We recently sold our home out of Lago Vista with Will Mackintosh as our realtor. As everyone's situation is unique ours was no exception. We spoke with 4 plus other realtors throughout the Austin area and none of them wanted to list at our price we believed to be competitive. Will was pragmatic with his approach and agreed our price was aggressive but not impossible and he was excited to win over our listing. I was initially quite leery of entering the crazy Austin Real Estate market. I’d heard horror stories about bidding wars with over 30 offers, having to pay $100,000 over asking price, and houses not appraising for the contract price. When I first spoke with Craig McGuire of Bramlett Partners Real Estate, he was realistic about the current market, but optimistic that he would find me a place that I would love and would feel comfortable with the purchasing process. Early on, I found a couple of homes that I was tempted to submit an offer for. Craig was thorough in his research of the homes and comps and was able to steer me away from a house that was not going to appraise and another that had potential to be a messy situation all around. When I finally found “the one” Craig went above and beyond to help me put together a strong offer that I could feel comfortable with. He made himself available whenever I need to talk out the situation and alleviate any of my concerns. Ultimately, I was able to have a quick closing on a house that I love with a purchasing situation that was definitely not the nightmare that I had feared. For someone who is considering wading into the Austin Real Estate market, I wholeheartedly recommend working with Craig McGuire!

Simon Vand at Bramlett Real Estate was my realtor and I could not have been happier with the experience. I was a first time home buyer in the booming Austin market so there were many challenges that presented themselves. Simon was incredibly accommodating and made himself available on very short notice to view listings that were sure to be off the market in very little time. I had never been through this process before and had no idea what to expect with each new step. Simon helped to guide me through what to expect and what to think about in each location that I considered. KASEY GILLIAM was so amazing that it took me a while to write this review because it was hard to put all that she did for me into words!!! Even though I work in the industry, once I was in the shoes of the buyer things were still nerve-wrecking. Kasey is responsive, runs a schedule, and she shows up SO prepared---she knew everything about the house when we went on a viewing, understood and LISTENED to what was important to me in a home and so she knew what to point out on the tours (things I would like/not like etc.). There were also many cases where Kasey brought up concerns to me on the property that I didn't think of---this meant a lot to me because it showed just how much she cared (was more concerned with me getting into a home I loved even after closing than just making a quick sale). When I was nervous about signing or saying "okay lets do this" she was there---with ZERO pressure---giving me the nudge that I needed because it was a great deal/house. When the builder had to change things or when issues arose she was RIGHT there on the phone talking me through it and talking me off of many metaphorical cliffs :). She is the best of the best in Austin and I will always refer her and use her as long as I am buying houses. Thank you Kasey!!! You helped make my dreams come true!!!

Vivia helped us in buying our first home. It was an amazing experience. Vivia made it so easy for us. We were not local and we just met Vivia once and told her our preferences and that’s it. She did a bunch of video tours for us and we were very sure that Vivia would take care of all the nitty gritty details and that’s just what she did. She would send detailed pictures... of a broken tile... scratches on the floors... just like the things you would notice when you’re going through a home yourself. She would even tell us what would be safe with a baby and what wouldn’t be. As we were expecting our first child, her insights were super helpful and things we wouldn’t have considered/known anyway. She worked with a tough deadline as we wanted to move in as quickly as possible. After a few offer refusals we landed on our perfect home. Thanks to Vivia and her willingness to work even during her vacation, we put in an offer in time for our current home and we couldn’t be happier. She was very thorough with the paperwork and took care of all the details of the contract (knowing we wouldn’t know any of these anyway) with all the financial and legal Mumbo jumbo. She made everything so easy that we pretty much shopped did online shopping for our home. If you’re looking to move to Austin just like we did, I would highly recommend Vivia. She knows the market, great at negotiating deals and above all she’s just so personable. I would give 10 stars (out of 5) if I can! Oh and did I mention we still stay in touch! She’s THAT awesome.
It was an absolute pleasure to work with Vivia. But, most importantly she priced our house right. Further, she made realistic suggestions and found a fantastic stager, both of which helped to show the house in the best light possible. Vivia was very responsive and did everything she said she would. The marketing was exquisite and so professional. Our house sold so quickly that we decided instead to rent for a while. And, yes, Vivia helped us with that too! But, if we do end up buying in Austin, Vivia will be the first and last realtor I will use. As a first-time seller of my first home, I did not have any idea how to sell a house. My agent was Philip Myers and he held my hand in explaining all the process of getting the home ready for market.
As a first time seller, he had all the answers to questions I didn't know to ask! Philip ran comps and helped us to determine the asking price, which was far more than we expected.
Philip provided us with a staging consultant for free that showed us where to place furniture and which pieces to remove to make the home more marketable. The photographer that Eric Bramlett uses for photos was phenomenal and he had so much to offer even down to which lighting produced the best results.
Throughout the entire sales process, Philip was professional and pro-active. He made us feel like we were his only clients, which is tough in this busy market. He was on top of all the details and negotiations and provided us with guidance I did not think was possible. All the pre-sales contract details up to the closing was painless. Simon Vand helped us buy our first home during a very chaotic time in the Austin market. I would recommend him to anybody looking for a home in the Austin area. Simon is knowledgeable about every market we looked in, about negotiating with different types of sellers, picking mortgage brokers, and also house quality and integrity. While we looked at properties, he helped us understand potential issues and red flags. He learned our needs and preferences very quickly which really helped get us in the right area and the right type of house; he knew we had found our dream house as soon as I did! I was always really impressed by how much respect he showed for every house we visited, making sure we left them exactly as we found them, every window and door locked, every fan and light switched off, no footprints or smudges anywhere. Simon is an honest agent even when he could benefit from leaving out details or letting us get carried away with high offers. He was respectful of our financial situation and never, ever pressured us to offer more than what we were comfortable with. Simon helped us write competitive offers in many parts of town and his suggestions helped us buy our house without going over other offers. Even on losing offers, we were never discouraged because we were sure that when the right place came along, Simon could help us land it. He helped us understand every part of every offer we wrote and consulted us on absolutely every decision, even when there were "standard" ways to do things. He was always very clear about our rights as home buyers and all options available to us. He always respected the seller's agent positions and communicated with them honestly while advocating for us 100%. Simon was always available to answer questions quickly and made himself available around our schedule to show us properties. We knew of course that he had other clients but always, always, made us feel that we were his top priority. When he went out of town for a week, he was still available for questions and he set us up with a fellow agent, Tyson, who was also really great about showing us houses quickly. With Simon's help, we closed our house a week before we expected to in a time when buyers were missing closing deadlines left and right. We will call Simon again in the future if we ever list our house or want to buy another property, no question.
