Working with Eric and his team was absolutely outstanding. Since I was selling a property while living out-of-state (California) I expected a lot of problems. But Eric monitored and controlled everything so well that it all went smoothly.

While having a good real estate team is obviously important, it's also important to have a relationship with a good title company, appraiser, etc. and Eric has some of the best. They were all professional, knowledgeable, and friendly.

And to top it all off, he sent me some good ol' Texas BBQ ribs! How does it get better than that! I highly recommend him and his team. And I also recommend you ask for some ribs at closing too. :)

If anyone is looking to re-locate to Austin or to purchase a home, I'd recommend working with Will Mackintosh at Bramlett Partners. He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #'s and that's the most important thing when considering a purchase.

Will was friendly and kept me realistic when it came to what I could find with in my budget parameters. He even put me in contact with a local lender who I connected with to answer my questions in regards to loan approval and interest rates for investment or secondary properties. Having fast and good client service is important when you are making a buying decision. Will was quick, responsive and very helpful for someone looking to re-locate.

We were looking for a buyer's agent to help us in our UT Austin campus area condo search (we are from WA so we had one weekend to cram it all in). We checked out several realtors online reviews and decided to go with Eric Bramlett Partners Real Estate.
We were connected with WILL MACKINTOSH - who is terrific to work with. He really listened to what our needs/wish list were. He forwarded us listings before we arrived in town so we could set up a "tour of listings". He knows the area/surrounding areas in depth. He gave us great unbiased input.
We ended up purchasing a great Hyde Park condo at a price we were comfortable with. It went super smooth since we had to close the deal long distance.
There were a few minor repairs/handyman type work that we totally knew about and Will assisted us and made sure himself that it got done professionally and promptly.

Some realtors just want a quick buck, then there are others who go above and beyond to satisfy the client regardless of the payout. Eric Bramlett and his team were very knowledgable of the entire Austin area, which was crucial as we relocated from California. Even though we decided to rent for a year to get to know the area, Eric still helped us find a rental home and even helped facilitate our rental agreement. We didn't even ask for help with the rental search. He offered it and we couldn't appreciate his help enough! Bases on our experiences with Eric Bramlett, we will use him in the future if we decide to buy a home in the Austin area.

We found Bramlett Partners based off of reviews online for buyers agents and couldn't be happier about the way things turned out. Eric and Bailey worked with us to identify locations we'd like and made sure that they acted as trusted advisers. No question was off-limits, and every request for viewings was arranged in a timely manner.

Eric was especially helpful in outlining our options when looking at homes with work to be done, pointing out potential pitfalls that new homeowners make regarding updates\renos, especially overzealous ones who've seen a bit too much HGTV :-)

We also loved that Eric did not try to nudge us towards / away from a property or pressure us into liking a place. He's very capable of standing back and letting you see the light yourself.

When we look to move\relocate, there's no doubt in our minds as to who will be our listing agent.

We met Eric back in 2007 when he helped us find a home to rent. We were abroad and mostly communicated through lengthy e-mails. It was amazing how smoothly and efficiently he helped us find a house. When we finally decided to buy a home last year, we didn't hesitate a minute and contacted him. He did it again and helped us find our dream house.

Eric is highly professional, knowledgeable, and reliable. He is informative, systematic, backs up his recommendations based on data, appropriate advice on strategy, and eager to communicate with you. But he doesn't stop there. No, he goes further than that. He will answer all your questions no matter how tedious, repetitive and annoying they are. He always has a way to encourage and help you in your moments of doubts and frustrations. He knows buying a home is not an easy task. He can always give you an objective opinion and assessment of things, which really helps when you feel unsure. He doesn't push his opinions on you but when it is time to act he is ready to guide you through the process without hesitation. Buying a house can be overwhelming and Eric has genuinely helped me step-by-step through the whole process. Thanks to him we came through as the winner of multiple offers on the house that we really wanted.

But what really makes Eric stand out is his integrity and trustworthiness. You become to appreciate his honesty, readiness to help, patience and composure. I really look forward to working with him on other projects in the future.

We were so lucky to have Eric recommended to us. My husband and I have worked with our fair share of real estate agents in the past but Eric is by far the best agent we have ever worked with. I would highly suggest using Eric and his company to anyone who finds themselves a new-comer to Austin, because he was not only able to help us navigate the different neighborhoods but after a brief consultation, was able to pinpoint exactly what we were looking for.

I've employed Eric and his team to purchase twice and to sell two properties. So, I feel like I know quite a bit about how they work, and I couldn't give them a higher recommendation.

On the sell side: Eric is very systematic and thorough, and selling my first home I talked to quite a few realtors, I was really comfortable with Eric and his team, never feeling like I was asking a stupid question, and I asked a ton of questions. He has a great team of staff and contractors that helped me stage the homes, photograph the homes, last minute repairs to help the value, and they marketed the heck out of the homes. He gave me great advice with regards to pricing and strategy. We sold with multiple offers on one property (above asking) in a hotter area of town within 24 hours of listing and we sold very close to list price on a second property in a less hot market. He was available and promptly returned calls and emails. After we were under contract, he helped us negotiate repairs and kept us informed until we successfully closed. A+ all around.

