Eric worked with my us for over a year before we found our home. I guess we were a little on the picky side, not sure how many houses Eric showed us over the course of the year but it was quite a few! Eric had us set up to get notices every morning based on our neighborhood preferences, price ranges, etc., and whenever we saw something pop up that we liked we called or emailed him and he would get it set up right away. Overall we found him extremely accessible, friendly, professional, and patient.

On a random Friday night in Feb, 2012 at about 11 PM we were going through our email for the day and we found it. The house had just been listed and given the state of the Central Austin market we knew it would not last long. We emailed Eric and crossed our fingers that we could get in that Saturday. The next morning Eric had the appointment set up. Although we loved the house we had several questions. Eric did an excellent job working with the other agent, getting our questions answered so we could put an offer in that day, and helping us structure our offer so we could make it as attractive as possible. Long story short the offer went in that day, and the sellers accepted the following day. Eric also helped us negotiate a quick closing and was very helpful between offer and closing with getting us access to the house for measurements, appointments, inspections, etc. We closed in March, 2012!


My wife and I have been working with Eric for over a year (yes, a year)...he's THAT patient. Our previous realtor was more like a pushy car salesman, which adds an additional layer of stress to such an important decision. Eric has patiently shown us multiple houses and understands what we're looking for. We still have yet to buy one, but I guarantee you when we do, it'll be with Eric. Would highly recommend him to anyone, especially first-time buyers.


I moved to Austin from Salt Lake City in late 2011 for a new job. I knew I wanted to purchase, but didn't want to buy until I felt comfortable with the city. Being close to restaurants, concerts, etc was important to me, and central Austin is a lot to wrap your head around, if you're not familiar with it. Eric did a great job explaining the different neighborhoods, and showing me properties in pretty much every central neighborhood that fit my price range. He was patient, available, and professional. I settled on East Austin and found a place I wanted in June. At this point, there were a lot of properties with multiple offers going under contract in the first couple of days. The house I wanted was only 1 day on the market, and there were other agents showing it when we viewed it first. Eric helped me put together an offer that the seller accepted without offering over asking price, and without waiting to see if other offers would come in. We offered them extremely attractive terms (they were pregnant and we gave them a seller lease back to help with the move) and they accepted immediately, and even threw in the fridge! When we had the property inspected, there were minor issues to be expected, and we were able to negotiate a credit for a couple of items that I wanted fixed. At the end of the day, I couldn't be happier with my house, and with Eric's performance. I will happily recommend him to anyone I know searching for a home.


I met Eric in 2006 when I helped him publish a real estate magazine he used to advertise listings. We became friends after that and hit the lake pretty regularly. I referred friends and family to him and he always did a great job. So, when it was time for me to finally buy, it was an easy decision to ask him to help me out. I've always lived downtown, but wanted a place with a yard, so we looked in 78704 and East Austin. At the end of the day, I really liked how East Austin felt, and what I could buy over there. We looked for about 6 months and made offers on a couple of places I wasn't that excited about, but I finally found "the one" and we contracted it. The transaction wasn't very tricky - there weren't any "gotchas" that people always talk about. Eric was probably a big part of that, but I guess I wouldn't know. At the end of the day, I couldn't be happier with his performance. There's not much more you can ask for in an agent.

:: he will be honest with you about listings. we came to eric with some listings we found independently that we wanted to look at or that we found from our automated MLS listings he set up for us, and he would indulge us but most importantly, he told us his opinions about the house and our preferences and how they might not be a match
:: he isn't out about just selling you a house. he wants to make sure you get into a house you really like that is in your budget. that's terrific! lots of other realtors are focused on the commission only. eric is focused on making everyone happy on their big purchase.
:: he's very informative and knowledgeable. we came out of looking at houses with him with a lot more knowledge and insight than when we started the whole process. we learned about a plethora of things and also picked up some inside tips along the way!

Eric recently helped my husband and I find our new house in Austin. It was a daunting task since we were not familiar with the neighborhoods or the market, and therefore plunking down a significant chunk of our savings made us very uneasy. Luckily Eric was very knowledgeable and completely understanding of all our needs and concerns. We loved his easygoing style but also had complete confidence and trust in his ability to negotiate and get the deal done. Eric was very professional throughout the entire process-he explained every step of the way, educated us on the different parts of town, and answered questions/addressed concerns in a prompt and comprehensive manner. Eric also got to know what we liked. He encouraged us to see as many houses as we wanted in order to ensure we felt confident about our purchase. After many months when we finally viewed the house we ended up buying, we knew it was the one for us. Cliché perhaps, but accurate. Eric just helped us buy a house in Austin. If I had to describe him in a single word it would be: efficient. Eric was always available and whenever anything came up, he worked closely with us to address it. He was knowledgeable about the different areas in Austin that would meet our needs. His personal experience renovating houses was also helpful when we were looking at "fixer-upers." Overall we had a great experience even though we were dealing with the demanding Austin market. Eric Bramlett is an incredible broker. I purchased a vacation home from him in 2012. It was very important to me to be as close to downtown as possible, but I didn't want a condo. I didn't know it at the time, but central Austin neighborhoods are very different, in a very short space. You can go a mile or two in any direction, and the prices & neighborhood feel change dramatically. Eric is well versed in central Austin and helped me learn the neighborhoods and understand the pros and cons of what I could afford in each neighborhood. After we found the right house, he was integral in the smooth transaction. I'm now the proud owner of an awesome bungalow in east Austin and it's truly my home away from home.


