Buy With Cash

Buy With Cash

Would you like to sell your property, but you're concerned about your next purchase?

Now you can purchase your next home before you've sold your current property.

We've partnered with Homeward.com to help our sellers make their transition as easy as possible. Selling & buying (especially in a hot market) can be very rushed & stressful. If you choose to use Homeward's "Buyer Before You Sell" program, it allows you to buy your new home at your own pace, move in, and then sell your current property vacant (we'll stage it for you!)

How Does it Work?

step icon

Get approved.

Homeward will approve you for a specific amount so that you can start shopping & be ready to make an offer as soon as the house you want comes on the market.

step icon

Make An All-Cash Offer.

Homeward makes a cash offer on your behalf. The contract will include a 5 day option period, during which time Homeward will have the new home appraised in preparation for your purchase. You will be able to close in just 2 weeks!

step icon

Win the home.

After the seller accepts your offer, you'll have a few tasks to complete like paying the earnest money deposit, scheduling an inspection, and starting the process for the mortgage (which will be completed after you sell your home.)

step icon

Move into your new home.

You can move into your new home in as little as 2 weeks! You can rent from Homeward while your final loan & purchase are finalized.

step icon

Finalize Your Purchase.

Completing your final purchase & mortgage will take a few weeks (and is basically the same as a conventional mortgage.)

What Does It Cost?

Convenience Fee

Often rolled into mortgage

Homeward's standard convenience fee is 1.9%. However, if you use their preferred lender, that is reduced to 0%. There is literally no cost!

Rent

Deferred until closing

Homeward prorates your rent by the day, so you only pay for the time that you need. Finalizing the loan usually takes a few weeks.
