I have been working with Eric and his team since 2015 and I must say what a pleasure it has been to work with them. While renting my home out, we got several offers but they did detailed analysis of each potential tenant and found us one who they thought will have the best run in long term without any hustle. Well, they have been spot on. Our current tenant have been awesome and have twice renewed their lease agreement since then. Eric and team have been super responsive and helped us with new lease contract. We have also used their property management service in the past. They have a well oiled process in place and you don't need to do anything. When our property had some air conditioning issues, they found the best person to repair with best rates and we have to do nothing literally. I think experience does matter when dealing with real estate and these guys are my preferred partner.

I called Eric after having my wife research the best Austin Realtor's through sales ranking and user feedback. Eric Bramlett and Bramlett Partners not only received consistent yearly accolades and high rankings with the Austin Business Community, but the hundreds of Google, and Yelp reviews my wife went through showed a common denominator: Eric and his staff were highly engaged, used up to date marketing tools, and were communicative with their buyers and sellers. My sister and I had inherited a property in a dynamic but cooling market. Through transparent research, Eric suggested a well considered listing price related to the condition and age of the property that allowed for a quick sale. We received multiple offers that ultimately drove up the price because we were priced right to begin with. Eric himself was approachable, extremely knowledgeable about the Austin market, and stayed in contact with my sister and I/ or was available during the whole sales process, from start to finish--especially the rough patches. Ok, I don't really leave reviews... like ever, but Bailey did such a great job I feel like I need to say something. We were moving back to the US from out of country and were entirely new to the Austin area. We didn't know anyone here and honestly felt a little lost and upside down. Bailey was the first person we met and she gave us hope we'd meet some other great people here with her friendliness and professionalism. We were on a tight schedule to find a home before our 6 weeks of AirBnb's ran out. So, we needed something fast. Bailey listened to what we wanted/needed and found us the perfect house in an area we love in just a couple days. She did all the scheduling for us and made viewing the homes really easy. In the end, she found us a house that hadn't even hit the market yet (it was going to be listed the next day), but we liked it so much we put an offer in and snatched it up before anyone else could. Sorry y'all, we got to it first! :) After that we had a couple questions on all the closing docs we had to fill out (we owned our business) and she helped us with everything we needed to get us through the closing process. Great agent. Great experience. I would definitely recommend her and Bramlett to anyone.
I owned two homes in Round Rock and did on line research and reached out to top rated agents. Eric responded almost immediately and followed up with data shortly thereafter. We spoke two more times and my wife and I made a decision to list with him before any other "top rated" agents even got back to us. One of my BEST decisions ever. He followed through on every aspect and assisted in notifying existing tenants, helped with all phases of the reconditioning (helped pick out carpet and flooring) had get contacts to get the work done, got the proberty listed quickly with great pictures, kept us informed on a regular basis etc. We were 1500 miles away but felt like we were selling the house around the corner because we were kept so informed. The first home had multiple offers and sold in less than 30 days and the second home had multiple offers and sold within 45 days. We have bought and sold many homes and after the sale of these homes my wife commented that we may have difficulty ever dealing with another realtor because no will be able to meet the standards and results like Eric and his team. I am not an easy person to please and don't usually rate transactions etc but Eric is an unbelievable professional and he is the only realtor I would ever use in the Austin area. Walt Oliver

Mia Roldan served us flawlessly during our home buying experience in the greater Austin area. She was always very quick to respond and we could count on her to give us sound advice at every turn. In fall 2017, we were back for round 2 with Eric. We decided to sell our Travis Heights home and buy a place with more space. Being on the sell side was more stressful, but Eric and his team were a huge help. Eric pulled neighborhood comparisons from recent homes that had sold and took all of our (many) questions before landing on the right asking price. To ensure our house commanded the best offer, he provided tips about how we could make sure our home was presented at its best. In addition to just Eric, he employs a fantastic team that made sure we had all of the necessary documents ready to go for when we eventually received the right offer. The good news is that we received that offer within 30 days of putting our home up for sale and the buyer closed within 60 days. On the buy side, we were much more educated and sure of what we wanted this time around. Eric worked with us and showed us homes in many different neighborhoods that fit the profile and price range of something that interested us. He was even able to suggest areas we hadn't even thought of based on feedback we provided. After looking for a few months, we stumbled upon a new addition in a neighborhood that we liked and pulled the trigger. Once again, Eric helped facilitate all of the necessary negotiations, inspections and back and forth with the seller. We closed in under 30 days and moved in shortly thereafter. When we were confused about the real estate mark in Austin and how to approach the buying process, he went way out of his way to help us. We'll definitely call on Eric for future real estate needs. We previously used Eric in purchasing our house, but most recently we used his property management services for a rental property. Eric Bramlett of Bramlett Partners has probably ruined any future experience I may have selling or buying a piece of real estate with any other agent. I honestly don't see how any agent will be able to compare with the service I received from Eric during my transaction. As the property involved in this sale is part of an estate that is in dependent administration, the sale required court approval at many steps during the process. Eric handled the additional headaches and holdups with professionalism and grace. He even went so far as to cover an unexpected cost out of his own pocket to keep the process moving along. In my little over half a century on this planet, seldom has any chore that I thought would be so bad turned out to be so pleasant and I honestly can say that it was mostly because of Eric's performance. I would highly recommend Eric to anyone looking for assistance buying or sell a piece of real estate.
