While the buying process is generally the same, we understand the unique challenges you face when both relocating & purchasing. Services & Process

  1. Initial Consultation

    To get started, we like to schedule a short phone call to discuss your search. We'll want to establish your time frame, your goals, your price range, & your location needs. Do you prefer to communicate by email initially? That's no problem at all!

  2. Area & Neighborhood Recommendations

    After we've discussed what you need in your new home & what's important to you with regards to location, we will send a list of area & neighborhood recommendations. These will fit your budget, your commute, and any other important location specific criteria like schools or proximity to entertainment.

  3. Targeted Property Searches

    It's great for you to search online on your own, but we will also set up highly targeted property searches based on the locations we've identified and your specific needs in your new home. The MLS provides us a powerful property search that we have years of experience using, so we can taylor your searches just for you. We will create a separate search for each area/neighborhood that you want to explore, which allows you to easily organize your search.

  4. Organize Your Favorites

    We'll provide a client portal that allows you to save favorites, possibilities, and discard properties that you don't like. You can make notes on properties so that you can easily remember what you liked about each home. If you're buying your new home with your partner or family, this allows you to share your thoughts on different properties and areas easily.

  5. Tour Areas & Properties

    We are happy to spend as much time with you as you would like when you make your trip to Austin. We typically like to spend time touring as many neighborhoods as possible so that you can get a feel for which location fits you the best, and we're also happy to show you as many homes as you would like to see to feel comfortable that you understand the market & your options.

  6. Vendor Recommendations

    Since you're new to town, we're happy to provide you with a list of vendors that we've worked with for years. We can recommend a great mortgage lender, home inspector, insurance provider, landscaper, and more! If you need help finding help, just ask!

  7. Move Forward With a Purchase

    When you're ready to move forward with your purchase, we will guide you through the traditional home buying process. We do understand that a relocation can present unique challenges that usually involve purchasing remotely, and we're happy to help you through this process.

Plan at Least Two Trips

While we’ve successfully helped clients purchase a home on a single trip, we’ve found that an initial “scouting trip” helps you identify which neighborhood(s) you really want to focus on. A follow-up trip where the focus is to find your new home is much less stressful & more beneficial because you’ve already picked out where you want to live, so you just have to pick out your house.

Close Remotely on Your New Home Before You Move

Moving is stressful enough. Arriving in town w/ a full truck, closing, funding, collecting your keys, and then directing your movers in one day is even more stressful. We can set up a remote closing for you wherever you would like (a notary comes to you to close the day before funding.) We’ll perform your final walk through for you & are happy to video chat or send a video walk through so that you’re confident the property is in good shape.

Consider Making an Offer Site Unseen

If you’ve made a couple of trips to Austin & haven’t found “the one” then we can preview homes & upload walk-through videos on properties you’re interested in. If the property looks great, you can make an offer & put it under contract prior to flying to Austin to confirm it’s “the one.” Bear in mind that you will have a 7-10 day option period during which your earnest money is protected, so the risk is a $200-$500 option fee + a plane ticket. If you don’t like the house, you can terminate the contract.

Create a Backup Plan

It reduces a lot of stress on your trip if you have a Plan B. If you don’t find your home on your trip, this could mean another trip, or considering making an offer site unseen. A last resort is always a short term rental, which isn’t ideal, but does allow you plenty of time to search & make your decision after the move. Regardless of what your backup plan is, simply having one will reduce your stress levels enormously.
