Being a first time home buyer itself can be very intimidating and added to this, the rate at which good homes were selling quickly had us worried about the home buying process. We were referred to Eric Bramlett by my brother. He did not disappoint at all. Eric was very patient with our questions and always gave good detailed explanation. Few things about Eric that makes him standout from other realtors. 1) Knowledge: Eric has deep knowledge of the market and is well informed. 2) Availability - Eric was available round the clock to answer our questions. You can text/call/email him and be sure of getting an answer in less than 2 hours (2 hrs. being the worst case scenario) 3) Contacts: Has access to a lot of resources. Ask him a contact for a small stuff like a home insurance agent or something big like loan, Eric would've a contact for you instantly. 4) Inspection process - Eric patiently walked us through the inspection document and not only helped us prioritize the problems but also negotiated with the seller for the repair costs. 5) Post sale support: On the closing day, Eric met us at the title company and sat through the whole 2 hours to ensure our questions were answered during the title transfer process. Not just that, Eric touched base with us a week after we moved in to ensure we settled down okay. Talk about great customer experience. To summarize, Eric Bramlett is the best realtor in Austin, hands down.
I moved to Austin and knew nothing about the neighborhoods and suburbs. He was incredible at providing me insight into numerous areas and extremely prompt on any questions I had during the search. Ultimately we found a house in Cedar Park and he helped me through the whole process making it seamless and stress free. I would recommend him to all my friends and family. We tried to sell our house 2 years ago and it was a big failure. Our previous real estate agent was not able to sell the house over 2 months and addition to this we received way under offer for our house. We obviously did not make a good choice. This year we wanted to try it again. But this time we knew how to choose our real estate agent. We researched on the internet. My husband and I came up with real estate agents' names. We interviewed with them and ask how they work how their style and we listened their advices. Eric was my favorite from the beginning. He knew what he was doing. He has great knowledge and experience and this shines on his confidence on his work. His crew and he is very fast. They gave us great advices. We did not need to stage our house for thousands of dollars. He set an appointment with a professional staging advisor for free. He also gave us great tips on how to sell it fast and best market times. His crew worked with us in every step. We put our house on market and it got an offer within 2 hours and 11K higher price than we asked for. All our work paid off. Now we are building our new home and we have Eric as our real estate with us. He is great at his job. I strongly recommend hiring him for the best and the fastest results.
We were planning to relocate to Austin Texas this summer and started our search for a good realtor last year as my husband planned to fly out and just check out Austin and some neighborhoods. As there are many realtors with stellar reviews it was hard to chose and actually just because it's 5 stars yelp review sometimes you don't get 5 star customer service when they get busy. Actually I had to look for a new realtor this spring as our other realtor never really got back with us when we tried to email or call him. Nevertheless when I contacted Eric over yelp he responded to me within an hour and connected me with Meredith who is a relocation specialist. She was amazing!! Really listened to all our wish list items and set us up with a great selection of homes in great neighborhoods. Unfortunately due to family emergency she was not able to meet up with us when it was time for my husband to fly out to Austin and check those homes or but she connected us with Vicki. This was the smoothest transition ever within a team. Vicki was updated about our situation, she knew exactly what kind of homes were looking for. She even picked my husband up from his hotel and showed him all the homes within a day. We found a dream home and during the entire process of paper work, talking to the seller, lender, home inspection. Vicki was there for us. She responds to our emails/texts/calls immediately. We feel very well taken care of considering we are purchasing a home in Austin while we are still in California. If you are thinking to relocate to Austin, Texas and need a realtor team who will take care of you all the way through closing and all the way until you step your foot into your new home, this is definitely your real estate team!
When we started looking for our next home, we wanted a team committed to the process of our family moving to the next home. We did not want a realtor that just took advantage of the fact that you need a realtor , and just wanted to cash the 3% of the transaction of selling/buying your home. We had two previous experiences, in both cases the realtor, just built expectations to convince us to buy/sell the property, and then crushed us with a depressing reality to force us to sell/buy under unfavorable circumstances, cashing their commission and walking away. Eric in other hand, explained us the current circumstance in Austin Texas. Set up the expectations to a reasonable level. Pointed all the flaws in our home and explain the best way to fix them. He adapted to our needs and worked around them. He is very professional, and he has a team to support his clients. He offers a professional stagger and a professional photographer, (compared with the previous experience where the realtor just used her daughter to take the pictures or used her cell phone to take the photos). Eric always has more than one possible alternative for any issues that pops up in the process of selling/buying a home. Eric makes an effort to offer all possible paths/option in the process to do a real estate deal and he takes the time to ensure his customers understand the most probable outcomes of their decision . At no point in the process we fell any kind of pressure or frustration from him or his team. He always try to accommodate his customer request. Eric is the best!! He and his staff combine rapid personal responses with up to date technology to show your house to its best advantage and to keep you appraised of the feedback from the showings. I was a realtor in the mid 80s. Time have changed a ton since then, and realtors have the opportunity to use technology to improve the home buying/selling experience. However, we've bought and or sold 6 times just since moving to Austin in 2006 (over 10 times before that, but also before the internet), and Eric Bramlett and his workers have really made the most of all that modern technology has to offer. Not only are they well connected with information, statistics, and feedback, but they PERSONALLY respond with lightening speed to all our questions and needs. I expected to deal mostly with assistants, but from day one... Literally, my FIRST CALL to his office... Eric has gotten back to me within minutes (typically, less than 5 minutes), whenever I've contacted him! He really gives the personal touch and has brilliant advice. That said, his assistants are also top notch. I was especially floored to find that he stages a house as part of his fee.... and with lovely touches!!! If you are going to list with a realtor, I cannot recommend anyone but Eric.
