I've employed Eric and his team to purchase twice and to sell two properties. So, I feel like I know quite a bit about how they work, and I couldn't give them a higher recommendation. On the sell side: Eric is very systematic and thorough, and selling my first home I talked to quite a few realtors, I was really comfortable with Eric and his team, never feeling like I was asking a stupid question, and I asked a ton of questions. He has a great team of staff and contractors that helped me stage the homes, photograph the homes, last minute repairs to help the value, and they marketed the heck out of the homes. He gave me great advice with regards to pricing and strategy. We sold with multiple offers on one property (above asking) in a hotter area of town within 24 hours of listing and we sold very close to list price on a second property in a less hot market. He was available and promptly returned calls and emails. After we were under contract, he helped us negotiate repairs and kept us informed until we successfully closed. A+ all around. On the purchase side: Eric is available, informative, and honest. He or Bailey were always available to view any property within 24 hours, usually just a few hours and they helped me look at the pros and cons of each property. I wasn't rushed in any way, and again I was comfortable looking at enough homes to make sure I got exactly what I wanted each time. Eric provided honest opinions of each neighborhood and the market value of each property. In short, he didn't just try to get a quick sale, but really helped me through the process (This proved it's value as my first purchase through eric we sold under a year for a substantial increase in price) I have recommended Eric to a number of friends and family and will continue to do so. He's a true advocate for his clients and I absolutely enjoy working with him, I hope to never move again, but if I do I know who I'm calling first to sell.
I have known Eric Bramlett since we bought our first home in Texas with him five years ago and I would still recommend him as a realtor. He knows the Austin market and will be able to provide you with the insight you need to make an informed decision about selling or buying a home. Eric sold my Austin rental home in March 2017. Highly recommended, he knows his business well. I'm an out of state owner from CA who's active in real estate in my home state. I think my real estate experience gives me insight into what most agents are lacking, and I was impressed by Eric. Eric has strong analytical skills. He can break down issues into the underlying parts and then present you with an menu of recommended actions. I like this approach because it gives you the ability to make an informed decision on your own. There's no high pressure sales tactics; he was very patient in our discussions. He lays out the facts, gives you options with potential pros/cons, and you make your decision. I needed someone who could handle the sale without my local presence. My sale was challenging because it was a rental with some deferred maintenance. He has a great team of local vendors and is also well versed with repairs, which furthers his understanding and ability to analyze potential situations. Eric's goal was in line with my goals. We first listed my home in late 2016. The Austin market is very seasonally cyclical and we received several offers, but none that were high enough. Instead of pushing to close on a offer lower than what I felt was acceptable, he suggested we take the house off the market and return the following spring. Several months later we went back of the market and were able to sell my house successfully. He is very responsive in all communications and paperwork. Typically, I would receive a response within quickly and if he was busy he would let me know when he would be free. Many agents are so busy nowadays that paperwork gets a back seat to closing deals. As the world gets more litigious, the need for complete and timely paperwork only increases. Eric's back office is well organized. His team makes good use of technology to keep everyone abreast of the current situation and make sure no small item gets left undone. If you're in need of real estate services in the Austin area, Eric would be first one I would recommend.

Eric and I have known each other for about 9 years now as he has helped me find tenants for my investment home in Austin, TX. Immediately I was connected with Bailey Moran. She was very professional and friendly. As someone who is not familiar with Austin, she provided very useful information about all of the areas and was attentive to what I was looking for in a home. Bailey is a very genuine person, she was there for every step of my home purchase process. She is quick to respond to emails and texts, it was an absolute pleasure working with her. Before meeting Eric, we considered using one of those flat rate services to sell our home because I thought there was no way someone would be worth the price you end up paying otherwise.... but we are so happy we went with Eric and his team instead. They worked quickly to schedule a professional stager and professional photographer (including drone video footage) and helped us get our house listed in less than a week. Eric has been a great help for me with my central Austin property for a number of years. His expert knowledge of the area has been extremely helpful for me in evaluating the best use of the house, including whether to rent it, how much to rent it for, whether to develop it into multi-family condos, etc. The property is in Barton Hills, so finding its highest & best use wasn't cut & dry. I've been approached by developers who want to build condos & I have a tenant who wants to stay in the property. Without Eric, I wouldn't know what either scenario would really look like, but through his guidance I've been able to develop a long term strategy that best fits my goals. I've turned to Eric to help determine the fair market value of the property in its current condition, what it would be as developed, and what its fair market rental value is. Eric has helped me put together a lease for the property and gives his honest advice on my best options. Eric is unique in that he really and truly gives you his honest opinion and good advice. I find that many people in the real estate business are out for themselves, and I don't feel that way with Eric at all. As a result, I've been able to maximize the profitability of the property. Eric sold our house in Austin this year and was a very big help. The property had been a rental for a few years so he helped us get contractors in to change out the floors, paint the house, make the yard look nice, and fix a roof leak. Eric and his team worked really efficiently and were able to get everything done in about 3 weeks. He did a great job marketing the house and helped us negotiate a good deal on the house when the market was slowing down. Eric really cares about his clients and you can tell that he has a lot of experience. I would not hesitate to work with Eric again and I think that he's a great agent for anyone in the Austin area.

