Eric Bramlett
Eric sold my mother's house in late 2014 and I dealt with him through the whole transaction. Her house wasn't in very good shape, but he helped us find a price that made it sell quickly while we were still able to get a good price. The buyer wanted a bunch of repairs, but Eric explained that we'd already accounted for that in the price, and we didn't have to fix anything or pay for any repairs. Eric knows central Austin very well and is pleasant to work with . He and his assistant Bailey were always available by phone or text. They are very good at communicating and answering all questions and concerns. I gave Eric 5 stars because he's good at what he does and cares about his clients.
Eric is the best! He sold me my first house in 2005 and we've stayed in touch ever since. Any time I have a question about home repair, home improvements, or anything to do with real estate, I talk with him and he gives me great advice. I took a job in 2012 in Houston and talked with Eric about keeping the house as an investment or selling it and decided to hold onto it as an investment. Eric is great because he gave me honest advice, rather than trying to get me to sell the house since he would get a bigger commission. He helped me rent my house out and we had a tenant in less than a week. I manage the property myself and call Eric when I have questions about how to handle the tenant or anything else. I wanted to sell the house this summer but after some more great advice from Eric we decided to lease it again and to keep it as an investment. He again helped me rent the house out and was able to do it within 3 days and for 2 years! I'm buying a house in Houston and he's been giving me good advice for that purchase, even though he's not making any money on the deal. He's the best realtor I've ever met and would and have recommended him to everyone I know.
Today I closed on the sale of my house, and everything went better/ faster than I expected, thanks to the expertise of Eric Bramlett. The thought of selling my home really had me stressed, but right away Eric reassured me that the market in my area was very strong and selling would be relatively easy. During his initial consultation, he laid out suggestions for a higher return on investment and all the things I could / should do to prepare for listing. This included referrals to reputable remodeling contractors and a staging professional. It was a lot of work to do, to prep the house, but in the end it was totally worth it and I'm glad I did it all. His strategy for a list date was very helpful and attainable. Eric studies housing market numbers like no other, so I completely trust his judgement, and it paid off. My house was listed on a Wednesday, and by Sunday I had two offers for well over asking price! I highly recommend Eric and his agency to anyone in search of a top notch realtor.
I moved here with my family 10 years ago from Ireland, I am so grateful I met Eric. I bought two investment property with Eric's help. Eric was invaluable to me helping get tenants and vetting them to make sure I got the right ones. He is a wealth of knowledge not only with real estate but his list of "fix it" guys for any problem that might occur in renal properties. This was a huge bonus to me, especially since I moved from over seas and were not familiar with the area. Since then I have sold my properties and once again his professionalism and expertise got my properties sold in a very timely manor. I will never use anyone else to buy or sell a house in Austin. As we have previously bought and sold number of homes, we are convinced that Eric Bramlett, is one of the the best Realestate Brokers/Agent in Austin and TX. He is honest, extremely knowledgable; very professional yet personable; keeps his clients informed at all times, maximizes the use of available technology for marketing purposes (which is vital these days) yet most importantly...he is a great Negotiator, who always has his Clients best interest in mind. Every time we had a question or concern during the transaction Eric addressed it immediately and resolved it with knowledge, confidence and reason. It was impressive to watch him list our South Austin home in the middle of September, and deliver us to Closing in the middle of October, masterfully navigating through the various stages of the sale, and always being pro-active, never reactive. The bottom line is that because of Eric's exceptional skills the transaction kept moving forward (when on several occasions it could have gone wrong)...and we got to close timely. Thank you Eric!!!! Eric Bramlett is an incredible realtor. When my wife and I were looking for a realtor to help us relocate from California to Austin, Texas, we were impressed by the quantity and quality of the online reviews for Eric... and let me tell you, they were not incorrect. Eric is very knowledgeable of the entire Austin area, but he was also very accommodating of our timeline and our need to work feverishly to find a home quickly (as it's not easy to go back and forth from CA to Austin multiple homes). So, the result was that within 3 days we viewed at least 30 homes - and then made an offer. Eric navigated the offer and closing process like a true veteran, foreseeing (and avoiding) multiple pitfalls while negotiating very favorably on our behalf with the seller in a pretty strong seller's market. Most importantly, he's a great guy with excellent family values. I could not recommend Eric any higher or with any more enthusiasm.
