle us and make sure we were not sitting on our butts just because the purchase was done. We planned to lease this property out and the day we signed the contracts, Eric got the property listed as a rental. He had already done extensive research on the neighborhood comps and helped price the house competitively. We got a renter in 2 days with entire background check complete and the entire credit goes to Eric's team. We still had to get stuff done - repairs, yard, etc. Because he was aggressive in getting this on the market, we hustled and worked with contractors to get the house in prime condition before our renter moved in. Eric is an amazing person. He is very honest and extremely good at what he does. He also some great ideas on technology and real estate industry. I have already recommended his services to friends and family. There is no better person to go to for help with your home buying/selling.

I've worked with the Bramlett Real Estate firm three times -- once in ~2014 prior to a cross-country move. Bailey on their team helped to find a rental house that was perfect and had it all ready when I got to Austin.
A couple years later I was ready to buy in Austin and reached out to Bailey again, who worked with me for a couple months until I found the perfect house -- it was a dream and the process was made super smooth by her professionalism and experience in the CATX market.
Fast forward to 2019, and due to work and life obligations I've moved to the West Coast -- and I leaned on Bailey and her team (many people worked on it) to sell my house. They did the whole thing remotely while I was already on the West Coast, helped to clean and stage my house, took awesome photographs and prepared perfect documentation on the house -- and in the first week after putting the house on the market we had 2 offers and one over asking. Then the process was super smooth through closing, with their team using a task management system to help me stay on top of documentation and all my tasks and deadlines. Not once was I stressed about missing a deadline because I knew her team would follow up and had it all as ready as it could be for me. They just rocked it.
Whether you're renting, buying, selling I'm 10000% confident in the Bramelett Residential team and as they say in some industries -- you don't have to trust me or this one review - trust their documented processes and history of success. Kristin Wellborn was awesome! We found a home we liked while on vacation. When we returned late on Sunday, we asked her to schedule a showing. She did a late evening showing with us THAT SAME DAY and then followed up on Monday morning at like 7am! She was super responsive at every step of the buying process, always reachable by phone, and willing to go the extra mile in explaining or negotiating with the selling agent. I would recommend her to friends and family any day, and plan to.

As this purchase was made through the COVID period, and inventory slowly coming to market, Kasey was especially wonderful and patient with the search.
Kasey's intimate knowledge of the Northwest Hills area was extremely helpful as we were able learn about properties early, develop strategies and plan accordingly. She focused on me as a customer and was very honest many times when she thought something was not a great deal, and would listen to my concerns about each property.
After months and months of looking - we finally found a perfect fit and she guided us through the closing and got us a great deal. She found us the best surveyors, financing, inspectors and anyone else we needed to get us the best deal.

Kasey Gilliam was wonderful to work with. She is extremely responsive, knowledgeable about the area, and really knows what to look for when walking through a house. We moved to Austin from out of town, and because of COVID, we ended up viewing several houses-- and eventually buying a home-- over FaceTime. Our home buying journey began in June of 2019, passively looking at homes in Austin but unsure of how serious we were. We had just moved from Boston, MA and were still getting settled in Austin, but had a feeling this was where we wanted to lay down roots. As we inquired about a home we received a reply immediately from Kristin.
From there, we had our initial meeting, explained to Kristin the area and types of homes that were appealing to us. Kristin listened, took our feedback, gave us some great insights on the market, housing styles and locations and showed us three different styles of homes to get our reaction to each one (very insightful!). Unfortunately, since we were in Austin for less than a year, we decided to give ourselves a bit more time. Through the course of the next year Kristin would check in from time to time to see how we were doing. Many realtors would identify that we were not motivated and move on. But not Kristin! She was patient and responsive no matter what.
Fast forward to July of 2020. Now just over a year and a half in Austin and we knew this was the place we wanted to be. Once again Kristin was responsive and ready to meet us right away to start looking at homes! We toured multiple houses and she was able to answer any and all questions. Each time she was professional, fully prepared and easy to talk to!
When we found our home, she helped us with the offer terms and gave us great coaching throughout the process. Unfortunately, some things fell through and we decided to not move forward. While many realtors may be frustrated with the back and forth, Kristin went above and beyond through the entire process while maintaining a great attitude.
