David Ivy at Realty Austin deserves well over five stars! As a first-time homebuyer, I needed someone with experience in Austin's insanely competitive real estate market. David was incredibly attentive and took the time to describe every transaction aspect from start to finish.

I actually met David through the Bigger Pockets forums about a year before I made my first purchase. I was looking for someone in the Austin market that had experience with multifamily real estate investments, and he stood out.

He helped me prepare in the months leading up to the transaction by recommending lenders that could work with my specific financial situation. (Being in a new sales role sometime makes it difficult to get a loan without a long history of success.) After that, we discussed my goals, what to expect in this market, and potential pitfalls to look out for. Once we were prepared, we started looking at the MLS for properties that met my criteria.

Once I was ready to make an offer, he walked me through the contract and advised on several different strategies I could take to make my offers stand out. AND IT WORKED! My offer was chosen out of a multiple offer situation, and I should say that it was not the highest offer in terms of the purchase price.

While under contract, David advised me every step of the way. He was always so responsive and gave me honest feedback about any potential risks associated with the contract terms. At the end of the day, you want someone to represent you in the Real estate transaction that you can trust to have your best interests in mind. I trusted David, and he helped me find a sweetheart deal and execute. 10 stars out of 5!

David Ivy was great to work with! I was a first time home buyer looking for a property to fix up and rent out in a few years. David was very educational when needed. He advocated on my behalf when needed and kept in constant communicated with me. If I were buying another house, I’d call him immediately for representation. No complaints.

I want to immediately say David went above and beyond what we could have expected. We started looking for an investment property in Austin about a year ago, beginning with condos near downtown. At the time, none of us were local, and David went above and beyond to help us understand the Austin market. He gave us great insight into different options and locations. He provided great service by doing video tours for us, as well. We had an accepted offer on a condo, but in the end, we had to withdrawal due to lack of rental permits in that condo association. David showed understanding and support in those decisions, which was very appreciated.

Over the next year, David continued communication with us and his system provided daily updates, and he also personally reached out to us when something particular would suit us. He was extremely patient with us as we changed strategies. We were trying to find a plan that would work in this competitive market, and he showed a lot of understanding. We appreciate his sticking with us through this entire time.

The most impressive part of our experience with David was over the past couple of months. We were up against over a dozen offers, some cash. David was able to use his feel and expertise to craft the right offer, approach the seller in the right way, and convince the seller of how smooth the process would be with his team. I thought we had no chance when I heard how many offers there were and that we weren't the highest. Acquiring this property was a surprise, and we owe many our good fortunes to David's approach and network. We have been in business since 2012 and are confident in saying that he has been the best agent we have had. We are excited to work with him again as soon as possible.