I reached out to Eric because of his strong reviews on Yelp and he did not disappoint. He helped me purchase a house in the campus area for my son to live in while he attended school at the University of Texas. Eric has an extremely strong understanding of the central Austin market. As an out-of-towner, the price differences within a few blocks were perplexing. Eric explained to me not only what the price differences were, but also why they were priced that way. Eric is intelligent, patient, and never condescending. Equally impressive is Eric's understanding of construction and what to expect in an older property. The property we purchased is on pier & beam construction and was built in the 1940s. Eric helped us avoid potential pitfalls (cast iron plumbing,) and explained what to expect in central Texas pier & beam construction (it will move over time.) He set our expectations prior to the inspection and helped us prioritize what needed repair and what could be safely "lived with." All in all, Eric is a 5 star agent. I couldn't have asked for a better experience and couldn't recommend him any higher.
I had a great experience using EBRRE for buying an investment property. Eric is extremely knowledgeable about the buying process and really helped us make a good, informed offer on a home that already had multiple offers on it. He was a professional negotiator once our inspection came in, and he made the closing as smooth as possible. His advice and experience were invaluable throughout the whole process. Working with Eric and his team was absolutely outstanding. Since I was selling a property while living out-of-state (California) I expected a lot of problems. But Eric monitored and controlled everything so well that it all went smoothly. While having a good real estate team is obviously important, it's also important to have a relationship with a good title company, appraiser, etc. and Eric has some of the best. They were all professional, knowledgeable, and friendly. And to top it all off, he sent me some good ol' Texas BBQ ribs! How does it get better than that! I highly recommend him and his team. And I also recommend you ask for some ribs at closing too. :)
Eric is the best! Whether you are buying or selling a home, if you want an expert realtor who will work for you, put your interest first, and whom you can trust completely, hire Eric. He came to our rescue and navigated us through the crazy terrain of the Austin real estate market. The last time we sold a home was 23 years ago; and we had no idea how much different it is today to do so. As a result we initially hired a realtor who did not arrive with comps and a suggested price for our house and who gave us a price only the day before listing it. And then she had no strategy when the house was not immediately snapped up. It quickly became apparent her strength was as a buyer's representative. We ended our contract, took the house off the market for one precious week, and sought out someone else. Thank goodness we found Eric. He arrived at our home the day after we first reached out to him, fully prepared with comps, a thorough and convincing analysis, and suggested price and strategy. He held our hands throughout the duration of the listing, calming our anxiety and made invaluable suggestions for the new home we had under contract, even though he did not represent us in that transaction. He has an amazing list of references for every type of work an older home might need. What would have been a tortuous process became bearable with Eric leading us forward. He is the unusual professional: as strong representing sellers as he is buyers, down to earth, authentic, and sincere. He's one of the very best in town.

Some realtors just want a quick buck, then there are others who go above and beyond to satisfy the client regardless of the payout. Eric Bramlett and his team were very knowledgable of the entire Austin area, which was crucial as we relocated from California. Even though we decided to rent for a year to get to know the area, Eric still helped us find a rental home and even helped facilitate our rental agreement. We didn't even ask for help with the rental search. He offered it and we couldn't appreciate his help enough! We are first-time home buyers, and were looking for a knowledgeable and reliable realtor to help us with our search. And I'm petty sure we couldn't have found a realtor better than Eric! He was very accessible over the phone from Day 1 all the way till closing. In our first meeting which lasted about 30 minutes, he very quickly understood what we were looking for and what factors would work as positives (or negatives) for us in the home search (even including criteria that we hadn't explicitly told him!). Eric promptly got in touch with a bunch of builders the same evening and made a schedule for us for the next few days. He was patient and worked with our schedules. Eric drove us by various neighborhoods he had shortlisted for us to help us get a feel for what we would like in a community. He would readily pitch in with his thoughts when we had questions about either the construction or the neighborhoods or anything else. What we liked most about Eric was that he was never pushy during the whole process, never in a hurry to get us to close on a property, yet gave us valuable advice on the homes.