Eric Bramlett is not like any other realtor I've worked with. Aside from him doing the job of what you expect a realtor to do, he helps his clients to realistically set goals for their home seller experience that is specific to their individual needs. My personal experience having Eric as my realtor was extremely positive and exceeded my expectations. He's patient, smart and incredibly savvy about the market. He answered my questions in a timely manner, and was supportive around issues I had no control over such as agents scheduling a showing and not cancelling if they weren't able to make it, and providing me with a referral to a good lawyer to help me deal with a contractor problem. My situation was not the norm since I was doing a lease back on the property I was selling. I was somewhat anxious about preparing my place in advance for showings. Eric made himself available to offer grounding advice. The icing on the cake was that my place sold at the listing price. He has a highly professional and talented team to assist him. I'm incredibly grateful to Eric on many fronts.
We have worked with Eric over the last several years as home buyers first, and then sellers. He is the real deal. Real estate market is competitive with a lot of agents and the noise is too high. To win clients, agents try to provide discount on commission, etc. While their focus is on winning clients, they don't think as much about the quality of service. The customer mindset usually is lacking. Working with Eric is very different. He thinks like a product manager and how his service can benefit his clients' specific need. Home buying and selling can get emotional and there is no one template for all. I believe that Eric gets it. I have referred several friends to Eric and they all have come out happier. And, these people are different with different needs. Eric has built a system around efficiency. He leverages technology really well and understands how to best sell a house in a digital world. His mastery over analytics around foot traffic, ad campaigns, search keywords is real. He continues to learn and educate himself to apply new ideas, thereby keeps increasing the repertoire of techniques he uses to sell a property. The best thing about Eric is he leans in completely. We recently moved out of Austin and had to sell our home. It was an old house that needed a lot of work. From exterior painting and siding work, HVAC servicing, plumbing fixes, etc. As you can imagine, it is extremely hard for me to talk to contractors and check their work remotely. Eric and his team took it upon themselves to offer this as a service at no additional cost to us. They scheduled all the contractors, checked their work, and we were able to sell the house without any other issues. This shows tremendous customer mindset. I know that Eric is rated as one of the top agents in the area, but what makes him top ranked is his unique and fresh approach to real estate. His command over customer service and technology puts him leaps ahead of anyone else in the real estate market in Austin today. He is the only one I would work with despite having other friends who are certified agents. If you need to buy/sell your house, consider Eric. You won't be disappointed with your choice.
Last week I closed on the purchase of my home in Northwest Hills. This is the Fourth time I have used Bramlett Real Estate, First time using Kasey Gilliam- and could not have been happier. Kasey has been one of the best agents to work with. As this purchase was made through the COVID period, and inventory slowly coming to market, Kasey was especially wonderful and patient with the search. Kasey's intimate knowledge of the Northwest Hills area was extremely helpful as we were able learn about properties early, develop strategies and plan accordingly. She focused on me as a customer and was very honest many times when she thought something was not a great deal, and would listen to my concerns about each property. After months and months of looking - we finally found a perfect fit and she guided us through the closing and got us a great deal. She found us the best surveyors, financing, inspectors and anyone else we needed to get us the best deal. At the end of the day Kasey is an amazing realtor, she was always available, and her team is an amazing asset to have as you look to buy or sell a home in the Austin area.
