If you are in the market for a trusted and experienced agent, I would recommend Philip Myers with Bramlett Realty. We just closed on our second property with him. Choosing a realtor to represent you is a daunting, and often frustrating endeavor. We worked with two or three agents before we were lucky enough to be put in touch with Philip. He is very professional, knowledgeable, and has excellent contacts in all the areas of real estate from contractors, to lenders, to inspectors, to appraisers. There are always a few bumps along the way when buying or selling a property and it’s always good to have an experienced professional in your corner. When we had to push back our closing date two times, Philip handled it immediately. When the seller wasn’t getting us the appropriate documents, he made sure he followed up until we had them. He even recommended an amazing lender – this was a life saver. The two previous lenders we had spoken with had said we could only get our property with 20% down, but Philip’s contact was able to get it to us for 5% down and lower interest rates than the other two. I don’t think we would have been able to close at all on our first property if we hadn’t worked with Philip and Charlie from Austin Capital Mortgage. Philip knows the ins and outs of how real estate transactions work. When something inevitably goes wrong, he knows the next best move. I’ve recommended him to several friends and unreservedly recommend him to anyone who is serious about buying a property.

Today's real estate market has remarkably changed. You now have to compete against not only higher prices, limited inventory but also multiple bids. Craig McGuire was excellent in his approach to what is available, how to negotiate and offer the most attractive contract in a bidding war and also making sure that he is available to show when something does come on the market. I got out-bidded three times but in the end it was definitely worth it for finding the best home and more room for your buck.
I would definitely encourage anyone looking for a home, condo or lot to reach out to Craig for the best advice and strategy for buying that home.
Finding the right home for an out of state move with 2 kids through Covid within a small window was what we were looking at. We were not even sure if we could pull this off but decided to get the ball rolling. We found Kasey Gilliam and Eric Bramlett Partners Real Estate via a review based search (and we now know why she and her company feature at the top). Kasey patiently reviewed our requirements and helped narrow down the search areas to what we now know were perfect for us. Daily search results started coming in and we got to the "virtual tour+bidding" stage. Kasey and Mackenzie (Kasey's assistant) patiently walked through properties for us to view remotely and would always add comments on specifics which made our filtering much easier. With a fair idea of what to expect, thanks to the virtual tours and a couple of bids we had placed remotely, we came down to Austin for 3 weeks to continue the home search. Kasey and Mackenzie had already lined up 3 tours on the first day and the properties they chose matched almost our entire checklist. While bidding for the home we liked, Kasey was actually at the airport and about to get on a plane. She handled the paperwork from the gate and made sure that a clear and complete bid was put in place. That was the winning bid. The home we ended up with was the very first home we toured after landing in Austin. The floorplan, the neighborhood, the area.....everything was just what we wanted. We are glad we found this team and can say for sure that you will not go wrong with Kasey and Mackenzie. Thank you guys!
Will Mackintosh was great to work with. At our first meeting, I found Will to be very personable and easy to talk to. He readily answered all my questions and explained the process of how we would sell the house. I found Will to be easily assessible; always returning my texts and emails within a short time frame. Austin Pitts is my realtor for life! We were taking a walk one Friday evening, and saw a for sale sign in front of our favorite house in the neighborhood. I immediately texted Austin, who set a showing for 10:00am the next day. We had an offer in on Saturday afternoon, under contract by Monday, and he even referred us to a lender that closed us in 3 weeks! He was also able to create a relationship with the seller’s agent so we knew where we had to be in order to come in with the most attractive bid - all without feeling like we overpaid because we knew what the next highest offer was. We moved the whole family to Austin for a career change and jumped right into a hectic seller’s market, looking to buy a home. A friend had recommended Bramlett Partners and introduced us to Tyson via email. Tyson got a list from us detailing the specific things we needed in our new home. He used this to generate possibilities in a list which he emailed to us frequently while we settled affairs out of state. After a few weeks, we had a great collection of homes that were the right size, within our budget, and in the area we wanted to live. We moved into a temporary rental and started viewing homes with Tyson. Over the course of several evenings, Tyson led us all over the north Austin area looking at different homes. He fine-tuned what he showed us next based on things we liked or did not. He even recognized a listing that was tantamount to a scam and steered us clear of it. Eventually, we found a home that checked all the boxes and then some. Tyson went to bat for us and even had to wrangle the listing agent a bit over some things she had missed. We were glad for his advocacy and despite an almost hostile market for buyers, purchased our new home within a month of moving to Austin. Tyson was a consummate professional. Tara is a wonderful realtor. I had a historic multi-family Clarksville home in downtown Austin. I had a bad first experiance with another realtor and agency. I contacted Bramlett Realtors after terminating that contract and reached Tara. I explained to her that the property I was wanting to sell was a historic one of a kind downtown property. Although the property had an amazing location and alot of historic charm and some beautiful artistc upgrades, it was going to be hard to sell. It was a complicated one of a kind property, that required more atttention then other sales. Tara did a great job. She secured banks that were able to finance our one of a kind multi-family sale if neccessary. Tara stuck by me after three contracts fell through. We ended up securing an all cash contract and closed in ten days. I was very lucky to find Tara. She did a great job representing me, and I felt like she had my back during entire time of representation. We could not be happier with our decision on our house and I attribute that to Vicki. The process wasn't a stressful ordeal that I've heard people describe. Our process was exciting, fun, educational, and gratifying. Even though we just bought, I want to sell just to go through it all again- haha jk! We really bonded with Vicki because she made this process easy due to who she is as a person and how much she cares. Her goal wasn't just to "sell us any house." While we reached out to a number of mortgage lenders and homeowner's insurance agents, we ended up with the ones Linda recommended as they offered the best rates and found us the best coverage for the price. All in all, we had a great experience working with Linda and should we ever choose to move, would be delighted to work with her again as sellers.

