I found Eric when I was relocating from San Francisco to Austin. I knew I wanted to live really central, but I wasn't sure which neighborhood I would like the most or what I could afford, as it seems like things can vary quite a bit within a few miles. We looked north and south of the river and explored different neighborhoods on our search - Eric was very patient with all my questions about each - and I decided on buying in Travis Heights, which I absolutely love living in, the definite right choice. Unfortunately it was a tight seller's market (still is Austin), but Eric led the way and helped me get the house I wanted without any issue. I didn't ever feel pressured and he wasn't "salesy", thank goodness... he's been a great resource to me afterwards too with vendor recommendations.


We worked with Vicki Duran, to buy a house in Leander. Vicki is an amazing agent, she was super helpful with everything that we were doing, she was very open and helped us to see enormous amount of properties in two days, and provided all the information that we needed.

She also literally saved our deal when we had to re-negotiate deal closure delay. I believe she is the best possible agent we could even think of, I could not be pleased more. I definitely recommend Bramlett Partners and Vicki Duran.


We found Eric Bramlett via an online realty website listing Austin area realtors. Because we were impressed with the ratings he received from other home buyers, we contacted him and one other larger Austin firm to interview as potential realtors when we decided to relocate to the Austin area. We first met with the large firm and were dismayed at the way we would be passed from employee to employee for each step of the process. We then met with Eric and were impressed at his reassurance that he would be 'our guy' throughout the entire process. And he was right. Eric was always quick to respond to all forms of communication and answer all of our questions. We were never pushed off onto other employees in his office, although they were always available if we needed them, and were always made to feel like we were a priority. Eric's personality, honesty and experience made our relocation to Austin seamless. We truly felt like no one could have served us better. He is knowledgeable, friendly, willing to share his honest opinion, and yet allowed us to come to our own decisions. We could not recommend Eric Bramlett more highly. His assistance made our new home purchase and relocation from Houston to Austin easy and enjoyable. He is hardworking, loves what he does, and goes above and beyond from start to finish. And on a personal note, he's a great guy.


We moved to Austin from LA and wanted to purchase as soon as possible. After interviewing 4 realtors over the phone, we knew we'd be in good hands with Eric. He asked all the right questions and was realistic with what we could expect with our budget and wishlist. A bonus, Eric also has a ton of experience in remodeling homes and is an investor himself. This was really helpful as we not only wanted to explore home options but investment opportunities as well. Almost a year after house hunting with him and his team, we finally closed on a house last weekend and couldn't be more thrilled. We saw dozens of homes and took our time, but Eric was always patient and persisted through with us.

Eric genuinely wants his clients to maximize the potential of their home. He's full of ideas for renovations, layout, vendor recommendations and even details such as what light bulbs shine the best! Not to mention, he's just a really cool guy. House hunting can get draining but it helps when your agent is down to earth and can crack a joke or two :)

I would say the 3 most important qualities in your realtor is that they are honest, knowledgeable and engaged. Eric and his team hit the mark on all points and we'll be using them again for any future purchases/sales.

I moved from Seattle to Austin, TX, this summer, and I started working with Eric a week before I made the initial drive to Austin. I continued to work with Eric during the drive and for two months after that while my family was packing up and preparing to join me. Eric was very helpful and very knowledgeable. He also went above and beyond dozens of times. I have bought two previous houses, and both of those agents were very good, but Eric has been the best.


My husband found Eric on the Internet, fairly randomly, and I can not believe how lucky we got! Eric is an awesome realtor, and my husband and I could not be more pleased with our experience working with him. My husband and I have different personalities and tastes, and Eric was able to work with both of us equally well. Eric is professional, patient, and knowledgeable, and is extremely quick to respond to texts, emails and phone calls. My husband and I worked with Eric over the course of more than nine months, and I always felt he had our backs. I knew I could trust Eric to tell us the truth about a house or a neighborhood, which was critical because we were moving from out of town. I would not hesitate to recommend Eric to any of my friends or family!