On the purchase side: Eric is available, informative, and honest. He or Bailey were always available to view any property within 24 hours, usually just a few hours and they helped me look at the pros and cons of each property. I wasn't rushed in any way, and again I was comfortable looking at enough homes to make sure I got exactly what I wanted each time. Eric provided honest opinions of each neighborhood and the market value of each property. In short, he didn't just try to get a quick sale, but really helped me through the process (This proved it's value as my first purchase through eric we sold under a year for a substantial increase in price)

I have recommended Eric to a number of friends and family and will continue to do so. He's a true advocate for his clients and I absolutely enjoy working with him, I hope to never move again, but if I do I know who I'm calling first to sell.

I have known Eric Bramlett since we bought our first home in Texas with him five years ago and I would still recommend him as a realtor. He knows the Austin market and will be able to provide you with the insight you need to make an informed decision about selling or buying a home. One of the things I appreciate about him is that he is very accessible and prompt in his correspondence, I also like the fact that he doesn't push you into making decisions. He is very easy to work with and when its all said and done you will consider him a friend.

Eric has strong analytical skills. He can break down issues into the underlying parts and then present you with an menu of recommended actions. I like this approach because it gives you the ability to make an informed decision on your own. There's no high pressure sales tactics; he was very patient in our discussions. He lays out the facts, gives you options with potential pros/cons, and you make your decision.

I needed someone who could handle the sale without my local presence. My sale was challenging because it was a rental with some deferred maintenance. He has a great team of local vendors and is also well versed with repairs, which furthers his understanding and ability to analyze potential situations.

Eric's goal was in line with my goals. We first listed my home in late 2016. The Austin market is very seasonally cyclical and we received several offers, but none that were high enough. Instead of pushing to close on a offer lower than what I felt was acceptable, he suggested we take the house off the market and return the following spring. Several months later we went back of the market and were able to sell my house successfully.

He is very responsive in all communications and paperwork. Typically, I would receive a response within quickly and if he was busy he would let me know when he would be free. Many agents are so busy nowadays that paperwork gets a back seat to closing deals. As the world gets more litigious, the need for complete and timely paperwork only increases. Eric's back office is well organized. His team makes good use of technology to keep everyone abreast of the current situation and make sure no small item gets left undone.

Based on the positive online reviews, I contacted Eric and Meredith when I knew that moving to Austin was a strong possibility. Based on our travel schedule, Meredith referred us to Vicki Duran because she would be out of town. Vicki is an absolute gem. We were relocating from out of state and knew nothing about Austin. Over the course of two, 2.5 day trips, Vicki showed us close to 40 houses. We had to figure out commute, schools and budget. Over the course of a month, we were in pretty much daily contact with Vicki about houses we wanted to see, houses we wanted more info on and once we decided on a house, we were in hourly contact with her over the negotiations. Vicki is super responsive via phone, text and email. She is level-headed and good humored. She listens carefully, without judgment, and works very hard. Buying a home halfway across the country can be a very stressful situation, but we felt we were in very capable hands with Vicki. When our closing happened to fall during her family vacation, she still stayed in very close contact with us and made sure there were no last minute issues. She even brought healthy snacks for my kids to munch on in the car!

I've taken way too long to write this review. I guess after buying a house, the last thing on your mind is writing about the process. I had a tricky home buying experience but Bailey did everything in her power to get me through it. I'm not sure if Eric paired her up with me because I was younger, not in the upper crust of home buyers, or because my area, but Bailey ended up being perfect for me. We meshed well on a personal level and that's really what you need in a realtor. She inderstood what I wanted, helped me when I found something I wanted to check out, and babies me through the paperwork. I'd definitely recommend these guys and Bailey in particular.

Bailey has been nothing but wonderful to us as our realtor in Austin, TX! We're moving from out of state and has been looking for a realtor to help us find a house down in Austin. Eric has helped me with my rental property in Austin for a little over 3 years now. When I called him, I had an uncooperative tenant who claimed there were a number of necessary repairs. Eric helped get her out, brought in some trustworthy vendors, and got it in shape to list for sale or lease. Unfortunately, we've not been able to sell during this time because there are a number of foreclosures in the neighborhood, but Eric has helped me find good tenants both times we've listed for sale and then realized we can't get the price we need. Eric is always extremely responsive & professional. I can't even count all the numerous texts, emails and phone calls we've exchanged. I've dealt with a number of Realtors over the years, and he is the most impressive and the marketing reports he emails is also very helpful for a busy mom like me.

I recently worked with Vicki Duran to buy a condo, and wow, I've never been so impressed by someone who truly goes above and beyond on every last detail. I was buying remotely, and Vicki left no stone unturned for me. She was incredible at communicating and being my advocate throughout the process, and was honest and trustworthy. She answered emails nearly around the clock, and was incredibly diligent. I cannot recommend Vicki highly enough, she is one of those people who really takes pride in her work and goes the extra mile, even when she could get away without doing so.

She has a great sense of what improvements need to be made to make a home appeal to buyers. Her expertise about what are normal expectations when negotiating with buyers was pivotal in our sale, as well.

When our business was moved out of state and we needed to relocate before our home was ready to put on the market, Tara helped pick up a lot of the responsibilities and looked out for our home in our absence. We know that wasn't easy, but she has great/affordable contacts and we were grateful for her support.

We will miss living in Austin and our wonderful home there, but we are thankful that we hired Tara. She made our transition out of state much more pleasant.
