As a first-time seller of my first home, I did not have any idea how to sell a house. My agent was Philip Myers and he held my hand in explaining all the process of getting the home ready for market.
As a first time seller, he had all the answers to questions I didn't know to ask! Philip ran comps and helped us to determine the asking price, which was far more than we expected.
Philip provided us with a staging consultant for free that showed us where to place furniture and which pieces to remove to make the home more marketable. The photographer that Eric Bramlett uses for photos was phenomenal and he had so much to offer even down to which lighting produced the best results.
Throughout the entire sales process, Philip was professional and pro-active. He made us feel like we were his only clients, which is tough in this busy market. He was on top of all the details and negotiations and provided us with guidance I did not think was possible. All the pre-sales contract details up to the closing was painless. Vicki Duran was our Realtor and honestly There is not enough stars here to rate how Wonderful she is! She was so Helpful in selling and buying or house Always answering our phone calls texts an emails right away, answering a million of questions that we had and guiding us thru the entire process. Simon Vand helped us buy our first home during a very chaotic time in the Austin market. I would recommend him to anybody looking for a home in the Austin area. Simon is knowledgeable about every market we looked in, about negotiating with different types of sellers, picking mortgage brokers, and also house quality and integrity. While we looked at properties, he helped us understand potential issues and red flags. He learned our needs and preferences very quickly which really helped get us in the right area and the right type of house; he knew we had found our dream house as soon as I did! I was always really impressed by how much respect he showed for every house we visited, making sure we left them exactly as we found them, every window and door locked, every fan and light switched off, no footprints or smudges anywhere. Simon is an honest agent even when he could benefit from leaving out details or letting us get carried away with high offers. He was respectful of our financial situation and never, ever pressured us to offer more than what we were comfortable with. Simon helped us write competitive offers in many parts of town and his suggestions helped us buy our house without going over other offers. Even on losing offers, we were never discouraged because we were sure that when the right place came along, Simon could help us land it. He helped us understand every part of every offer we wrote and consulted us on absolutely every decision, even when there were "standard" ways to do things. He was always very clear about our rights as home buyers and all options available to us. He always respected the seller's agent positions and communicated with them honestly while advocating for us 100%. Simon was always available to answer questions quickly and made himself available around our schedule to show us properties. We knew of course that he had other clients but always, always, made us feel that we were his top priority. When he went out of town for a week, he was still available for questions and he set us up with a fellow agent, Tyson, who was also really great about showing us houses quickly. With Simon's help, we closed our house a week before we expected to in a time when buyers were missing closing deadlines left and right. We will call Simon again in the future if we ever list our house or want to buy another property, no question.

We worked with Patrick who was very knowledgeable about the real-estate market in Austin. First time home buying AND buying a house from another state is very stressful but Patrick's willingness to help video properties, provide research on local property listings, give invaluable insight into potential issues we hadn't considered in prospective properties as well as highlight real opportunities that reveal the gems in properties gave us confidence and comfort in buying from out of state. We just closed on our new home in Austin with the help of Ann Nye! When we sold our home in Denver we did it ourselves and initially I wasn't sure if I wanted to use a buyers agent or not. Let me say that I'm so glad we worked with Ann. Especially during this crazy sellers market she helped us every step of the way! She helped us make attractive offers, saved us money by negotiating for discounts, and helped us avoid mistakes. I was very impressed and would highly recommend her!

The transaction was smooth and professional from beginning to end. Will told us that we would be hearing from a number of associates regarding forms to sign, a write-up to do (ten things you love about your house), scheduling the staging person, arranging for the ECAD inspection, and then a whole house inspection. He was correct, and we felt that at every step of the way all the details were being covered.

We were most impressed (and reassured) with Will's responsiveness to every text, email, and phone call we initiated. He was both timely, and helpful with his answers and advice concerning various questions. I tried not to over utilize his time, but he always reassured me that we were free to contact him at any time. His timely communication was one of his greatest assets. We were also impressed (amazed?) that his prediction of multiple offers after one weekend on the market were realized. This is especially so since that first weekend we had a winter storm which immobilized most of the city for 3 days. Since we lost power, I had to literally search the neighborhood outside for cell reception in order to communicate and to co-sign the purchase offer. Looking back it's comical, but at the time it was crazy. Will gave us every confidence that everything would be fine. He even checked on us after the power was restored to make sure our house had not been damaged.

I understand that it's important to identify any areas of weaknesses. Honestly, I can't think of anything that I wish Will had done, or done differently. We were completely happy with the transaction, from start to finish. It's the first time I/we attended the closing without our representative, but Will explained that that was a COVID thing in effect. He prepared us well and sent the closing documents ahead of time for our review. No problems at all.

We worked with Craig McGuire at Bramlett, we have all praise for him. During these hostile months for buyers, the housing market was heavily tilted towards sellers. Craig was very patient and kind. At times when we were very much down emotionally because of losing a bid or two very narrowly, he would say all the right things to keep us on the look out for another home that would be even better fit. We ended up with a home that we like a lot, and a lot of the credit goes to Craig helping us and having timely discussions with seller's agent(s) all the time. If anything, Craig was only more cautious to not let his clients unnecessarily bid too high without being comfortable. We definitely recommend Craig's services with Bramlett.
Working with Ann Nye was a Joy We live in Fairview Heights Illinois (near St. Louis) so all are dealings were done remotely. Ann was working with our son and daughter-in-law, who live in Austin, to find a house. They had been very pleased with Ann and recommended her to us. Ann did video tours for us of the houses we were interested in and even did video tours of the parks near by. Ann helped us find a perfect house just 2 miles from the house that my son and daughter-in law chose. After that Ann helped us get loan information, someone to cut the grass at our new house until we arrive, and a contractor to do minor repairs before we arrive. Steve Crossland is the best agent you could possibly ask for and here is why I feel this way; I live outside the Austin area so am unable to be onsite to meet in person and to make personal assessments of the property. Steve, performed an individual walk-through, provided photos, well written communications with clear assessments and the actions necessary to get ready to sell. Steve and his team of professionals managed every aspect and detail to include replacing flooring, a hail damaged roof, removal of a dead palm due to a freeze, and other maintenance items that in turn made the house an easy inspection and sell!!! Steve led me through the selling process like a champion coach! I am very pleased and highly recommend you work with Steve Crossland and his excellent team.