My boyfriend and I contacted Eric Bramlett Partners via their website, after reading great Yelp reviews. We were referred to Will Mackintosh. As first time home buyers, the Austin real estate market can be very intimidating. Will set up an MLS listing search that alerted us to new listings that met our criteria. When we were ready to tour, Will was very flexible with scheduling showings. He is very laid back and not at all high pressure ,which matches our style. After making several offers that were declined, Will encouraged us to keep looking. He promptly responded to our emails (sometimes freak-outs) and educated us about the process as we went. Will even helped us diffuse a situation with a pushy listing agent after closing earlier this month. Although we hope to not be in the market for a new home for quite a while, we will certainly recommend Will to family and friends!


I had thought finding a good, reliable, professional, prompt, easy to reach, has my best interest in mind type agent did not exist in Austin area until I found Eric. He is all of that and more. It started with an easy call that explained my goals to him and within two hours I got customized emails with properties I should target.

Eric offered his insight into property condition, fair offer price based on market condition and history/geography and desirability of the location. He even recorded video walk through of the properties for us.

Always had my best interest in mind. Offers we wrote would get us considered, but fair for the property. We had one really bad seller agent try to get us into a badly maintained property by trying to pull some legal technicality on us (which they were wrong about). Eric patiently, expertly and professionally navigated the situation and got us out of the mess without too much stress on my side.

We finally got an investment property that Eric picked for us (he knew what we were looking for so well), and is now managing it for us. He also helped me with local load and insurance agents who are equally responsive and professional as him.

Highly recommend using him for your real estate needs.


We initially contacted Eric 2 years ago because we were interested in moving to Austin and he had really good reviews. He immediately put together a list of homes for us to look at and they were all exactly what we were looking for. Eric gave us all the in and outs of the Austin area and he really made us fall in love with the place. Unfortunately we were not able to move forward with a house at the time, but 2 years later we asked him to again show us some homes and he spent his whole weekend showing us properties. We found the one we loved and now we are official Austinites!

Eric is absolutely awesome and was there anytime I had questions about anything from the loan process to specific relocation related issues. I highly recommend Eric and I am already making plans to have him show my parents some homes in the very near future.

Update. I first met with Eric on Oct 15, my 2nd day in Austin. I closed on my purchased property on Nov 23. That's not a typo. 5 weeks. And my new home and neighborhood is... spectacular.

And I'm a thorough buying investigator. Probably much more than most. I combed through many neighborhoods, listings. I vetted many options online and via discussion with Eric, and looked at 50+ properties (possibly many more?) in person. So... I'm not an "easy" shopper. I did not just look at one of the first few places I saw and said "I'll take that one." We -worked- on this home search, intensely.

This was my first single-family home. I had questions galore. Eric never blinked. He was incredibly and continually responsive. (Again: the lone, 1-star reviewer of Eric claimed Eric wasn't responsive; my experience is the total opposite. And I'm quite possibly one of the more-demanding personalities you'll meet.) Further, he doesn't miss a beat, no missed issues, all commitments kept and solid, everything scheduled precisely without a hint of impatience--an excellent skill. And it's remarkably valuable to have a partner like Eric for whom you need not track their work - it makes my effort so much easier.

Finally, Eric works hard to align with your goals. Yes, buying agents have an inherent conflict of interest: they get paid more solely if you spend more (on a property). However, if I get any sense that my buying agent is pressuring me inappropriately, I'll immediately cease the partnership. There was never, ever a hint of problem in this arena.

There's no way all the above gets done in 5 weeks without Eric and his team. Thanks guys.


Thanks to our agent Lauren the whole process of buying a home felt much easier than expected. She did a great job relaying information and breaking down the process so that we didn't feel overwhelmed. We had a few setbacks with repair items before closing but Lauren handled it in a way that didn't add stress to our lives. She is highly competent and also a really kind and caring person. I have full confidence in her and have recommended her to friends.


Professional and efficient ! This year we bought our first house with the help of Eric. It is very stressful because we never went through the process before but Eric was amazing and explained us everything. He really made everything go easy ! I especially liked working with him because he has been very honest the all way, telling us when he thought something was wrong rather than just pushing us to buy ! We had to go through the all paper process from New Hampshire and Eric has been amazingly available. I would highly recommend him to anyone !


