Eric Bramlett

We absolutely love working with our clients and we love nothing more than helping them have a wonderful buying or selling experience. Over the years, our clients have graciously written 1000+ reviews about their experiences on sites like Google, Yelp, & Zillow. We've collected them here.

We initially contacted Eric 2 years ago because we were interested in moving to Austin and he had really good reviews. He immediately put together a list of homes for us to look at and they were all exactly what we were looking for. Eric gave us all the in and outs of the Austin area and he really made us fall in love with the place. Unfortunately we were not able to move forward with a house at the time, but 2 years later we asked him to again show us some homes and he spent his whole weekend showing us properties. We found the one we loved and now we are official Austinites!

Eric is absolutely awesome and was there anytime I had questions about anything from the loan process to specific relocation related issues. I highly recommend Eric and I am already making plans to have him show my parents some homes in the very near future.

Thanks Eric!!!

Eric helped my wife & I find tenants for our old home. We moved into a new place and weren't sure if we wanted to buy or sell. We talked to Eric and he gave us good information on what we could expect for a rental price and what we could expect if we were to sell. Even though he would make more money if he sold the house, he didn't pressure us one way or the other. We decided to keep it as a rental and tried to find tenants on our own through Craigslist, which went nowhere pretty fast. We called Eric and he had his photographer out the next day, the property listed the following day, and a 2 year tenant in the property within a week. I'd say he's good at what he does.

Eric is great because he actually knows what he's talking about and puts his clients first. Talking to him about real estate is impressive. No matter what area of town or what subject, he can give an intelligent response off the cuff, he doesn't have to check Google or with a colleague and then get back to you. We'll definitely use him in the future and would be confident referring any friends or family to him.

My girlfriend and I worked with Eric to find our first house. Eric was able to position our offer correctly and we won out over other competing offers. Our lender turned out to be a nightmare, but Eric was able to keep the seller engaged through multiple extensions to our close. Couldn't have been more impressed and happy with Eric's professionalism and empathy throughout what turned out to be a pretty stressful process due to our lender. I'd recommend Eric to anyone.

Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular.

And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely.

This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier.

Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena.

There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.

Professional and efficient ! This year we bought our first house with the help of Eric. It is very stressful because we never went through the process before but Eric was amazing and explained us everything. He really made everything go easy ! I especially liked working with him because he has been very honest the all way, telling us when he thought something was wrong rather than just pushing us to buy ! We had to go through the all paper process from New Hampshire and Eric has been amazingly available. I would highly recommend him to anyone !

I chose Eric because of his ratings on yelp, and boy, are they right! I have bought and sold several houses over the past few years, and Eric is by far the best realtor I have worked with. He went above and beyond to make everything so simple for us. Our house sold in just 1 week! I have already recommended him to others, and I will certainly continue to do so!

Eric sold my mother's house in late 2014 and I dealt with him through the whole transaction. Her house wasn't in very good shape, but he helped us find a price that made it sell quickly while we were still able to get a good price. The buyer wanted a bunch of repairs, but Eric explained that we'd already accounted for that in the price, and we didn't have to fix anything or pay for any repairs.

Eric knows central Austin very well and is pleasant to work with . He and his assistant Bailey were always available by phone or text. They are very good at communicating and answering all questions and concerns. I gave Eric 5 stars because he's good at what he does and cares about his clients.

Eric is the best! He sold me my first house in 2005 and we've stayed in touch ever since. Any time I have a question about home repair, home improvements, or anything to do with real estate, I talk with him and he gives me great advice. I took a job in 2012 in Houston and talked with Eric about keeping the house as an investment or selling it and decided to hold onto it as an investment. Eric is great because he gave me honest advice, rather than trying to get me to sell the house since he would get a bigger commission. He helped me rent my house out and we had a tenant in less than a week. I manage the property myself and call Eric when I have questions about how to handle the tenant or anything else. I wanted to sell the house this summer but after some more great advice from Eric we decided to lease it again and to keep it as an investment. He again helped me rent the house out and was able to do it within 3 days and for 2 years! I'm buying a house in Houston and he's been giving me good advice for that purchase, even though he's not making any money on the deal. He's the best realtor I've ever met and would and have recommended him to everyone I know.