Eric is the best Realtor in Austin! He is a really patient person because he has helped me look off and on for the past 3 years. I'm looking in different parts of central Austin and the market changes a lot and has changed a lot over time. Eric has sent over countless emails about price, condition, and neighborhood of every area I can think of because I've changed my mind so much. I can't thank him enough for sticking with me while I pick out my forever home. He has never pressured me or made me feel like I'm taking too long. Eric was an absolute pleasure to work with. He's very knowledgeable, which I suppose you would expect for Austin's number one realtor. And he's also super friendly. I was contacted by the realtors that promise they'll buy your home if they can't sell it. Of course they will! But at what price? Heck, I'll buy your home if it doesn't sell. You get the point. Eric puts a ton of work into selling a home. Professional photos really make a big difference. Postings on all the real estate websites, etc. And the list goes on and on. I'm not being compensated in any way for this review. I just appreciate it when service exceeds my expectations and want to give back in the only way I can.
I worked with Eric to sell my home in North Central Austin. This deal was especially challenging since the property had a difficult tenant and the whole deal was conducted remotely because I live out of state. Eric, along with the staging service and photographer, managed to get my home listed quickly - despite the tenant's best efforts - and we received multiple offers (all over asking) within two days of being on the market. We closed on time, but not without a bit of real estate drama on the way. The drama resulted from the handyman he had hired to patch an exterior hole in the siding (pesky squirrels), and much heartburn resulted from the buyers demand for a new roof. Be wary of he offers handyman services, hire your own contractor. The roof-replacement worked out in the end, but I had to file an insurance claim and provide concessions to cover the deductible. Be careful about the amendment verbiage, make sure you CYA so you don't have to sweat thinking about paying for a $17k roof out of pocket! Overall, I am pleased with Eric's services. He will get you a good price, fight for you when the buyer makes outrageous repair demands and find a solution that works for you.

I had an absolutely wonderful experience working with Bramlett Partners to find my ideal condo. In anticipation of my move to Austin, I felt nervous that I had zero familiarity with the area. Initially thinking I would buy a condo, I reached out to Eric for assistance. Eric immediately returned my phone call and over the next few weeks spent hours breaking down for my family the need-to-know details about the different areas of Austin. Further, he put me in touch with financial experts who explained my mortgage/ financing options. When I told Eric I was better suited to instead lease a condo during my 2-year stay, he promptly connected me with his colleague Bailey Bowden who, too, was a pleasure to work with. Bailey was extremely flexible to accommodate my busy schedule, and she showed many great properties that I would have never found on my own. After I found the condo of my dreams and signed a lease, Bramlett Partners did not fall of the map. Instead, Eric and Bailey followed up to help me sort out the remaining details with my landlord's broker and also ensure my overall satisfaction with my lease. These guys are professionals who take pride in their work and genuinely care about their clients - 10/10.
We found Eric through Yelp after an exhaustive search for a property management company in Austin. After speaking to a few different companies we decided to go with Eric and his team. From the outset we felt very comfortable with Eric - he was very responsive, knowledgeable and patient with us. Within a few days of contacting him we had a full analysis of our properties, work needed to be done, and listing examples. Once we signed on with him we felt very relieved that we had an experienced and very approachable team on our side. Since then we have purchased additional property through Eric. The buying experience met our expectations. He had properties lined up based on our criteria and helped us make informed decisions. Eric and his team go the extra distance. There was a property on the market and we could not visit it. Eric offered to make a short video tour and sent it to us.
