We were in Austin in December 2020 for home leave from my assignment overseas, and had been planning to buy our retirement home in the summer of 2021 and just look around in the week before Christmas. I reached out to Bramlett - having had a very good experience working with them in the summer of 2016 (Tara McGuire was out agent then) to buy our first house (also in Austin). Our agent, Craig McGuire, did thorough research that he shared with us, and advised us - without pressuring us - to consider buying then, given that what we wanted would be well beyond our price point by the summer because of the conditions in the Austin market for the foreseeable future. Observing all the correct COVID-19 protocols, he showed us houses that fit what we were looking for, and once we saw one that we really wanted, gave us the advice needed to help us to win a bidding contest without breaking the bank. This was really important, as after putting in our bid we had to leave Austin and do everything at a distance. Craig was key to making that possible. He found us a good mortgage company that qualified us quickly and, thanks to all his efforts and consistent support, we were able to close in a little over a month - in the time of COVID, doing everything very long-distance, and in a crazy Austin housing market. We're very happy with our home purchase, and with Craig!
Lauren was over and beyond our expectations and was by far the best real estate agent we have had. Her detail to everything was amazing, especially since we were out of state. She is smart and knowledgeable and would highly recommend her to anyone.
Overall the transaction went great, but Lauren was the main reason it went well especially since we were out of state. There were many follow ups and walk throughs for a new build and she was instrumental in helping with those. Lauren did everything well, but especially just owning the whole process and being persistent with the builder. She had great insight to anything we asked and brought up things that we hadn't considered and she clearly had our best interests in mind. We've used many agents in the past and Lauren is above and beyond the best we've used. She was a referral from a friend of a friend and I'm glad it worked out!

We recently purchased a home and used Bramlett. Katie was fabulous! She was hard working, very friendly, and communicative! I felt overall the transaction was very smooth and fast. I think communication was the key and he did pretty well. His excellent idea about the local market and communicating the same was very good throughout the process.I didn't find anything missing as all went smooth. Kasey was absolutely amazing! I came to her as an aimless buyer. I didn't know if I wanted a house or a condo, I didn't know what my budget was, I didn't know a thing about Austin, and Kasey could not have been more helpful. With one day's notice, we were in properties touring and talking through my likes and dislikes. Within two days of our first call, we had seen seventeen locations. When we finally did settle on a condo, there wasn't the perfect floor plan for me, so she took it upon herself to go off-market to see who would be willing to sell, and sure enough, she found someone. Multiple times she met me wherever I was staying and took calls well outside of business hours. She was a fantastic resource in the negotiation and then proceeded to talk to designers for me out of the kindness of her heart. I couldn't recommend Kasey enough; she will always be my go-to in Austin!
I worked with Kasey end she was amazing. We had a very strict requirement list and even created a spreadsheet with values. Kasey made sure looked at the best houses that were reasonably priced. We actually ended up finding a builder that matched all of requirements and within budget. Thanks to Kasey this process was super easy and she answered all questions around what types of things would increase the resell value. Also she was able to connect us with a great lender and after pricing around to get competitive rates Kasey’s recommendation was the one we when with.
Before we got in touch with our realtor, Kasey Gilliam, we had put in numerous offers on homes in Austin only to find time and time again that another offer was accepted. It was incredibly frustrating and it felt like we were completely out of our depth (we were). With Kasey's help, we were able to make the right offer on a place and move into closing within DAYS. She bent over backwards to make the process easy for us and any time we had any questions of concerns, she was there to answer. Even after closing, she has continued to be a huge help with referrals to reliable painters, cleaners and contractors to tackle a few things we wanted done before we move in. Cannot recommend enough, if you really want to close on a place, go with Kasey!!

Working with Lauren was fantastic! We are first-time home buyers and had a lot of questions and concerns. Austin is a difficult market as a buyer and despite the fact that winnings bids were as high as 20-25% over-asking we managed to find a house, in the neighborhood we wanted, at a price range we were comfortable with. Lauren helped us every step of the way, recommended trusted partners (lenders, inspectors, etc.), and is continuing to offer help now that we're moving in which we really appreciate it! My wife and I, somewhat on a whim, decided to start looking into options of building a home out of state, and the Austin area is where we ended up honing our search. A Yelp search for Austin realtors brought up highly rated Bramlett Partners, and a handful of other highly rated real estate firms that I ended up reaching out to so that we could recruit a realtor to teach us a bit more about the Austin area, and to help us figure out where around Austin we wanted to narrow our search. Craig McGuire from Bramlett was the first to reach out to me - within 30 mins of submitting my online inquiry, Craig reached out to me via phone to introduce himself and to gather some information about what it was my wife and I were looking for. From there, the rest is history. The most nerve wracking aspect of this process was the fact that we were out of state buyers looking to build a home in an area that my wife and I were not familiar with. On top of that, once we settled on a location, my wife & I would rarely be present during the build process. We cannot thank Craig enough for the all of his help and insight he provided us throughout the nearly 9 months of working with us. Craig made the entire process easy, and left us with much less stress than we had anticipated we'd be faced with. Craig was always willing to text, talk via phone, conduct FaceTime sessions, etc. so that we had the information we needed, to answer our questions, to walk us through the home as the build progressed, and to act as someone that gave us general guidance at any point in the process. Another thing I appreciated about Craig was his non-real estate background and what that brought to the table. Craig's personal background in both construction and lending were also extremely valuable and insightful throughout the process, and helps to shape Craig's overall value as a realtor. We were never pressured with Craig - he always wanted to make sure we were as informed as possible before making any decision. Tara McGuire represented us in purchasing our home. To say she was amazing would be an understatement: Tara walked us through every step of the process (this was our first purchase), and provided detailed answers to every question we had, no matter how simple or complex. She helped save money where we could, pointed out things we wouldn't have otherwise noticed, and was extremely pleasant to work with.

They say the market is so hot right now in Austin that you need to be prepared to write many offers and be prepared to get your offer beat out. I have had friends tell me they have made 30+ offers and are still looking. That is not the case with Shaun and the team at Eric Bramlett Partners Real Estate. We went and saw three homes over two weekends. We found one that we absolutely fell for but didn't want to get to attached to it for fear of getting beaten out. Shaun helped us quickly move and place our offer on the home. He guided us to make a competitive offer and then he took it from there. We made our offer the same day the listing came on the market. He positioned the offer as super competitive to the listing agent and was able to get the listing agent to take the house off the market before the Saturday open house. This helped us limit the competitiveness of competing with multiple bids and getting in a bidding war. We used our option period to quickly run through all the inspectors. Being from out of town Shaun handled all of this. He even found a plumber to come out and inspect our plumbing even though everyone says plumbers are booked solid still dealing with the fallout from the ice storm back a few weeks ago. Also, because we locked the house down so quickly without other offers, we could get the concessions we were looking for after the inspections came back. We actually have a friend who was already under contract to buy their dream home when we engaged Shaun to help us find ours. We found and closed on our house before she has been able to complete her transaction. There are plenty of agents to pick from but if you want the best and to get the home you truly desire the option is clear. You need to go with Shaun. Last thing to note working with Shaun. He is super laid back and you will never feel pressure from him. He uses that pressure on the counterparty to your advantage.
