Kasey was absolutely amazing! I came to her as an aimless buyer. I didn't know if I wanted a house or a condo, I didn't know what my budget was, I didn't know a thing about Austin, and Kasey could not have been more helpful. With one day's notice, we were in properties touring and talking through my likes and dislikes. Within two days of our first call, we had seen seventeen locations. When we finally did settle on a condo, there wasn't the perfect floor plan for me, so she took it upon herself to go off-market to see who would be willing to sell, and sure enough, she found someone. Multiple times she met me wherever I was staying and took calls well outside of business hours. She was a fantastic resource in the negotiation and then proceeded to talk to designers for me out of the kindness of her heart. Working with Lauren was fantastic! We are first-time home buyers and had a lot of questions and concerns. Austin is a difficult market as a buyer and despite the fact that winnings bids were as high as 20-25% over-asking we managed to find a house, in the neighborhood we wanted, at a price range we were comfortable with.

Craig McGuire from Bramlett was the first to reach out to me - within 30 mins of submitting my online inquiry, Craig reached out to me via phone to introduce himself and to gather some information about what it was my wife and I were looking for. From there, the rest is history.
The most nerve wracking aspect of this process was the fact that we were out of state buyers looking to build a home in an area that my wife and I were not familiar with. On top of that, once we settled on a location, my wife & I would rarely be present during the build process.
We cannot thank Craig enough for the all of his help and insight he provided us throughout the nearly 9 months of working with us. Craig made the entire process easy, and left us with much less stress than we had anticipated we'd be faced with.
Craig was always willing to text, talk via phone, conduct FaceTime sessions, etc. so that we had the information we needed, to answer our questions, to walk us through the home as the build progressed, and to act as someone that gave us general guidance at any point in the process.

I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL. I think it's easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than answering my questions, because I didn't even know what questions to ask. She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process. She provided a stager...free of charge!...who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the offers I got on my home were staggering...so much more than I had hoped. Here's where things went wrong and Bailey really showed what a fantastic agent does. My home went under contract right when we had a huge winter storm here in Texas. I'm a nurse and I ended up being stuck at my hospital four days straight. When I was finally able to get back home I found my pipes had burst and the house was flooded. I really couldn't imagine a worse thing to have happened. The floors, baseboards and all the doors had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc...and I was supposed to be closing in two weeks! Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house... she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure I was doing okay, because she knew how stressed I was. She was so reassuring and...she just handled everything. She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch. She made what should have been an incredibly stressful experience SOOOO much better! I feel incredibly lucky she was my agent.
And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected? I did, but it's worth repeating. My house was only on the market for one weekend. She is simply the best.

They say the market is so hot right now in Austin that you need to be prepared to write many offers and be prepared to get your offer beat out. I have had friends tell me they have made 30+ offers and are still looking.
That is not the case with Shaun and the team at Eric Bramlett Partners Real Estate. We went and saw three homes over two weekends. We found one that we absolutely fell for but didn't want to get to attached to it for fear of getting beaten out.
Shaun helped us quickly move and place our offer on the home. He guided us to make a competitive offer and then he took it from there. We made our offer the same day the listing came on the market. He positioned the offer as super competitive to the listing agent and was able to get the listing agent to take the house off the market before the Saturday open house. This helped us limit the competitiveness of competing with multiple bids and getting in a bidding war.
We used our option period to quickly run through all the inspectors. Being from out of town Shaun handled all of this. He even found a plumber to come out and inspect our plumbing even though everyone says plumbers are booked solid still dealing with the fallout from the ice storm back a few weeks ago. Also, because we locked the house down so quickly without other offers, we could get the concessions we were looking for after the inspections came back.
We actually have a friend who was already under contract to buy their dream home when we engaged Shaun to help us find ours. We found and closed on our house before she has been able to complete her transaction.
There are plenty of agents to pick from but if you want the best and to get the home you truly desire the option is clear. You need to go with Shaun.
Last thing to note working with Shaun. He is super laid back and you will never feel pressure from him. He uses that pressure on the counterparty to your advantage.
Work with Craig in the past and most recently worked again with Tara McGuire and she was phenomenal sold her house within three days she's very quick efficient and polite and courteous and gets the job done at a high-level. Will definitely come back to her again for any real estate needs!

A friend who had a great experience with Bramlett Partners introduced us to this real estate firm and the owner referred us to Tara who is one of their experienced realtors. We were thankful that Tara was able to expertly and safely guide us through the processes of selling our home of 25 years in the volatile Austin market during the extra difficult times of Covid. She laid out a written day-by-day plan, outlining all of the critical checkpoints and events that were required leading up to a successful closing. Especially in this crazy Austin seller's real estate market in the Lakeway/Bee Caves/Dripping Springs area, where homes were going for way over listing price quickly for multiple offers, we needed a responsive, savvy, expert in real estate and Linda pulled out all the stops for us. My fiancé and I decided to start looking for our first home earlier this year and worked with Linda Baddour at Bramlett Real Estate. We were both familiar with how crazy the market had been and were discouraged when we learned that most houses that we would have wanted in the Austin area were getting offers $100k over asking and waiving appraisals. Although it was intimidating, Linda kept us informed of any changes or possibilities every single morning and ensured us that she would find something for us. We definitely kept her on her toes by changing the locations/property type/price range we wanted to look at several times!
I told her that the school system important to me and she sent over rankings and stats at every area we were looking at.
Linda never failed us at any point and rolled with the punches, while also keeping an eye out for our previous interests. She even went as far as to take time out of her day to show us a house on Easter!