Eric made the process of house hunting extremely easy. He or one of his colleagues were there every time I made a last minute "I saw a new listing! Can I see it in 30 minutes?" request and always happily answered my millions of questions. Being a first time home buyer itself can be very intimidating and added to this, the rate at which good homes were selling quickly had us worried about the home buying process.   4. Inspection process - Eric patiently walked us through the inspection document and not only helped us prioritize the problems but also negotiated with the seller for the repair costs.
  5. Post sale support: On the closing day, Eric met us at the title company and sat through the whole 2 hours to ensure our questions were answered during the title transfer process. Not just that, Eric touched base with us a week after we moved in to ensure we settled down okay. Talk about great customer experience.

We were planning to relocate to Austin Texas this summer and started our search for a good realtor last year as my husband planned to fly out and just check out Austin and some neighborhoods. As there are many realtors with stellar reviews it was hard to chose and actually just because it's 5 stars yelp review sometimes you don't get 5 star customer service when they get busy. Actually I had to look for a new realtor this spring as our other realtor never really got back with us when we tried to email or call him.

Nevertheless when I contacted Eric over yelp he responded to me within an hour and connected me with Meredith who is a relocation specialist. She was amazing!! Really listened to all our wish list items and set us up with a great selection of homes in great neighborhoods. Unfortunately due to family emergency she was not able to meet up with us when it was time for my husband to fly out to Austin and check those homes or but she connected us with Vicki. This was the smoothest transition ever within a team. Vicki was updated about our situation, she knew exactly what kind of homes were looking for. She even picked my husband up from his hotel and showed him all the homes within a day.

We found a dream home and during the entire process of paper work, talking to the seller, lender, home inspection. Vicki was there for us. She responds to our emails/texts/calls immediately. We feel very well taken care of considering we are purchasing a home in Austin while we are still in California.

When we started looking for our next home, we wanted a team committed
to the process of our family moving to the next home. We did not want
a realtor that just took advantage of the fact that you need a
realtor , and just wanted to cash the 3% of the transaction of
selling/buying your home. We had two previous experiences, in both cases
the realtor, just built expectations to convince us to buy/sell
the property, and then crushed us with a depressing reality to force
us to sell/buy under unfavorable circumstances, cashing their
commission and walking away.

Eric in other hand, explained us the current circumstance in Austin
Texas. Set up the expectations to a reasonable level. Pointed all
the flaws in our home and explain the best way to fix them. He
adapted to our needs and worked around them. He is very professional,
and he has a team to support his clients. He offers a professional
stagger and a professional photographer, (compared with the previous
experience where the realtor just used her daughter to take the
pictures or used her cell phone to take the photos). Eric always has
more than one possible alternative for any issues that pops up in the
process of selling/buying a home.

Eric makes an effort to offer all possible paths/option in the process
to do a real estate deal and he takes the time to ensure his customers
understand the most probable outcomes of their decision . At no point
in the process we fell any kind of pressure or frustration from him or
his team. He always try to accommodate his customer request.

I reached out to Eric because of his strong reviews on Yelp and he did not disappoint. He helped me purchase a house in the campus area for my son to live in while he attended school at the University of Texas. Eric has an extremely strong understanding of the central Austin market. As an out-of-towner, the price differences within a few blocks were perplexing. Eric explained to me not only what the price differences were, but also why they were priced that way. Eric is intelligent, patient, and never condescending.

Equally impressive is Eric's understanding of construction and what to expect in an older property. The property we purchased is on pier & beam construction and was built in the 1940s. Eric helped us avoid potential pitfalls (cast iron plumbing,) and explained what to expect in central Texas pier & beam construction (it will move over time.) He set our expectations prior to the inspection and helped us prioritize what needed repair and what could be safely "lived with."

All in all, Eric is a 5 star agent. I couldn't have asked for a better experience and couldn't recommend him any higher.


Buying a house is scary... There I said it. Buying your FIRST house can be down right mortifying, especially when in your 40's like myself.

It's important that you find the right real estate agent to help make the process less scary.

If anyone is looking to re-locate to Austin or to purchase a home, I'd recommend working with Will Mackintosh at Bramlett Partners. He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #'s and that's the most important thing when considering a purchase.
