I believe we contacted David shortly before the July 4th weekend. We found a couple of homes to look at, and David made himself available to us that weekend. Over the next few weekends, he showed us homes. He always pulled together info for us prior to viewing the listings. He always answered our texts and emails promptly. Prior to our purchase, he helped us make an offer on a different property on a Sunday afternoon to meet the deadline. Our offer for this home was also done on a Sunday. After the appraisal came back $10,000 less, he was able to lower our offer by that amount. He also took the time to meet me at the house prior to closing to take measurements for flooring. After a great deal of research and many interviews, my wife and I recently selected David Ivy as our buyer's agent. David was an excellent listener and clearly very good at his job. David was outstanding to work with, very helpful and insightful, and ultimately very effective in securing my investment under very challenging market conditions. I am a first-time home-buyer and new overall to real-estate investing. In my search, I reached out to multiple agents in a couple of different metro areas. David was upfront and straightforward about my prospects in the Austin market, and I ended up deciding to look for a property in Austin, not just because it aligned well with my investment needs, but also in part because David seemed like the most trustworthy of the agents I spoke with.
I was not wrong in that impression. Throughout the process, David went out of his way to explain the process and my options in detail and offer insightful advice. In a market situation of decreasing options and increasing competitiveness for offers, he recognized a good option when he saw it and helped me secure it. Seth is very efficient, helpful and great in his job!! He not only does sit with you to figure out your requirements first but also provides suggestions which you may not be aware of initially. He is very patient in showing you homes and shows you great homes that fits your budget and requirements. Apart from that he has helped us immensely by providing suggestions in upgrading your home as well as finding a good lender. Seth is amazing. Three things to highlight in particular are 1) His knowledge 2) His negotiation skills 3) His ability to manage well...me. Regarding his knowledge, he's been in the business for a while and there wasn't a single nuance or question that he didn't have an answer or solution for. 2) We worked with a new home builder which typically and by reputation rarely budge on pricing. Somehow, Seth was able to negotiate a discount as well as secure additional elements and "throw-ins" for us. 3) I'm an emotional buyer / seller and we knew this going in. Throughout the process of having to sell our one house so we could be in the next, I was a nervous wreck and Seth wisely navigated that aspect and not only put my mind at ease but also secured an incredible offer on our sale.
Seth is friendly, honest, well-informed, and gets things done! I settled on my house a week and a half from the day I first met him in person. He has many years of realtor experience, which shows in his honest and to-the-point comments about the house you are checking out; he will tell you both the good and the bad. He is always ready to oblige you with answers to any realtor related questions. Although, my personal experience with buying my house was a breeze, Seth will not rush you into getting something you don't like, but will also impress urgency when appropriate. My family was put in an awkward position by our landlord and needed to find a new home quickly. With Seth's help we found, purchased and moved into a new home we purchased in under a month. Hopefully others won't need to be in the hurry we were, but I feel Seth and his contacts for lending etc. made it possible. We were on the same page and communication was quick and easy throughout the process. While we were in a hurry we didn't have to settle on a home or price we weren't happy with. We also leaned on Seth's knowledge of other skilled parties for the home inspection, a roofing contractor, and general contractor, and have already recommended Seth to others.

My husband & I recently closed on an SFH in Austin. Being first-time long-distance investors, especially in a very hot and fast-changing market like Austin, is not easy. However, working with David helped us a lot from start to finish. Here are a few highlights, I hope this helps people make the right choice and pick David.
- From day 1, David provided us all the comparables on recent sales and rents. Instead of just pushing the numbers on us, he always provided a brief summary about the area and gave us some local insights. Given that we were remote, this was extremely useful when comparing properties and determining bid prices.
- During the offer phases, David was clear on all aspects of the offer, patiently walked us through pros and con's and helped write really strong offers that we felt comfortable with.
- Eventually, when our offer got accepted, there were multiple delicate situations that David handled masterfully. In this crazy hot market, he was able to negotiate a new roof and a price reduction for us. He led all these conversations and proactively kept us in the loop, which was great - given how busy everyone is.
- He provided us solid referrals for inspection, insurance and offered so many invaluable tips along the way.
Overall, David is calm, very graceful in handling delicate situations, knows his stuff (to the point and no fluff - great for busy people like us!), and earned our trust in a short period of time.