Today I closed on the sale of my house, and everything went better/ faster than I expected, thanks to the expertise of Eric Bramlett.

The thought of selling my home really had me stressed, but right away Eric reassured me that the market in my area was very strong and selling would be relatively easy.
During his initial consultation, he laid out suggestions for a higher return on investment and all the things I could / should do to prepare for listing. This included referrals to reputable remodeling contractors and a staging professional.
It was a lot of work to do, to prep the house, but in the end it was totally worth it and I'm glad I did it all.
His strategy for a list date was very helpful and attainable. Eric studies housing market numbers like no other, so I completely trust his judgement, and it paid off.
My house was listed on a Wednesday, and by Sunday I had two offers for well over asking price!

I highly recommend Eric and his agency to anyone in search of a top notch realtor.

I moved here with my family 10 years ago from Ireland, I am so grateful I met Eric. I bought two investment property with Eric's help. Eric was invaluable to me helping get tenants and vetting them to make sure I got the right ones. He is a wealth of knowledge not only with real estate but his list of "fix it" guys for any problem that might occur in renal properties. This was a huge bonus to me, especially since I moved from over seas and were not familiar with the area.

Since then I have sold my properties and once again his professionalism and expertise got my properties sold in a very timely manor.

I will never use anyone else to buy or sell a house in Austin. His patience showing me around in the heat of Texas can only be admired, he never rushed me and his familiarity with the area made me feel very comfortable with my choices. I would highly recommend Eric as a realtor.

As we have previously bought and sold number of homes, we are convinced that Eric Bramlett, is one of the the best Realestate Brokers/Agent in Austin and TX. He is honest, extremely knowledgable; very professional yet personable; keeps his clients informed at all times, maximizes the use of available technology for marketing purposes (which is vital these days) yet most importantly...he is a great Negotiator, who always has his Clients best interest in mind.

Every time we had a question or concern during the transaction Eric addressed it immediately and resolved it with knowledge, confidence and reason. It was impressive to watch him list our South Austin home in the middle of September, and deliver us to Closing in the middle of October, masterfully navigating through the various stages of the sale, and always being pro-active, never reactive. The bottom line is that because of Eric's exceptional skills the transaction kept moving forward (when on several occasions it could have gone wrong)...and we got to close timely. Thank you Eric!!!!

It is because we understand that the purchase or sale of a home, plays a big role in one's financial success, at our stage we were only willing to work with the best...Eric Bramlett, who delivered!!!

Therefore, we can confidently recommend him to Buyers, as well as Sellers!!!

I have been working with Eric Bramlett for the past 8 years. I have purchased many homes and remodel them and have felt the professionalism from Eric's team every time I have sold one. The Bramlett team is specialized in all areas of listing and purchasing homes. One example is the team for staging, this team arrived when they said they would arrive and left the home spectacular. I would recommend Eric to anyone who is looking to buy or sell a home in and around the Austin market. Thanks, Orlando

Eric and his staff were outstanding and they now what they are talking about. They made the complex and long process of selling a property and purchasing a new one, as easy as possible.

Eric Bramlett is an incredible realtor. When my wife and I were looking for a realtor to help us relocate from California to Austin, Texas, we were impressed by the quantity and quality of the online reviews for Eric... and let me tell you, they were not incorrect. Eric is very knowledgeable of the entire Austin area, but he was also very accommodating of our timeline and our need to work feverishly to find a home quickly (as it's not easy to go back and forth from CA to Austin multiple homes).