We worked with agent Kristin Wellborn. This was our fifth house bought/sold over the past 28 years and Kristin is by far the best realtor we have ever worked with (not even close). In this case, we were buyers. Kristin possesses incredible knowledge about the Austin area. We resided in another state (1,400 miles away) and had to purchase our house without being able to visit in person. We completely relied on her understanding of the various towns and neighborhoods. She sent us many, many videos and frank assessments about the myriad properties for sale that she visited on our behalf. Kristin respected our wishes concerning the purchase process (no bidding wars!) and in the end negotiated a great deal on our behalf, below both list and the lender-appraised value. Our offer to the seller was based on well-researched comparables and was immediately accepted. (BTW: we were not "high-end" buyers; our purchase price was about average for Austin. Rest assured: Kristin will work tirelessly on your behalf regardless of your price level.) She kept in constant contact with us, seven days a week. Honestly, it would be impossible to find a more dedicated agent.
Where do I start?! I asked family for a recommendation and he couldn’t have hit the mark any better. Vicki Duran was responsive and on point from the first inquiry. I am one of those who likes to be conscientious of most things. So I reached out to her months before we were scheduled to fly in. She kept in touch during the waiting period and was ready to hit the “road” when we got into town. She had preowned and new builds ready, but in the climate of timing when we wanted to see homes… preowned were dropping and being picked up before you had a chance to view. So we went after new builds, she tirelessly called sales offices and showed us different communities. Vicki was taking notes somewhere because after the first community shown she knew what we wanted and didn’t want and didn’t waste time with the nots. We headed back “home” and two days later we were sending our earnest money to her. She did all the leg work for us. Every in person and zoom meeting she was there. She did the walk through with us and helped pick out areas that needed to be fixed. Vicki just knows the job, what we as new buyers should look for and what is expected of our new home. She is amazing. She was there from start to keys. I’m so grateful for all the time she spent on us. My hubby does NOT like change and she was good with him, gave him the space he needed while giving me the attention I needed. She can definitely read a room and is not afraid to speak up and advocate for her clients.
As a first time homebuyer, Lauren Yoder was the perfect agent to work with. She was always available to jump on a call and answer any questions I had about the process. I have lived in Austin most of my life, and finally scraped together the pennies to purchase my first home. Being very frugal with my money, I spoke with a handful of real estate agents, many who were noticeably eager to "earn my business." Joe Gage stood out from the crowd with his calm demeanor and absolute priority on understanding my goals.
My second concern once moving forward, was having a either a "salesman realtor", one who is more interested in making the sale or alternatively the "lethargic realtor", one that doesn't follow through after you take the initial steps with them. These are the things you can only learn about your realtor as you spend time searching for a home and visiting them. I can say without a doubt, Joe was neither of these things.
Joe helped bring my dreams into a reality. He was with me every step of the way, and made sure that we were looking at properties that matched my long list of criteria. If you are looking for a home in the Austin Area, give Joe Gage a ring and at least consider him along with the other agents you have talked to. If nothing else, talk to him so you can set a good benchmark for the "gold standard" in real estate purchasing. I wrote a review of Joe Gage back in 2015 when he helped me acquire two properties in Austin area. Recently I hired Joe again to sell one of these properties. I just have to give him another 5-star reviews. Joe is very thorough and methodical when it comes to real estate transactions. The first time I met him, he struck me more as a college professor or an accountant rather than a real estate agent. He knows the local market inside out and the price he recommended was spot on. The house was put on market for less than a week and we received 4 offers. We decided to go with the cash offer at the offer price. It can't get any better than this! The whole transaction was super smooth and Joe provided valuable guidance along the way. If you want to buy or sell a house in Austin area, give Joe a call and you won't be disappointed. This review is about Joe Gage, their real estate agent. I'm based in Sam Francisco and was looking for investment property in Austin. I tried out three different agents based on recommendations from different sources, including Yelp. Joe clearly stands out. He's very patient and responsive. I'm not familiar with the area at all thus had a lot of questions. His email reply contains detailed information of the neighborhood, including shops nearby, schools and so on. He regularly screen houses and give recommendations once he sees a good fit for investment house offered at reasonable price. He's very knowledgeable about the area. All his recommendations comes with details around why he thinks it's a good investment and sales/rental data in the neighborhood to justify the price he thinks it's worth as well as the expected rental income. I found him to be very methodical and organized. He's not a typical sales person. Maybe this is because he used to be an accountant. Needless to say he earned our trust and we went with him to make the purchase. I was very impressed through the whole process. He's very calm and never pushy. His recommendation on the bid price was right on and he was very good at following up with various parties to push things through. The process went through very smoothly. If anyone is looking for a good real estate agent in Austin, I'd recommend Joe whole-heartedly. His professionalism and calm personality make him a real pleasure to work with.