Eric represented me when I bought my house in Clarksville in the summer of 2012. I met him through friends quite awhile ago and we looked for awhile. Well, we looked for a really long time. We started looking in 2007 and I wasn't sure that the market was the best time to buy. I turned out to be right and am happy that I waited to buy. We looked a little in 2008 but started really looking again in 2010. We put in probably 5 offers and contracted one other house, which I backed out of because it was going to be way more work than I wanted to put into a house. The house I ended up buying is great for me. There's some improvements I can make, but I don't really have to do anything. It's on one of the best streets in the neighborhood. I can't rate Eric's performance highly enough. He's obviously very patient and is absolutely not pushy at all. He knows central Austin extremely well, as we were looking in Clarksville, Tarrytown, Barton Hills, Travis Heights, & Bouldin Creek. When it was time to negotiate, he let me know what to expect & what was reasonable. He helped me through the inspection and through the loan process. Very recently, he's recommended a good a/c guy when my heater went out. I'm more than satisfied with his services. He doesn't really seem like a salesperson at all, but more like he's just helping me through the transaction.
Eric did an amazing job helping us through the process of buying our perfect home. We were searching for our first home. He blew us away with his expertise on Austin's housing market, his friendliness, his extreme patience (lots of it, since we changed our minds quite a bit initially) and, what I valued most, his experience. He understood what we wanted and worked hard to assist us in any way he could. He walked us through the entire buying process, turning a potentially painful process to a fun learning experience. We just sold a house with Eric as our broker/agent at the end of March. The house had some problems and Eric had some great suggestions and solutions. He always made us feel like we were his only clients. He took a lot of responsibility in getting some big projects completed and gave the house the same attention as if it was his own. If you are looking for a Real Estate Agent in the Austin area you can look no further. Eric and his team have gone above and beyone to help us purchase our first home. My wife and I are relocating from SF Bay Area to Austin and he has helped us out every step of the way. He did not pressure us whatsoever or try and sell us on any property, he was very candid and made sure we were comfortable with our purchase. To show what kind of standup guy Eric is, we were driving from one house to another and there was a HUGE turtle in the middle of a busy street. He pulled over, stopped traffic, and moved the turtle to safety! What more could you want from a real estate agent! LOL
Eric has represented me as both a buyer & seller. He sold me an investment property in Austin in 2007. He was awesome to work with throughout the transaction, knows a ton about Austin, and just real estate in general. In January 2014, I decided I wanted to sell the property to free up some cash. Since Eric was great to work with on the purchase, there wasn't any question I'd use him to sell the house. We went over pricing for a bit, looked at the market, etc and then came up with price. Eric spent a week or so getting everything ready and we had it on the market. Long story short, we had a cash offer in less than a week. After the property was under contract, the Seahawks beat the Saints and were headed to Jersey for the Super Bowl (I'm from Seattle and live in Seattle.) Eric was able to get the property to close a week ahead of time, so that I had great seats for the game. Since I've worked with Eric on both a purchase and a sale, I can say with confidence that you won't find a better agent in Austin. He's fantastic and you should hire him immediately. He's also a great guy.

Eric and his staff wasted no time getting my home staged, listed and now rented in under one month after being on the market for 6 months with another Realtor ! Eric and his staff provided me with daily updates on showings, feedback and foot traffic which only tells me he advertised my property in every way possible. Eric had value-additive input on all these neighborhoods. Being an Engineer I can really appreciate how data driven he is and can help even a layman understand what the numbers say. Both Eric and Bailey understood our target neighborhood really well and helped us narrow down houses even before we went to take a look. This insight really helped us come up with a competitive price when we made the offer on the house we liked and kept us informed throughout the process. Being in the construction industry I was mindful of ideal locations to invest in and didn't need to bother with numbers. Eric is a fantastic real estate broker. He's extremely knowledgeable of the market, and very patient. Eric has been helping me with an Austin purchase for over two years now. I'm making the purchase from DC, so it can be stressful, especially in a fast market like Austin's. We had a property under contract about 6 months ago, but it didn't work out, as there were just too many items that came up on the inspection. The whole time, Eric was very supportive, and didn't pressure me to go through with the deal. Since I've been looking for so long, I've gotten to know the different neighborhoods in central and east Austin very well, and Eric was the primary reason why that's happened. The only downside to looking for so long is that the market changes, but Eric keeps me up to date with the market trends, so I always feel like I know what's going on. I really look forward to finally finding the right house, and I feel very fortunate to have Eric help me through the process. I highly recommend him to anyone who needs help buying or selling a house in Austin.