So, the result was that within 3 days we viewed at least 30 homes - and then made an offer. Eric navigated the offer and closing process like a true veteran, foreseeing (and avoiding) multiple pitfalls while negotiating very favorably on our behalf with the seller in a pretty strong seller's market. Most importantly, he's a great guy with excellent family values. I could not recommend Eric any higher or with any more enthusiasm.

Eric represented me when I bought my house in Clarksville in the summer of 2012. I met him through friends quite awhile ago and we looked for awhile. Well, we looked for a really long time. We started looking in 2007 and I wasn't sure that the market was the best time to buy. I turned out to be right and am happy that I waited to buy. We looked a little in 2008 but started really looking again in 2010. We put in probably 5 offers and contracted one other house, which I backed out of because it was going to be way more work than I wanted to put into a house. The house I ended up buying is great for me. There's some improvements I can make, but I don't really have to do anything. It's on one of the best streets in the neighborhood.

I can't rate Eric's performance highly enough. He's obviously very patient and is absolutely not pushy at all. He knows central Austin extremely well, as we were looking in Clarksville, Tarrytown, Barton Hills, Travis Heights, & Bouldin Creek. When it was time to negotiate, he let me know what to expect & what was reasonable. He helped me through the inspection and through the loan process. Very recently, he's recommended a good a/c guy when my heater went out. I'm more than satisfied with his services. He doesn't really seem like a salesperson at all, but more like he's just helping me through the transaction.

We are relocating from Iowa to Austin. We have had a chance to work with Eric and Bailey. We were initially planning on buying a house and I was impressed by Eric's flexible mind set and no pressure approach. We decided to rent instead and we were helped in an outstanding way. Eric was busy so Bailey ended up showing us around on a weekend (Saturday and Sunday). Even though we were in the capable hands of Bailey, Eric was constantly in touch with Bailey and us. It was like we had a two person team with us. Bailey went out of her way to help us with the logistics, paperwork, negotiations and contract review. There has been immediate communication and we left with the feeling that we were the only clients that these two fine people had. We were never second in line.

Bailey spent one day with us and by the next day, she knew our needs perfectly. She was able to pick a handful of properties that we would like and next day, we were struggling to figure out which property not to go for.

Eric is the definition of a good realtor. He is very knowledgeable and has the unique quality of being able to think outside the box. I was impressed by the heart and soul he combines with his knowledge. He is tireless and the quality of his work is excellent. His intuition is sound.

When we look for a house in the near future, we will definitely go with Eric again. That is a no brainer.

Eric did an amazing job helping us through the process of buying our perfect home. We were searching for our first home. He blew us away with his expertise on Austin's housing market, his friendliness, his extreme patience (lots of it, since we changed our minds quite a bit initially) and, what I valued most, his experience. He understood what we wanted and worked hard to assist us in any way he could. He walked us through the entire buying process, turning a potentially painful process to a fun learning experience. I would definitely recommend him to all my friends and family.

We just sold a house with Eric as our broker/agent at the end of March. The house had some problems and Eric had some great suggestions and solutions. He always made us feel like we were his only clients. He took a lot of responsibility in getting some big projects completed and gave the house the same attention as if it was his own. Eric put his market expertise and real estate savvy to work - we always felt comfortable and supported. We couldn't have asked for a better experience.

Simply stated: Don't look for anyone else. Eric is extremely knowledgeable and fully represents his clients. He will do his best to assure that you are not taken advantage of in your real estate transaction. It is a pleasure to give him the 5-star rating.

If you are looking for a Real Estate Agent in the Austin area you can look no further. Eric and his team have gone above and beyone to help us purchase our first home.

My wife and I are relocating from SF Bay Area to Austin and he has helped us out every step of the way. He did not pressure us whatsoever or try and sell us on any property, he was very candid and made sure we were comfortable with our purchase.

To show what kind of standup guy Eric is, we were driving from one house to another and there was a HUGE turtle in the middle of a busy street. He pulled over, stopped traffic, and moved the turtle to safety! What more could you want from a real estate agent! LOL
