I worked with Lauren Yoder to get the coolest condo in town and I couldn't have asked for a better guiding light in buying my first home. She was not only professional, but down to Earth and effortless to work with. Lauren has a great attitude and was very patient with me in navigating this crazy market. She was confident in her abilities and always upfront about what I was getting myself into. Not once did I feel like she was pushing me in any one direction, which made the decision making process feel like I was in control.

Lauren has found homes for several of my close friends and makes it a point to establish a real connection with people she works with. It felt like I was working with an old friend that I could trust right away. I'm happy to say that I not only acquired a new home, but also a new friendship.

My wife and I had the pleasure of working with Linda Baddour to find our dream house in Austin. Being out of state, and new to house buying, my wife and I were a little apprehensive about the whole process. Lucky for us, the first person we spoke to was Linda, and she was so great to work with. She walked us through the whole house-buying process and how to navigate the hot Austin house market. We are out of state buyer and Shaun had helped us through the whole process smoothly. He is very knowledgeable in the area and had been very patient with our constant questions. He was available for us even with different time zones. He always answered our questions diligently. I was initially quite leery of entering the crazy Austin Real Estate market. I’d heard horror stories about bidding wars with over 30 offers, having to pay $100,000 over asking price, and houses not appraising for the contract price. When I first spoke with Craig McGuire of Bramlett Partners Real Estate, he was realistic about the current market, but optimistic that he would find me a place that I would love and would feel comfortable with the purchasing process. Early on, I found a couple of homes that I was tempted to submit an offer for. Craig was thorough in his research of the homes and comps and was able to steer me away from a house that was not going to appraise and another that had potential to be a messy situation all around. When I finally found “the one” Craig went above and beyond to help me put together a strong offer that I could feel comfortable with. He made himself available whenever I need to talk out the situation and alleviate any of my concerns. Ultimately, I was able to have a quick closing on a house that I love with a purchasing situation that was definitely not the nightmare that I had feared. For someone who is considering wading into the Austin Real Estate market, I wholeheartedly recommend working with Craig McGuire!

When deciding to sell our house, I contacted Linda as she was a friend of mine and a realtor. Even if I hadn't known her personally, I couldn't have chosen a better agent to handle our home sale from start to finish! In our first phone conversation, she outlined this unfamiliar process and walked us through next steps to prepare our house for sale. We met her at the house to walk through it together, and she detailed action items for us to handle in preparing the house. Her careful eye for detail helped us see things we had not noticed, and she went out of her way to arrange for some things to be done that we didn't have time to do ourselves, even hiring these contractors at her own expense (mulch and power washing, complete staging of the home to add visual appeal).

Always responsive and quick to answer our questions, Linda informed us of all documents we needed to prepare for the sale; everything was easy to review and sign digitally. She is also a certified CPA and advised us on best practices relating to tax and finance. As our liaison between the title company, potential buyer's agents, and others, we fully trusted Linda to handle every detail with care. Bramlett Partners consistently studies trends in the housing market, and Linda helped us settle on an asking price that would bring in the most buyers while selling quickly in a competitive market. When our house went "live", she posted signs, hosted open houses, and advertised our property on realtors' social media to bring the most viewers.

At the close of the sale, Linda went over all offers with us in detail, helping us understand the pros and cons of each so that we could make an informed decision. She coordinated with the buyer's agent to handle everything, including negotiations from the inspection. Linda went above and beyond, even readying a backup offer if the first one fell through for any reason (thus preventing the house from going back on the market and being viewed as less desirable).

We were excited to meet Linda once more at closing, where we thanked her for her careful attention in selling our home. We are thrilled it sold for a competitive price so quickly, and we highly recommend Linda Baddour to anyone looking to buy or sell a home in the greater Austin area!

Simon Vand at Bramlett Real Estate was my realtor and I could not have been happier with the experience. I was a first time home buyer in the booming Austin market so there were many challenges that presented themselves. Simon was incredibly accommodating and made himself available on very short notice to view listings that were sure to be off the market in very little time. I had never been through this process before and had no idea what to expect with each new step. Simon helped to guide me through what to expect and what to think about in each location that I considered. He also provided me with several options of people that he trusts for outside resources such as mortgage broker and home inspector. This could have been so much more stressful than it was and I am grateful to Simon and team for that. I couldn't recommend them highly enough.

Vivia went above and beyond at every step of the process. She is extremely professional, knowledgeable, friendly, and was an invaluable part of my home-buying experience. Vivia helped us in buying our first home. It was an amazing experience. Vivia made it so easy for us. We were not local and we just met Vivia once and told her our preferences and that’s it. She did a bunch of video tours for us and we were very sure that Vivia would take care of all the nitty gritty details and that’s just what she did. She would send detailed pictures... of a broken tile... scratches on the floors... just like the things you would notice when you’re going through a home yourself. She would even tell us what would be safe with a baby and what wouldn’t be. As we were expecting our first child, her insights were super helpful and things we wouldn’t have considered/known anyway. She worked with a tough deadline as we wanted to move in as quickly as possible. After a few offer refusals we landed on our perfect home. Thanks to Vivia and her willingness to work even during her vacation, we put in an offer in time for our current home and we couldn’t be happier. She was very thorough with the paperwork and took care of all the details of the contract (knowing we wouldn’t know any of these anyway) with all the financial and legal Mumbo jumbo. She made everything so easy that we pretty much shopped did online shopping for our home. If you’re looking to move to Austin just like we did, I would highly recommend Vivia. She knows the market, great at negotiating deals and above all she’s just so personable. I would give 10 stars (out of 5) if I can! Oh and did I mention we still stay in touch! She’s THAT awesome.

A true professional! Vivia is an absolute pleasure to work with. Within 48 hours of her listing our home we had 15 offers at or above asking price and were under contract within 72 hours. Her communication and follow-through is unmatched in my experience. Lauren Yoder is a stellar broker at Bramlett. Our sale went very smoothly, quickly, and better than expected. We had a unique situation selling our short-term rental and Lauren was innovative, creative and enthusiastic.