My dad was looking to purchase a house so that my brother and I could rent from him - splitting a mortgage is cheaper than two one bedrooms in Austin- so I googled best realtor in Austin. Eric Bramlett came up, and I was not disappointed! Jennifer Bailey was the realtor we were matched with, and she walked me through 40 different houses without complaint. We looked at houses for around 3 weeks, and closed within three weeks of putting in an offer. This was personally my first time looking at houses as an adult, and Jennifer was ready and available whenever we needed her to answer whatever questions we had. I appreciated that I was not looked down on due to being young and it not being me who had the money. She was very knowledgeable about everything from the area, to resale value, to the builders of the homes we were touring. Excellent service!

As a bonus, jennifer has been instrumental in building connections both during post-purchase. She connected us to a a loan servicer, a contractor, and is now giving us a contact for a deck builder. Amazing experience, and I highly recommend Jennifer for all of your realtor needs!


Eric Bramlett is an incredible realtor. When my wife and I were looking for a realtor to help us relocate from California to Austin, Texas, we were impressed by the quantity and quality of the online reviews for Eric... and let me tell you, they were not incorrect. Eric is very knowledgeable of the entire Austin area, but he was also very accommodating of our timeline and our need to work feverishly to find a home quickly (as it's not easy to go back and forth from CA to Austin multiple homes).

So, the result was that within 3 days we viewed at least 30 homes - and then made an offer. Eric navigated the offer and closing process like a true veteran, foreseeing (and avoiding) multiple pitfalls while negotiating very favorably on our behalf with the seller in a pretty strong seller's market. Most importantly, he's a great guy with excellent family values. I could not recommend Eric any higher or with any more enthusiasm.


Eric represented me when I bought my house in Clarksville in the summer of 2012. I met him through friends quite awhile ago and we looked for awhile. Well, we looked for a really long time. We started looking in 2007 and I wasn't sure that the market was the best time to buy. I turned out to be right and am happy that I waited to buy. We looked a little in 2008 but started really looking again in 2010. We put in probably 5 offers and contracted one other house, which I backed out of because it was going to be way more work than I wanted to put into a house. The house I ended up buying is great for me. There's some improvements I can make, but I don't really have to do anything. It's on one of the best streets in the neighborhood.

I can't rate Eric's performance highly enough. He's obviously very patient and is absolutely not pushy at all. He knows central Austin extremely well, as we were looking in Clarksville, Tarrytown, Barton Hills, Travis Heights, & Bouldin Creek. When it was time to negotiate, he let me know what to expect & what was reasonable. He helped me through the inspection and through the loan process. Very recently, he's recommended a good a/c guy when my heater went out. I'm more than satisfied with his services. He doesn't really seem like a salesperson at all, but more like he's just helping me through the transaction.


I worked with Vicki Duran from Bramlett Partners during my search for a property in Austin. The thing that I liked the most about working with her was her promptness at responding to my emails, calls, messages. She was genuine and made this process seamless. From understanding my requirements to searching for a house and visiting the property (since I am remote), she did it all so fast. It couldn't have been better. I felt comfortable working with her because she is so experienced, genuine and not pushy. I strongly recommend Vicki and would love to work with her again if I get the chance.


We are relocating from Iowa to Austin. We have had a chance to work with Eric and Bailey. We were initially planning on buying a house and I was impressed by Eric's flexible mind set and no pressure approach. We decided to rent instead and we were helped in an outstanding way. Eric was busy so Bailey ended up showing us around on a weekend (Saturday and Sunday). Even though we were in the capable hands of Bailey, Eric was constantly in touch with Bailey and us. It was like we had a two person team with us. Bailey went out of her way to help us with the logistics, paperwork, negotiations and contract review. There has been immediate communication and we left with the feeling that we were the only clients that these two fine people had. We were never second in line.

Bailey spent one day with us and by the next day, she knew our needs perfectly. She was able to pick a handful of properties that we would like and next day, we were struggling to figure out which property not to go for.

Eric is the definition of a good realtor. He is very knowledgeable and has the unique quality of being able to think outside the box. I was impressed by the heart and soul he combines with his knowledge. He is tireless and the quality of his work is excellent. His intuition is sound.

When we look for a house in the near future, we will definitely go with Eric again. That is a no brainer.


Eric did an amazing job helping us through the process of buying our perfect home. We were searching for our first home. He blew us away with his expertise on Austin's housing market, his friendliness, his extreme patience (lots of it, since we changed our minds quite a bit initially) and, what I valued most, his experience.
