Thanks so much for the email. David was incredible to work with. His knowledge of the market, as well as the nuances of the buying process, were invaluable. I could go on and on about how great David was to work with, but I think the highest praise I can give him is to refer him whenever I know someone is buying or selling a home. When it comes time for us to sell and buy again, I will absolutely be using David again.

We had the pleasure of working with Martha for the purchase of our house in the North Austin area. We saw a lot of houses over a period of a couple of months. She was always patient, responsive, and thorough in her preparation before seeing a property. She also always pointed out any deficiences/damage in the property which was very helpful. Seth is friendly, honest, well-informed, and gets things done! I settled on my house a week and a half from the day I first met him in person. He has many years of realtor experience, which shows in his honest and to-the-point comments about the house you are checking out; he will tell you both the good and the bad. He is always ready to oblige you with answers to any realtor related questions. Although, my personal experience with buying my house was a breeze, Seth will not rush you into getting something you don't like, but will also impress urgency when appropriate. His excellent negotiating skills arise from his courteous demeanor combined with years of experience and behind-the-scenes hard work. A big shout-out to the other people in his team as well. You will not be disappointed if you happen to cross paths with him; it is as if you would have hit a goldberg ;)

My family was put in an awkward position by our landlord and needed to find a new home quickly. With Seth's help we found, purchased and moved into a new home we purchased in under a month. Hopefully others won't need to be in the hurry we were, but I feel Seth and his contacts for lending etc. made it possible. We were on the same page and communication was quick and easy throughout the process. While we were in a hurry we didn't have to settle on a home or price we weren't happy with. We also leaned on Seth's knowledge of other skilled parties for the home inspection, a roofing contractor, and general contractor, and have already recommended Seth to others.

Seth helped us with the search for a home/lot in the Austin area. We had a significant number of criteria re what we were looking for and he was patient with us during the search. Using his local knowledge, he was able to help us find our dream house in River Place! We would highly recommend him if you are looking to buy/sell a home in the Austin area.

My husband & I recently closed on an SFH in Austin. Being first-time long-distance investors, especially in a very hot and fast-changing market like Austin, is not easy. However, working with David helped us a lot from start to finish. Here are a few highlights, I hope this helps people make the right choice and pick David.

• From day 1, David provided us all the comparables on recent sales and rents. Instead of just pushing the numbers on us, he always provided a brief summary about the area and gave us some local insights. Given that we were remote, this was extremely useful when comparing properties and determining bid prices.
• During the offer phases, David was clear on all aspects of the offer, patiently walked us through pros and con's and helped write really strong offers that we felt comfortable with.
• Eventually, when our offer got accepted, there were multiple delicate situations that David handled masterfully. In this crazy hot market, he was able to negotiate a new roof and a price reduction for us. He led all these conversations and proactively kept us in the loop, which was great - given how busy everyone is.
• He provided us solid referrals for inspection, insurance and offered so many invaluable tips along the way.

Overall, David is calm, very graceful in handling delicate situations, knows his stuff (to the point and no fluff - great for busy people like us!), and earned our trust in a short period of time. David Ivy at Realty Austin is a fantastic Realtor and excellent to work with. As a first-time homebuyer and "house-hacker," I had a lot to learn and numerous questions along the way. David Ivy at Realty Austin deserves well over five stars! As a first-time homebuyer, I needed someone with experience in Austin's insanely competitive real estate market. David was incredibly attentive and took the time to describe every transaction aspect from start to finish.

I actually met David through the Bigger Pockets forums about a year before I made my first purchase. I was looking for someone in the Austin market that had experience with multifamily real estate investments, and he stood out.

He helped me prepare in the months leading up to the transaction by recommending lenders that could work with my specific financial situation. (Being in a new sales role sometime makes it difficult to get a loan without a long history of success.) After that, we discussed my goals, what to expect in this market, and potential pitfalls to look out for. Once we were prepared, we started looking at the MLS for properties that met my criteria.

Once I was ready to make an offer, he walked me through the contract and advised on several different strategies I could take to make my offers stand out. AND IT WORKED! My offer was chosen out of a multiple offer situation, and I should say that it was not the highest offer in terms of the purchase price.

While under contract, David advised me every step of the way. He was always so responsive and gave me honest feedback about any potential risks associated with the contract terms. At the end of the day, you want someone to represent you in the Real estate transaction that you can trust to have your best interests in mind. I trusted David, and he helped me find a sweetheart deal and execute. 10 stars out of 5!

David Ivy was great to work with! I was a first time home buyer looking for a property to fix up and rent out in a few years. I want to immediately say David went above and beyond what we could have expected. We started looking for an investment property in Austin about a year ago, beginning with condos near downtown. At the time, none of us were local, and David went above and beyond to help us understand the Austin market. He gave us great insight into different options and locations. He provided great service by doing video tours for us, as well. We had an accepted offer on a condo, but in the end, we had to withdrawal due to lack of rental permits in that condo association. The most impressive part of our experience with David was over the past couple of months. We were up against over a dozen offers, some cash. David was able to use his feel and expertise to craft the right offer, approach the seller in the right way, and convince the seller of how smooth the process would be with his team. I thought we had no chance when I heard how many offers there were and that we weren't the highest. Acquiring this property was a surprise, and we owe many our good fortunes to David's approach and network. We have been in business since 2012 and are confident in saying that he has been the best agent we have had. We are excited to work with him again as soon as possible.
