We originally tried with a friend's recommendation with a local realtor and it never panned out, he always acted as if he was too busy. When I got with Craig, we never felt that we weren't his top priority. We contacted him the first time on 12/12/19, had a small area to work with and a lower budget, but he got us into the perfect home, in the perfect spot in the perfect neighborhood. Couldn't be more happy with our interaction and will make sure anyone I know goes not only to Eric Bramlett, but to Craig McGuire.

He has a strong knowledge of the real estate market and its trends. We spoke to several realtors before we hired him. However, it was clear that he knew exactly how to price and present our house to get the best possible price without unnecessary updates and modifications. The house has been very well maintained, and he knew exactly how to showcase its value, rather than relying on superficial staging.

Second, Eric is very efficient without being at all pushy. When issues arise, he promptly gives a thorough explanation of all of the options, and offers a clear recommendation. He also did a very good job of protecting our interest while being fair to the buyer throughout the process even though they were represented by another realtor. This was important to us because we wanted to buyer to feel good about their purchase long after the closing.

Third, Eric is always available. On the rare occasion that he was not immediately available, is not available in matter of hours at most. He regularly offered to be available at nights, weekends, and during the holidays. This was very helpful in making us feel comfortable throughout the entire process.

Overall we could not have had a better experience in selling our home.

Eric sold my mother's house in late 2014 and I dealt with him through the whole transaction. Her house wasn't in very good shape, but he helped us find a price that made it sell quickly while we were still able to get a good price. The buyer wanted a bunch of repairs, but Eric explained that we'd already accounted for that in the price, and we didn't have to fix anything or pay for any repairs.

Eric knows central Austin very well and is pleasant to work with . He and his assistant Bailey were always available by phone or text. They are very good at communicating and answering all questions and concerns. I gave Eric 5 stars because he's good at what he does and cares about his clients.


Eric is the best! He sold me my first house in 2005 and we've stayed in touch ever since. Any time I have a question about home repair, home improvements, or anything to do with real estate, I talk with him and he gives me great advice. I took a job in 2012 in Houston and talked with Eric about keeping the house as an investment or selling it and decided to hold onto it as an investment. Eric is great because he gave me honest advice, rather than trying to get me to sell the house since he would get a bigger commission. He helped me rent my house out and we had a tenant in less than a week. I manage the property myself and call Eric when I have questions about how to handle the tenant or anything else. I wanted to sell the house this summer but after some more great advice from Eric we decided to lease it again and to keep it as an investment. He again helped me rent the house out and was able to do it within 3 days and for 2 years! I'm buying a house in Houston and he's been giving me good advice for that purchase, even though he's not making any money on the deal. He's the best realtor I've ever met and would and have recommended him to everyone I know.


Today I closed on the sale of my house, and everything went better/ faster than I expected, thanks to the expertise of Eric Bramlett.

The thought of selling my home really had me stressed, but right away Eric reassured me that the market in my area was very strong and selling would be relatively easy.

Great experience overall. I sold a rental property from out of state, and they took care of everything. Tara was very communicative, always quick to respond to texts/calls/emails when I had questions/concerns, and she always was very transparent and honest. Well, I'll try to add more color just so this doesn't seem absurdly short. He knows the Austin real estate market essentially intuitively. He has "a guy", or gal, for anything that needs fixing or remodeling. His staging lady is an ace. He's professional in a line of work that attracts a lot of halfwits and flakes. If you've ever sold or purchased a home before, you unfortunately know what I mean. He's always working and always available, which must be terrible for his personal life but is fantastic for you if he is selling your house.


We looked online for an agent and came across Eric Bramlett's real estate. Based on past clients reviews, we scheduled an appointment with him. We couldn't decide on whether we wanted to sale or rent our property. We felt no pressure and took some time to decide. After careful consideration, we decided to sale and meet with Eric one again. Will Mackintosh was the agent responsible for selling my home.Will was a true professional in all aspects of the transaction from providing feedback of the showings of the home, a precise assessment of the value of a buyer's offer and then making sure everything went smoothly to close escrow. Since I quickly found out that Will was extremely competent and was looking out for my best interests, I did not have to think much about the sale as I knew it was in very good hands.

Eric just keeps on giving.

Two years ago he saved us from an ill-conceived decision to hire a (read: the wrong) broker to represent us in the sale of our home. And that alone would have been enough, but Eric also advised us in the by-owner cash purchase of our new home - without representing us in that transaction(!) - by putting us in touch with contractors to refinish wood floors and install a new central heating/air system.

Fast forward two years - we are ready to rebuild the garage, this time with a studio apartment on top of it, and finish out the attic into livable space. Our first stop at our longstanding bank for a home equity loan proved disastrous - their appraiser's incompetence led to a too-high interest rate and unnecessary points.

So we called Eric, who put us in touch with a mortgage broker, whose appraiser immediately saw the real market value. The result: much more appropriate terms, which of course we accepted.

What does this mean? It means that in 5 or 6 years we plan to downsize into retirement bliss; and when we do, Eric will represent us in BOTH the sale AND the purchase transactions.
